Two splendid vacation properties that can be reserved together. Located in easy-to-get-to Berkeley Springs, WV this estate option is found on 120 acres of beautiful rolling fields and forest. Privacy and outdoors are yours for up to 20 guests. Spacious rooms let you spread out, while also meeting together, and NO BUNK BEDS!

Across the Estate, you will find multiple decks, propane fire-tables, Weber grills, fire pits, theater/media rooms with flat screen TVs, a fitness room, office area, basement with Pool table, Foosball, Ping Pong, electric organ, darts and more. Enjoy a game of corn-hole/bean bag toss or croquet on the lawns.

Experience the walking/hiking trails that wind through the property's meadows and trees. The 4-acre pond/lake is restful and catch-and-release fishing is available.

EV Chargers are available for use at the Barndominium with no extra fees. Level-2 charging capability: one outlet is 30amp and other is 50amp. Bring your own adapter cables.

Nearby is charming Berkeley Springs where a relaxing and quaint weekend may be found while enjoying its many shops and fine restaurants on the main streets. A couple miles south is the magnificent Cacapon State park where a great lodge, golf, horseback riding, and a small lake with beach and paddle boats is available.

Rates and Accommodations: The nightly rate is set for sixteen (16) guests which is less than the “maximum” capacity of the houses. Extra guests can be accommodated with a modest increase to the nightly fee. The “maximum” number of guests is based on typical couples’ usage of bedrooms and pull-out sofa bed(s). Use of additional airbeds, tents, or campers can be discussed.

This is our second year staying on this property [8 years overall in Berkeley Springs]. As always Chris & Company are always accommodating. The property is just the right distance from the town, about 10-15 minute drive. Our favorite spots are Josephine's, Canary Grille, the Naked Olive, Hillbilly Heaven, Berkeley Springs Brewing Co. and Cacapon Mountain Brewing Co.

Great property and location for family vacation

The whole family, everyone from the 9 month old to the 70 year old enjoyed their stay. The property offered something for everyone and no one wanted to leave when the time came. The property manager was friendly and responsive. Highly recommend this property!

Work Retreat

We've been coming to BS's for 6 years now and this is now our favorite place to stay. Plenty to do on the property, so no need to leave once you've arrived. Chris is a great host. If he offers a tour I suggest you take him up on the offer.

Wonderful location for a family reunion

We had a very easy experience booking and checking in into the property. The owners got in touch in advance to share information and also came out to meet us. When we had questions during our stay, they responded quickly. The spacious buildings and grounds kept our group entertained.

Memorial Celebration

Berkeley Ridge was a perfect fit for us to stay for the weekend and host a meal (in the barn) for extended family and friends after a memorial celebration. The entire team was great to work with. Chris's communication was outstanding and his preparations for our event were very much appreciated.

Great Experience

This property was perfect. If anything, the pictures understate how great the house is for a large group. Lots of space for activities and sleeping, a great kitchen, and lots of well thought out details that made it feel like we were at home. I would absolutely come back.

Beautiful Relaxing Stay

There was so much space to accomodate my large group of friends. The views and trails were wonderful and we were provided with everything we needed to feel right at home. Some of our group enjoyed venturing out and changing the local sights while others didn't even feel the need to leave the house to have a good vacation.

Beautiful property!

First time staying at the property. Walking trails, pond, activities at both lodging areas, and oh my what a beautiful property to watch the sunrise and sunset. Bonfire outside at night you can watch the moon come up over the barn - priceless. Very good property and if given the chance we would have our annual family vacation here again! Owners are nice as well and answered all our questions!

Epic Property with plenty of room to spread out. Chris was great attending to any needs that might come up. Well appointed Kitchen when cooking for large group. Everyone enjoyed the space very much. We are already discussing another visit next year. Just awesome!

Family Reunion

This was the perfect location for our family reunion! Not only is the location gorgeous, but the Barndominium was plenty spacious for everyone yet still allowed us all to feel connected. Having both the Barndominium and Heart House, as well as the surrounding yard for campers, gave us ample room for those who wanted to spend the night. Everyone loved it!

Winter getaway for us

5 families were looking to get away for a quick weekend. Had a lot of fun. Very nicely maintained property. Lots of things to do. Only cons are if you are a big group, the second house is a bit far to go back and forth. The House is old but to be expected with respect to the HVAC ducts. Difficult to predict which rooms get very warm or not.

This property is amazing. And it was immaculate. The host thought of everything we might possibly need from bug spray to band aids to a full spice cabinet and extra bags of ice! Highly recommend!

Wonderful Family Reunion

The property is beautiful and very spacious and perfect for large parties. The environment is so relaxing you don't feel like you have a care in the world. The hosts were wonderful and always checking of there was anything they could do to make our stay more enjoyable. And the pond on the property has plenty of fish and the kids enjoyed it immensely. I would recommend it to anyone looking for an escape.

Fantastic 3 night stay for group retreat

My research group members and myself (total 13 people) had a fantastic stay here. Everything was well organized and though of by the owners. We used both houses and including one air bed, all 13 slept well. They also arranged a projector set up for us to hold scientific discussions. The property is huge and really beautiful with lots of deer running around. I will definitely plan to come back here!

Family Reunion

The Barndominium is perfect for a family reunion - open to the outside on 3 sides, spacious, beautiful views, wrap-around porch, grill, fire table, bathroom in the barn, easy access to the kitchen and sitting room - just perfect! In addition to the two bedrooms in the Barndominium, the Heart Hill House has lots of room for those staying overnight - not to mention, the workout room and the game room! Everything was clean and there are lots of thoughtful amenities. The owners and property manager are wonderful to work with and go above and beyond! They even managed to bring us absolutely gorgeous weather!!

Large Family Gathering

Beautiful peaceful stay. We rented both houses to host all of our family that game for my daughter’s graduation party. It was perfect for a large family stay. The main house is beautiful and has a nice screened porch that we enjoyed for morning coffee and late evening conversations. Everyone enjoyed the basement game room too. The Barndo was perfect for the young adults. We enjoyed the corn hole in the garage and had a fire in the firepit too. Aaron was great with communication and answered all questions before and during our stay. 10/10 I would recommend staying here!!

A Perfect Place to Get Away with EVERYONE

We got married at Berkeley Ridge. We booked well over a year in advance. The owners were incredibly communicative and supportive through the whole process. They bent over backwards to help.The property is gorgeous, private, and very, very spacious. Our entire wedding party (including spouses) stayed on site. We spent 4 nights with our favorite people in the whole world and it was magical. No hanging out in hotel rooms or the hotel lobby. Weddings are notoriously stressful and being able to take a break and just be on vacation with all of our closest friends and family made such a difference. The homes are beautifully appointed. Every little detail has been considered by the owners. We could go on and on. If you want to get away with EVERYONE, doesn't matter why, book some nights at Berkeley Ridge. You will not regret it.

Wedding weekend

We were planning on getting married outside in Cacapon State Park but the weather had other ideas. As our guests arrived they all commented on how great the house was. Everyone had their own space and were super comfortable. We had the wedding and food in the garage in the Barndominium. I was still able to have the great view I wanted as the backdrop to the ceremony. A few people suggested we go back to celebrate our one year anniversary. We couldn’t have asked for better accommodations.

We highly recommend renting this Estate.The Estate is gorgeous. The property is well-maintained and beautifully decorated. The beds were comfortable. There were no bunk beds, and this was important to us. We had all the everyday essentials at our fingertips. Aaron, our host, was gracious, hospitable, and informative. We were able to contact him when needed. We had a Board-Staff Retreat for our family peer-run nonprofit organization. The goals were: 1} promoting health and wellness while serving others; and 2} having our Board and staff get to know each other. The Estate was the perfect setting to accomplish these goals. We stayed in both homes. The grounds on which the Estate is located is breathtaking. Activities we enjoyed doing on the property included hiking, watching the sunset, making smores over a fire in the fire pit (which Aaron provided the kindling, tinder, and wood for), playing games such as pool, working on puzzles, and having conversations in a relaxed and comfortable atmosphere. The Estate is located close to Berkeley Springs State Park and Cacapon Resort State Parks, Berkeley Springs town, restaurants, and shops. We enjoyed visiting both parks, especially swimming in a lake at the Cacapon Resort State Park and going to a concert at Berkeley Springs State Park. We enjoyed visiting the town of Berkeley Springs and eating at different restaurants in the area as well. It is a great, quaint relaxing area to visit. We found the perfect place to stay.

Spectacular homes and property -- a dream vacation!

This incredible estate just outside Berkeley Springs exceeded our high expectations in every way. Both homes are pristine, spacious, and oh so comfortable, with so many amenities that we didn't even have time to take advantage of all the available indoor and outdoor activities. And really, just sitting outside and relaxing on the several decks/porches/hillsides is all you need in this setting -- but we had to work that in around hiking, playing pool, ping-pong, foosball, darts, the dozens of board games and puzzles, all thoughtfully provided. The hosts truly thought of everything our large family and group of friends could possibly have needed, and more. And cooking meals for everyone in this well-stocked kitchen was such a pleasure! Truly a perfect setting for a wonderful family reunion. The lovely town of Berkeley Springs is close by, if you need good restaurants or groceries. We'll definitely be back!

Most perfect wedding venue/family vacation? Yes please!!

It is with great content that I write this review. Berkeley Ridge was, without question, one of the very best places I have stayed with friends and family. My wife and I held our Ceremony and Reception there, which, with the help and wonderful foresight of the property manager Chris, truly became a land of dreams. Chris gave us a tour and helped us scope out multiple ideal spots for the ceremony. Some locations showed their splendor in the morning, while others were reserved for evening magic. It’s no exaggeration to say that everyone was breathless after taking in the scenic view from the top of the hill. Our families were able to stay in both houses (mixed up for maximum bonding) and created lasting memories together. We’ll always remember our young nieces and nephews picking wildflowers for a bouquet, and the joy everyone shared while fishing by the pond. The hospitality, cleanliness, amenities, and location are unmatched and will live on in our memories of this day. We’ll absolutely be booking it again in the future and highly recommend it to anyone seeking an enchanting vacation or wedding venue.

Aaron and Jennifer with their son had the good fortune to be able to purchase the larger property from a couple that had owned it since the early 1970s. They wanted a place to visit on the weekends away from the city and that they could share with others; family, friends, and even some Boy Scout units that camp on the property. One of their joys is being able to share the experience with others and to be good stewards of the land.

Why they chose this property

This has been our place to relax and regroup since purchasing it in 2013.

The homes are a blend of old and new. An original barn was failing and was replaced with the exceptional post-frame building by Conestoga Buildings. We rebuilt on the same location, just a bit larger and a whole lot more comfortable. We have hosted folks here including Scout troops to enjoy the property. The Heart Hill House has been expanded greatly from its 1912 origins as a country farm house.

The location is an easy access from metropolitan areas: Less than 2 hours travel from several major cities (Baltimore or Washington DC regions) on easy roads, our well-maintained gravel road leads to 120+ acres of grassy fields and forests.
