You'll never want to leave this cozy home nestled on a hillside in the Sunapee Hills Association, across the street from Chalk Pond.
THE PROPERTY:
This home offers two bedrooms upstairs with a queen bed and pack 'n play available in one, and two children's twins in the other. A half bath completes the top floor, which overlooks the vaulted ceiling and exposed beams in the living room below. Downstairs boasts a sunroom with dining area, a kitchen with breakfast bar, and an additional bedroom with two twin beds. A full bath with laundry completes the first floor.
Outside you'll find a large deck with adirondack chairs and a grill overlooking pocket views of the pond. Enjoy a book in the hammock and relish in the quiet sounds of an adjacent brook and conservation land.
Security cameras are located on the exterior of the home.
Please note that while we provide pillows and blankets, we do not provide sheets or towels for your stay.
THE AREA
A quarter mile down the dirt road, you'll find the association beach with swim dock. Kayaks are stowed next to the beach for guest use on quiet 21-acre Chalk Pond. No motorized vehicles are allowed on the pond, making this the perfect place to swim, paddle, and fish. You may even want to send the kids to explore the island and hunt for wild blueberries!
When you're done with the beach, stop by the association playground, tennis courts, basketball hoop, or clubhouse where you'll find ping pong and foosball. If you want to stretch your legs, you can access hiking trails at Sunset Hill, Stoney Brook Wildlife Sanctuary, or the Sunapee-Ragged-Kearsarge-Greenway, all walking distance from the house.
For those who want to explore further afield, the home is located within a ten-minute drive of the Sunapee State Beach and Park, The Fells Resevation and John Hay Estate, and Newbury Harbor. The picturesque city of New London and Colby Sawyer College are within 15 minutes, and Sunapee Harbor with its quaint gift shops and dinner cruise boats is under 20 minutes.

We're a family who loves nature, hiking, skiing, and boating. We bought this house to make memories with our two young sons, and now we're happy to share it for other families to do the same.
Why they chose this property
We fell in love with this region of New Hampshire after renting in the Sunapee Hills Association for two years. Although we looked at houses far and wide in the Sunapee region for five months, it wasn't until this home, right around the corner from our rental, came on the market that we knew we'd found our happy place. During the winter, you can find us chasing our kids down Mount Sunapee with their ski teams or skating on Chalk Pond. During the summer, you can usually find us on or in some body of water - be it Chalk Pond, Lake Sunapee, or the Atlantic Ocean.
What makes this property unique
The Sunapee Hills Association provides all the benefits of a homeowners association. yet somehowl manages to feel like the old summer camp you remember from your youth. You'll never be bored with fishing, hiking, kayaking, swimming, and tennis right out the door. For those who want to explore further afield, rent a boat on Lake Sunapee, explore the John Hay Estate and gardens, or visit Mount Sunapee for a scenic lift ride, lift-serviced mountain biking, or a high ropes challenge course. End the day with a cocktail on the deck or a visit to one of our favorite local ice cream spots. Life is better in New Hampshire.
