About this property

Le Pré Blanc - CHANGE - Gîte

Charming authentic traditional 18th century character residence, carefully restored to the highest standards, nestled in a "balcony" and "panoramic belvedere", on an east-facing hillside, adjoining the owners' elegant "maison de maître" dating from 1900, which they regularly occupy (second home). Peace and quiet, on the edge of a lane, nestled in the heart of a picturesque, peaceful, little Burgundian hamlet, perfectly preserved, backed by a hill, in the heart of the vineyards, on the first foothills of the nearby Mont Rome (highest point renowned for its exceptional panoramic view extending from the Saône to the Autunois), overlooking the verdant Cozanne valley. Splendid preserved setting of gentle mountains, mixing bucolic vineyards, hedged meadows and forests. Magnificent panorama and landscapes from the site. Spacious, very comfortable gîte. Huge charm and character. A warm, "country chic" feel, blending tradition and modernity, enhanced by the soul of the original building (imposing wooden ceilings with beams, marble and stone fireplace mantels, and period structural elements). Ultra-cozy and cozy. The exotic atmosphere of an old rural residence, worthy of a cozy "family home." A vast gravel courtyard nestled at the rear of the house (patio area with ping-pong and a natural pétanque court) leads to the owners' large, sloping natural grounds with a fruit orchard (apple, plum, and peach trees; fruit picking possible). Composition: Semi-detached village house adjoining the owners' second home (complete independence). Fiber optic Wi-Fi. Oil-fired central heating. Ground floor: living room-kitchen-lounge, TV lounge, bathroom (shower). Raised ground floor: Separate toilet. 1st floor: 4 bedrooms (3 with 1 double bed 140x190cm / 2 single beds 90x190cm), bathroom (bath + shower), separate toilet. Courtyard-terrace + private bicycle storage. Shared garden (5000m²). Public parking on the street. Amenities & supermarket 3 km. Splendid landscaped setting nestled in the heart of the wine-growing countryside, on the border of the Côte d'Or, in the very heart of the world-renowned vineyards of the Hautes Côtes de Beaune & Côtes de Beaune, at the crossroads of the Maranges & Couchois (Côtes Chalonnaises)! Elegant "charming cottage" nestled in a charming authentic traditional 18th century character house carefully restored according to the rules of the art, located in a quiet and picturesque little hamlet perched "on a balcony", 3 km from the charming medieval and commercial town of Nolay (many amenities and leisure facilities on site, including a supermarket and a lake equipped for swimming). The surrounding vineyards are peaceful and gently rolling, with numerous marked footpaths interspersed with a rich network of "green walks" winding through vineyards and open countryside (perfect for relaxing walks or mountain bike rides), nestled in the heart of the bucolic Cozanne Valley, between vineyard slopes, verdant meadow valleys and wooded hills. Prime location, 1 km from the GRP "Au Fil des Vignobles et Vallées", 1.5 km from the Green Route "du Morvan aux Vignobles" adjoining the "Cycloroute71" (Tour de Saône-et-Loire by bike), 2.5 km from the Green Route "La Voie des Vignes" (36 km route among the vineyards of the great Burgundy wines, the most eminent in the world), 2 km from the GR7, 2.5 km from the GR137, 8 km from the EuroVélo6 cycle route adjoining the "Tour de Bourgogne à Vélos" along the famous Canal du Centre (2 river marinas accessible within a radius of about fifteen km) & 14 km from the Green Route "Voie des Étangs", very close to the circuit of Romanesque churches, the "Route des Grands Vins" & the illustrious "Route des Grands Crus" (crossing the legendary wine-growing villages of Puligny-Montrachet, Pommard, Meursault, etc.). Ultra-privileged location, at the crossroads of the magnificent territories of Pays Beaunois, Autunois and Morvan (& its Natural Park). Ideal for exploring several departments: 9 km from the spa town of Santenay (casino on site), 10 km from the medieval village of Couches (exceptional 13th century castle of Margaret of Burgundy, Queen of France), 14 km from Chagny, 23 km from Beaune, 31 km from the departure station of the "Vélorail du Morvan" (22 km of unusual nature walks), 31 km from Autun ("Town of Art and History", rich in inestimable heritage covering more than 2000 years of human presence), 29 km from Le Creusot (Combes amusement park / Creusot TGV station 31 km away), 35 km from Chalon-sur-Saône (labeled "Town of Art and History") & 55 km from the famous Gallo-Roman archaeological site of Bibracte labeled "Grand Site de France". A comfortable "cocoon", full of charm and serenity, to recharge your batteries as a "mini tribe" in the heart of the vineyards!
