This fabulous canal-front home has all the important vacation features, and a few extras you didn’t know you needed until now. Enjoy the screened-in porch, perfect for morning coffee, evening wind-downs, avoiding mosquitoes, or quietly judging people who forgot to bring snacks. Step outside to the in-ground cocktail pool, designed for maximum relaxation and minimum productivity. Warning: side effects may include loss of track of time, extended floating sessions, and suddenly deciding you should probably live here permanently.
There is also an upper-level uncovered deck overlooking the canal and bay, ideal for sunset watching, fresh air, and pretending you’ll “just sit for five minutes” before three hours mysteriously disappear watching boats turn around in the Bay.
For the fishing enthusiasts (or the “I’m just here for the vibes” group), there is a fish cleaning area, so you can keep the adventure outside where it belongs. Just make sure to have a fishing license if you are over 16 years old. Apparently, “young at heart” is not considered a legal exemption by the warden. Believe me, I tried it.
Outside, you can park your boat right at the dock because nothing says vacation like stepping off land and immediately questioning your boating skills in the best possible way. There is no boat lift, but tying up to the dock is easy.
Inside, the home offers spacious living areas, granite countertops, and stainless Jenn Air appliances, so you can cook like a chef if you push the knob down first or reheat leftovers like a very confident chef.
********* Parking Instructions The circular driveway makes it easy to enter and exit the property. You can fit about 3 cars comfortably. Please do not park on the street, the association has strong opinions about that.
Low riders should proceed with caution when leaving the driveway… unless your goal is to help resurface the road on your way out. The driveway and low-clearance vehicles are not always best friends.
********* Wi-Fi Information Let’s answer the most important question first, especially if children are present: the Wi-Fi password, which will likely be asked before anything else (including where the bathroom is).
There is a sign in front of the TV in the living room, but if you somehow miss it, the password is: “absurdwhale448” Do not blame me. That password came with the modem. I did not create it, and honestly, I’m a little concerned about the whale myself.
********* Bedrooms After entering the house, you’ll find the main bedroom downstairs. It’s the largest room with its own “hers and hers” closets and bathroom, including a separate bidet for guests who enjoy a more international bathroom experience. Why it is located so far from the toilet remains one of the home’s great architectural mysteries… and unfortunately not one we designed.
Naturally, the person who paid for the trip gets first pick. We believe this is a universal vacation law.
Upstairs you’ll find two additional bedrooms for guests who are still on speaking terms with stairs.
• The bedroom to the right has a queen bed, a balcony overlooking the bay, and a couch in the office area that turns into a single bed. Perfect for coffee, relaxing, or pretending you live here full time.
• The bedroom to the left has two twin beds, perfect for children, friends, or couples who believe space is a form of love after a long day.
********* Bathroom Locations Besides the main bathroom and the upstairs bathroom between the bedrooms, there is also a hall bathroom located right behind the bar area.
No need to wander far and risk missing the party or possibly the gossip. No worries, the light comes on automatically, which feels especially appropriate considering its location behind the bar.
********* Door Locks to Patio The exterior door locks are high-security locks, which is a polite way of saying even we occasionally forget how they work. For now: • Push the handle UP (not down) • Then turn the lock knob to lock or unlock. If it feels backwards, that’s because it probably is.
********* Stove Instructions If you decide to cook during your vacation instead of surviving entirely on restaurants and DoorDash, please remember: You must slightly push the stove knob DOWN before turning it. The stove will not work unless pushed DOWN first. Apparently, it does not trust strangers.
********* Grill & Outdoor Rules Unfortunately, as usual, one person ruined it for everyone else.
After a previous guest decided the deck itself was an excellent grill and successfully barbequed several deck boards, we no longer provide a grill.
Some guests bring their own, which is fine, just please be careful. Deck boards do not make good charcoal, and the food does not improve with wood seasoning.
********* TV & Streaming Instructions There are several remote controls on the table. Good luck. Seriously.
Keep pressing buttons and eventually something will happen, usually not what you expected. We are still trying to figure it out ourselves.
Just remember to log out of streaming accounts if you don’t want to share your subscriptions with future guests
********* Air Conditioning There are two AC units in the house, and the upstairs unit is brand new. Please keep doors closed while the AC is running. The house takes a while to cool down, and the AC will start working overtime… and unfortunately, she has already informed us she expects overtime pay.
********* Towels & Sand Please do not put sandy towels into the washer or dryer. Shake them outside first.
The washer gears are extremely allergic to sand.
Extra towels are located in both downstairs and upstairs closets.
********* Pet Rules (Important) Pets are allowed on a case-by-case basis and must be pre-approved. We love animals, but we also like to make sure they are not planning to redecorate the house, the dock, or the furniture.
Pets are welcome and loved. However: • No pets in the pool. Our lab once treated the pool like it was his personal Olympics training facility. The pool filter is still emotionally recovering. • Wet pets must be dried before entering the house. Wet dog + furniture = a smell that tends to extend its stay longer than the guest. • Pets are not allowed on beds. Some guests are allergic, and the maid charges extra for “fur confetti” removal. • Please pick up after your pets. The yard is fenced, which is great for pets and unfortunately also great for hiding “surprises” for the next guest.
We love pets, but we also love the next guests having a nose-based positive experience and will not be happy stepping on landmines.
********* Deck Ladder & Water Equipment The deck ladder is meant to enjoy the water, not become a permanent resident of it. • Please remove it from the water after use • Barnacles attach quickly and do not pay rent • Once attached, they become sharp little tenants nobody invited If it goes in the water, it should eventually come back out of the water too.
********* Trash Pickup Details Extra garbage bags are located under the kitchen sink. Please place trash inside the outdoor bins and close the lids. Do not listen to the raccoons — they are clever, organized, and highly motivated. We suspect they may have union representation. If you would like to recycle: • Green bin = recyclables • Blue bin = household garbage The maid places bins near the road on Mondays. If you are staying on a Monday, please move the blue bin to the curb. The green recycling bin is picked up every other Monday.
Inside the house, please place trash in the pull-out bin to the LEFT of the sink. Pull the tray out first before attempting any advanced basketball-style trash dumping.
******* A Few Friendly Reminders Before Checkout Checkout time is 11:00 AM. If you need a late checkout and there is no same-day arrival, just ask and we’ll try to accommodate. No need for the maid to discover anyone mid-dream or mid–“just five more minutes.” Before leaving, please: • Double-check for phones, chargers, clothing, children, and spouses. Future guests may not appreciate surprise roommates. • Place Garbage in the bins and Pick up after pets (the raccoons are watching) • Report anything broken or acting like a haunted pirate ship Most importantly, hope you had a relaxing time and enjoyed your stay! We enjoyed our stayed and enjoyed the house! It was big enough for 4 of us to stay and the pool was a bonus. The screened porch was very nice. Host was quick to respond.
We absolutely love the house! There was plenty of room for eight of us to sleep comfortably and have plenty of room throughout. The pool was a nice touch too. We spent the evenings out on the top deck by the water. I would definitely rent here again.
The owners were exceptionally receptive & responded quickly throughout all communications. The house was clean & the size was perfect for 5 adults & 2 kids. The neighborhood was nice and safe for riding around & walking dogs. Don’t be misled by negative review, this house was awesome.

THANK YOU so much for taking care of our home line it was yours. The maid could not even tell that anyone was there. She was excited and started washing the sheets. It was an honor to have you and your family as guests in our home.
Stayed for 6 days to relax & enjoy Rockport. House was pretty much as pics showed. Large house & AC worked great! Kitchen had everything you needed to cook . with. Had 2 small dogs & they enjoyed stay. Fish were not biting in canal nor crabs interested. Only a couple minor items we noticed, but Ron responds quickly to answer any questions. Great location & everyone had a good time.
Stay was wonderful! The pool is just the right size to put up a pop up canopy for some shade. Beach is super close and fishing right off the dock was wonderful. The only 2 issues we really had was
1. The washer would get off balance if we washed literally any towels at all, which wasn’t that big of a deal considering there were SO many towels already provided.
2. The pool would gather bugs overnight, but the pool is cozy enough that scooping them out with the net was quick.

Thank you for the kind words. You were right about the washer. They are changing the springs on the washer this Thursday. They were worn out for heavy load usage. The washer and dryer are only 2 years old but I learned my lesson for buying Samsung. lol
As far as the bugs. If the outside light is turned off at night, it will discourage the bugs to show up for the light. I am glad that you guys had a great time.

Our family with both of my brother’s families travel to Rockport often but all together annually every year. It is a time that we truly want to enjoy just being together more than trying to cram multiple activities in. This house has everything you need from the outdoor area and enclosed screen porch in case it rains to kitchen appliances that allow you to make anything you need. House is decorated like home with so many comfortable and beautiful touches that you don’t feel like you are at a rental but staying at a relative’s house! The owner was super responsive when I needed to change my email and was very gracious in all communication from the time we reserved the house until after the weekend occurred.

Enough room - but not clean
We notified Ron upon arrival that the house was not clean, as there was lots of dirt, sticky stuff on the floor, counters were dirty, food in the fridge, the trash was full, restrooms were dirty (counters & toilet), and dog hair on every surface. He tried to get a house cleaner over that evening, and she showed up but said she was going to drop her son off and left, never coming back. We ended up cleaning the house ourselves so we could settle in and enjoy the evening/weekend. A hot tub was also identified in the listing, but there was not one on site. We made the best of it and had a good weekend.

Poorly managed property
Prior to staying the communication with the owner was great. We were told we could check in early because the house should be clean because there was no one staying the night before. We arrived about 1 hour early and would have come back later because it was still being cleaned, but we had 2 kids that were ready to get out of the car. We were putting things upstairs when the housekeeper said she was done. Luckily we noticed a bunch of black dog hair on the comforter upstairs. The carpets throughout the house were dirty! The couch downstairs was worn and practically falling apart. All the carpeting had areas of dog urine on them. Old food including expired items were in the fridge. The toaster oven had foil with food on it inside. Lights in the hallway kept flickering, this was explained later. The dock downstairs was falling apart, nails and wood loose. This made it practically impossible for the kids to enjoy. We had to keep them from that area of the dock.
On the third day we noticed as we were getting ready for dinner that the house was a bit warm downstairs. We attributed it to frequent door openings. That was not the case. After dinner, exhausted and planning on getting ready to leave in the morning, we came back to a 90 degree downstairs. I texted the owner as we tried to figure it out. We started to figure out how to manage all of us upstairs where the AC was working. My son-in-law was able to find the circuit breaker outside. He is an electrician and noticed right away that the wiring was not up to code. As I finally spoke to the owner we let him know the problem with the wiring. He said he didn’t understand what up to code meant. Really!
So that explained the flickering lights inside also.
I would not recommend VRBO to continue a contract with this owner. It is a huge liability.
I did ask the owner for a refund on the final night. There has been no reply. It took till after 2 am to be comfortable downstairs, making our final night miserable.
Most important all the beds were wonderful we all slept great. 2nd the pool looked smaller in picture then what it is we loved it ...the owner was great to communicate with prior,during and after the stay. Very clean and well kept home.
The guys fished off the deck caught a few ..got a nice size crab in the trap.
And of course the area and neighborhood is good . We walked one of the dogs in the neighborhood a few times a day very nice people .
Pretty well everything is supplied ...beach towels, lots of kitchen items for cooking,baking etc

My wife and I are originally from Georgia, and this home in Rockport was supposed to be part of our brilliant retirement plan. We wanted to be close to our children in San Antonio — close enough for family dinners and visits, but far enough that they couldn’t “accidentally” stop by every single day. About a 3.5-hour buffer zone felt just right. As it turns out, life had other plans. Our daughter eventually moved back to Georgia because she decided the Texas heat was trying a little too hard to turn everyone into barbecue. After making the long drive between Texas and Georgia more times than we care to count, we finally admitted that maybe retirement should involve less windshield time. So instead of living here full-time, we decided to share our little Rockport getaway with guests who can enjoy everything we loved about it, the relaxing coastal atmosphere, the water, the fishing, the sunsets, and the slower pace that makes you forget what day it is. We truly enjoy hosting and want guests to feel comfortable, relaxed, and at home during their stay. We’ve tried to create a place where you can unwind, make memories, and maybe even avoid checking your emails for a day or two. If that happens, we consider it a successful vacation.
Why they chose this property
We chose this neighborhood in Rockport because it’s quiet, clean, relaxing, and just feels like vacation the moment you arrive. It also didn’t hurt that George Strait has a house a couple streets over it. We figured if it’s good enough for the King of Country, it’s probably good enough for us too. The fishing is fantastic, the neighbors are friendly, and the biggest traffic jam is usually a golf cart going too slow.
What makes this property unique
What makes this place unique? Probably the fact that guests come for the fishing but end up talking about the pool the most. Our in-ground cocktail pool has become the star of the property. It’s perfect for cooling off without committing to full Olympic-level swimming. You can relax with a drink, float around, and convince yourself that doing absolutely nothing is actually an important vacation activity. Being located in a quiet cul-de-sac on the canal also gives the home a relaxed, tucked-away feel. One of our favorite things is sitting outside and watching boats slowly cruise in, realize they’ve reached the end, turn around, and wave like everyone has known each other for years. It’s the kind of place where people still smile and say hello. What we’ve always loved most is how peaceful and safe the neighborhood feels. In all the time we’ve owned the home, we hardly ever locked the doors while we were there. (We probably should not admit that online… but it says a lot about the area.) The neighbors are wonderful, the streets are quiet, and the atmosphere is more “relax and unwind” than “rush and stress.” The house itself is set up to help people slow down and enjoy the coast, whether that means fishing, boating, grilling outside, relaxing in the screened porch, or simply watching the sunset while pretending you have nowhere else to be. Honestly, after a couple of days here, many guests start checking real estate prices and wondering if they should “accidentally” extend their vacation another week.
