We had a wonderful time. Even though it rained like no tomorrow we were still high and dry. The only thing I would say is it needs a real deep cleaning. It was clean to the look, it does need some personal attention to it.
We really enjoyed our stay. The property was perfect. The amenities were wonderful. The hot tub was enjoyed nightly in addition to a bon fire! The property managers and owners were reachable and prompt. We can’t wait to come back.
This is our 2nd stay and enjoyed it as much as the first. Property management responded immediately when we had questions or issues. Great location between Helen and Blue Ridge. Great price for those who want to enjoy the mountains and only need a small place to sleep and shower.
It was only a 10-15 drive to the grocery or local restaurants, yet completely away from it all. The property is very cozy and relaxing, but offers plenty of activities to occupy the guests. With 2 Campers available to share, invite a friend or couple, but still have your own privacy and amenities! Would love to come back & bring one of our dogs along!!
We had an absolute blast and were sad to leave. Everything was as if we were at home, all the comforts of home-away-from- home. To be able to have our morning coffee right on the river; to say it was an amazing start to the day, is an understatement. The area was quiet and the sound of the river was relaxing, even our furbaby didn’t want to leave!! This is an absolute gem and can’t wait to come back!!
We definitely enjoyed the set up, river by the fire pit, hot tub and tv on the porch. Owner was quick to respond when we had a question. The RV was nice but could use a deep clean. Over all, we’d definitely stay there again.
Out in the middle of nowhere.....Just what I wanted. I will be booking this place again!!! Property was very clean. This was the most relaxing vacation I have ever took! Thanks!!!
This property was perfect for my fiance, two pets and I. There was a fenced in yard for our dogs to roam freely, riverfront access, fire place, deck with hot tub and so much more. Whenever we had any questions or needed assistance with something, I would get a reply within minutes. The property is close to so many fun activities and things to see/do we had so much fun and will definitely be coming again. Such a wonderful place!
This was our 2nd stay at Down by the River , and was awesome again.
A hot tub has been added since , and we definately enjoyed .
We met the owner this time, a really nice guy.

Love the refreshing Creek just steps from the porch because it was HOT during our visit. Road noise was not an issue at all - but possibly because the AC was louder 😏. But that’s what you get in a camper. Was great to be able to let our dogs run all they wanted - they didn’t want to leave. There were a few things we did not like -
The well water was terrible - so take plenty with you
The shower needed the caulking replaced as it was black with mold and pretty gross
The cabinet where the dishes & pots were was open on the ends and there was insulation there. Had to pull a few things out of the insulation to use!
Only one small frying pan and one of the burners on the stove didn’t work - but you still have 3. We did most of our cooking on the grill.
Overall we had a nice 10 day stay.
My family is outdoorsy and I'm, well, not very. This little slice of heaven satisfied everybody's preferences. The two campers were clean and cozy and had pretty much everything we needed for our stay. The free wifi was super helpful, as well. My 10 year old fished in the creek pretty much the whole time we were there. We cooked amazing meals over the campfire and it was just a really wonderful couple of days away from hustle and bustle. Looking forward to doing it again.
We are already planning our trip for next year! The property managers were phenomenal. Ross and Melanie were so sweet and easy to reach. We were so sad to leave. Plenty of room for everyone to spread out. Game cupboard was fully stocked. The creek was amazing. Very pet safe and friendly. We absolutely loved it!
Had a good time overall. Nice little area to swim and yard for dogs to play. Lots of outdoor games available. Enjoyed sitting in the hot tub watching the cranes and deer in the river
We enjoyed our stay at the river property, had everything we needed during our visit. River view was beautiful and very restful.

Perfect piece of river property except for the highway noise
River front is amazing - a great combination of deep enough water for a little swimming and rocky rapids to explore! Large fencedyard area for our dogs to have room to explore a bit. We were not at all prepared for how close the highway was & the constant noise of passing vehicles that definitely impedes on the ambiance of being by the river. Also the neighbors had a few larger dogs that barked from their porch consistently for the 3 days that we were there. The first day was cold & rainy so we enjoyed the sound of the rain on the metal porch roof and stayed warm with the heaters provided. Second day was 80 degrees and a perfect day to play in the cold river water during the sunny afternoon. Overall we enjoyed our stay very much but do wish there had been a more accurate description of the location.
My wife and I with are friends totally enjoyed the property. The property is easy to get to .and the property manager was a super nice guy. We enjoyed the jacuzzi ,fire pit,the grill we fished but our favorite part was watching the deer drink and cross the river
Great place to have a family get together and enjoy nature. Beautiful river to sit by and enjoy the sights and sounds. Saw deer drinking from river Plenty of room and pet friendly. Close to Murphy NC with everything you need there. Couple of close restaurants in Brasstown (Julies) . Would stay there again . Nice Spot
Our family had an incredible long weekend stay. Everything you could need at your fingertips. Ross was an incredible host going above and beyond. We have this down as a must visit again!!
Nice property, as advertised. Great communication with owner. Only issue, no fault of owner, was there was a car race down the road one night so the traffic was heavier than expected of people going and leaving. Property right on beautiful creek
Property was perfect. Everything was clean and perfectly set up for my family of 5. This was our first trip with our yellow lab and I was hesitant but the fenced in yard and stream gave him a trip of a lifetime.. The outdoor living are was great for grilling and watching Football on the big screen. I will be back for sure!!!

My Wife and I are retired Air Force and live locally. We have 5 children that are all out of the house now. We love animals and have 6 dogs, 2 cows, 2 pigs, 4 goats and 2 cats. Our animals are just for us to enjoy their company and the cows, pigs and goats are treated as pets and are not food. Although we do love a good Steak. As long as we don't know where it comes from.
Why they chose this property
The Misses loves the water but gets nervous in a large lake or ocean and wanted a property with running water where she could enjoy nature and to be honest, see the bottom and her surroundings while in the water. We love taking our dogs and letting them just run on the property while we lay around, play games and listen to the water. We really enjoy using the property, but don't get to use it as much as we would like so we decided why not allow others to enjoy what we love. To be honest, the property isn't a fancy place but we just love it. Simple and relaxing. We hope others enjoy it as much as we do.
