Perfect Lake house right out of central casting. Very cozy and quaint for such a big house. Only reason 4 out of 5 stars is the roof leaked because of ice build up (not owners fault) and only 4 wheel drive vehicles could park in driveway because of steep hill and snow (there was 2 additions spots on street). Would love to stay in summer to see the full property and amenities.
Great location. Could easily walk into town. Good location to view the Fireworks, especially from dock level. Looks of spaces inside house for privacy. Did not use hot tub as snow melt on deck was leaking through. Disappointing. Otherwise, the house was great for our group.

Could be perfect but in serious need of TLC
House was very large and at one time, perfect for a family vacation. Good location, right on water, large kitchen and living room, huge deck, hot tub, parking, and a private dock with all the basic amenities an Adirondack vacation should have. Although it looks like years of neglect have gotten to this property. When paying this price point, roughly $1300 a night — one would expect pristine cleanliness. Silverware and dishes were not clean, mice in the kitchen left presents in all the drawers. Two bedrooms had dirty sheets. All bathrooms were in serious need of cleaning. Hair and grime were in each shower and sink. They advertised a paddle boat but it was no where to be found on premises. Outdoors, 50% of the exterior lights didn’t work and the dock, staircase, and deck had serious safety concerns. It needs time and money put back into property in order to stay at this price point and to keep customers happy.

We have taken the issues mentioned above into serious consideration and are in the process of addressing each concern.
We are aware that more attention to detail is necessary. It is our goal to provide our guests with a beautiful home and "pristine cleanliness". Having traveled extensively throughout the world, we have stayed in varying types of accommodations - everything from a mountain hut to 5-star hotels & resorts. We realize that cleanliness is of utmost importance and we are working with our housekeepers to pay closer attention to details. Our sheets are cleaned professionally and the beds are all changed each clean.
Of the six exterior lights, one bulb was loose and two were unplugged. They have been taken care of.
The paddleboat was damaged beyond repair, so it had to be taken out of the water. It has been removed from our listing. Additionally, we offered 3 canoes & 3 kayaks which are not explicitly mentioned in the listing.
The boards in the dock & deck have been repaired and the entire surface is now being stained.
We do ask our guests to let us know when they arrive and ask if they have any concerns. I did not hear from Phillip on arrival and followed up with a message to him which he did not answer. If some of these issues had been brought to our attention upon arrival, we might have been able to resolve them to make their stay more enjoyable.
My party arrived in winter for Winter Fest. Pros: Great location, an easy walk to town. Our group was big, but we never felt cramped. The kitchen area is big and a magnetic space for gatherings. The table was set beautifully when we arrived, and a bottle of wine awaited us. The beds are comfortable, and the blankets are warm. There is a ton of adjustable lighting, which makes custom lighting (especially at night) really handy and easy. We watched the fireworks in town from the upstairs bedroom, which was really cool. The driveway is steep but wasn't a huge problem for us to navigate. However, if you aren't used to it, it might be a bit tricky. Someone came and cleared the main driveway, which made it much easier. Later, we got some sleds and went sledding down the driveway along the house, which was a lot of fun.Cons: (being picky) In the master bedroom, the dresser was hard to open and had loose knobs. The bathroom had lights that didn't turn on, and the jacuzzi bath jets refused to turn on despite my best efforts. The room grew a bit cold with the door closed overnight (though overall, the house was warm). In the room with the twin bunk beds, there was a chair missing the seat portion, covered with a pillow. In the basement bathroom, the floor was painfully frigid and could be improved with a cushy bath mat.Lastly, it was tricky to set the thermostat when we left. Overall, I would recommend staying here as we had a lovely time. Denise was kind and accommodating.

Thank you for your review, Alfredo. Please know we have taken care of the items you suggested need attention. The chair in the bunk room has been replaced with another. The dresser knob in the master bedroom was in the drawer. We put it back on. We placed a bath rug in the downstairs bathroom. And the master bath light bulb was replaced. We hope to see you again!
Property is large and has lots of space.; The lot has plenty of beautiful trees and overlooks the lake, which is lovely. The house has no AC--not even a portable temporary air conditioner for the upstairs bedroom. The primary bedroom in particular was particularly hot. The owner provided fans but that was not sufficient. We could've stayed in the cooler basement but it had a strong, musty odor and we wanted to king sized bed & en suite bath. So we sweltered. Probably not a problem at all in the winter. Also, the path down to the lake to use the boats and pier was treacherous. Needs updating with some stairs. Deck and pier need to badly to be refinished. Just a little neglected. Might still stay here in Winter but never again for summer.
This is a great 3 bedroom home with open kitchen and eat in dining room and den. Lots of space for our family of 5. Lots of authentic decorations for an upstate lake property from deer antler lights to great chairs of wood. Home is about 30 minutes from Whiteface Ski Resort. Denise is very responsive.
