The front 2 Story house makes up 80% of this property. This newly renovated home has the living room and kitchen area just inside the deck on the 2nd level allowing for unobstructed views of the beach while people-watching bypassers on the strand out front. Also located on the 2nd Level is a full bathroom and 3rd Bedroom while the other 2 bedrooms are found on the 1sr floor, details below.

Bedroom 1 - 1st Floor Master Suite with King-sized bed, en-suite bath, walk-in closet, direct access to the patio, and AMAZING VIEWS.
Bedroom 2 - 1st Floor (2) Single Beds + ensuite Bath with tub/shower combo.
Bedroom 3 - 2nd Floor Queen Bed, utilizes 2nd-floor Hallway Bathroom.

Located directly outside the Master Bedroom is the ground-level patio equipped with a Propane BBQ, Full Patio Set, and GAS FIREPIT!

The rear home is a completely separate apartment. This unit sits above our garage on the 2nd floor, stairs are required to access this unit. This stand-alone unit has everything you need from a fully equipped kitchen, 4 chair dining area, living room with a smart TV, and an attached Patio and BBQ facing the alley.

Located on 4th Street just a quick walk from the Balboa Pier, Fun Zone, & Ferry with Volleyball Courts and firepits directly in front you are never more than a few minutes away from the action! From our home, you can safely walk or ride bikes anywhere on the peninsula. With more than 30+ restaurants & bars, shops, boat/jet ski rentals, etc. within a 2-15 minute walk, you will always have something exciting to do.

For those of you seeking a Daytime adventure, the Catalina Express, Whale Watching Tours, and Sailing Adventures all depart from across the Street.

For those of you with kids, Balboa Zunzone is just across the street on the bay making this home an ideal location for families.

For those of you wanting to Shop, you can hop on the Balboa Island Ferry and catch a quick taxi up the Hill to the Shops at Fashion Island.

-Tenants will be held responsible for any/all penalties and fines incurred during their stay as well as loss of rental revenue resulting from the suspension or revocation of the Property City Lodging Permit.

-This is a Two Story Duplex Home. Two Story 3 Bed/3 Bath Oceanfacing Home with a 2 Bed/1 Bath Apt Upstairs over the garage.
- 4 Car Tandem Garage, (2 Deep) Truck/SUV Permitted
-Crib/Pack n' Play & High Chair must be requested prior to your stay.
-Firepit must not be left unattended while ignited.
- City of Newport Beach Quiet Hours 10pm - 7am.
-No Patio Access after 10pm

PETS

This property accepts one (1) pet with a fee of $399 plus tax and applicable fees. These fees will be charged AFTER your reservation has been created and is NOT included in the original reservation price. All pets must be disclosed at the time of booking. Please note, not all breeds will be permitted on property and will be subject to the discretion of the property manager. Pets are not to be left unattended at any time. Should your pet become a nuisance due to excess barking and/or cause a threat/harm to other residents or guests, we will ask that you remove the pet from the property immediately or cancel your reservation without a refund of any kind. All potty accidents must be reported to the property manager immediately. Additional charges may be applied to cover the costs of repairs or damages caused by any pet.
