Tiny House on Sunset Point - Back Bay

This tiny house on Back Bay offers everything needed for a relaxing and fun vacation - a quiet location with breathtaking sunsets and views of Back Bay, quick access to the beach, and plenty of amenities. The large private deck overlooks the water of Back Bay and is the perfect place to relax in one of the six Adirondack chairs with coffee in the morning or with a drink at night enjoying one of the gorgeous sunsets. Also available is an outdoor dining table under the awning, and a picnic table in the yard. During the day, the beach can be accessed just across the street from the resort entrance and is either a walk, short bike, or golf cart ride away. The resort has two communal pools, a sand volleyball court, a playground, tennis courts, laundry area (fees apply), and a fitness center (availability subject to COVID restrictions) that are all available for use during your stay. There are also two kayaks provided at the tiny house (waiver required) and two bikes for use during your stay.

This tiny house is perfect for couples or a family of four with small children. It can accommodate up to four, but we recommend only two adults due to the size of the tiny house (399 square feet). Also, it should be noted that the loft measures approximately 3 1/2 feet high. *Those planning on sleeping in the loft must be able to maneuver with the low ceilings. *

The tiny house also comes with a golf cart for easy transportation around the resort. **A golf cart Rules and Liability Waiver will be required to be signed prior to guest use.

Prior to booking our tiny house, please read the below. By booking your vacation, you agree that you understand and will adhere to the following:

RESORT RULES
 All lots are privately owned. Please refrain from crossing or entering other lots. You will be trespassing.
 The resort is gated and requires gate tags to enter the resort. Prior to your trip, instructions will be provided for getting the gate tag from the unit owner.
 Only one recreational vehicle is permitted per lot. The presence of ground tents, pop‐up tent, campers, mobile homes, vans or pickup campers are not permitted.
 No parking is permitted on roadways; this presents a safety hazard.
 No overflow parking is permitted on the common area grass, common areas or other owner lots.
 Additional parking is permitted outside the clubhouse. A parking pass must be visible.
 The speed limit within the resort is 9 MPH. This is a strict policy put into place to keep everyone in the community safe. Please always be mindful of children at play, people on foot, and bicyclists.
 Boats may not be tied directly to the bulkhead.*
 Operators of boats and jet skis are required to obey the “No Wake Zone” areas.*
 Children under 12 should be accompanied by an adult.
 Babies in diapers are not permitted in either pool. The use of commercial swim pants or swimmers is permitted. Note: There is no lifeguard on premise. Swim at your own risk.
 Quiet time is 11:00 pm – 8:00 am. This is strictly enforced.
 The City of Virginia Beach does not permit open campfires anywhere on resort property.
 The use of grills is permitted. The use of propane fire pits are permitted if 15 feet from structure on a non‐combustible surface and not blocking a roadway.
 All trash must be bagged, tied up securely, and placed curbside by 10:00 am daily for staff pick up.
 The playground is not a pet relief area. All pet feces must be disposed of in plastic bags and only in the designated green pet waste stations located throughout the resort.
 It is a violation of the Virginia State Health Code to discharge any amount of wastewater or sewer water on the ground.
 Fishing is allowed (with a permit) in all common areas or at your unit. (See resort map)
 You must be 16 years of age or older to drive a golf cart through the resort.8
 Golf carts must be properly marked with the unit/lot number.*
 Only street legal and road ready golf carts are permitted outside of the resort. Police will ticket violators.*
*Note that this property does not provide a boat or golf cart - these rules are being presented for those bringing boats or golf carts on their vacation.

HOUSE RULES
 As our guest, you agree to keep our home in good, clean condition. Upon arrival, you will inspect the property and immediately notify us of any specific issues (cleanliness, damage, repairs, etc.).
 No smoking in the tiny house. If smoking outside, please do not smoke nearby open windows or doors. Cigarette butts should be disposed of properly and not littered on the property.
 Do not burn candles, incense, or have any other type of open flame.
 Lock the door AT ALL TIMES. We want you and your things to be safe.
 No loud music or disturbances, especially past 11:00 p.m.
 No parties or events during your stay.
 As our guest, you agree that the property owner shall not be liable for damages while you enjoy our tiny house. You are responsible for any lost items in the home and the repair of any damage to the home caused by you, your family, or your guests.
