This home away from home has everything you need to start the day shredding the trails or sitting and relaxing at our covered deck for breakfast surrounded by the beautiful woods listening to the birds. Ideal for families, hiking enthusiasts, and mountain bikers alike, this warm Arkansas escape offers access to the area’s top attractions without sacrificing the comforts of home.

This new construction home has 5 bedrooms, 3 full baths, living room, kitchen, a game area with Foosball table, private parking, covered deck, High speed internet, dedicated workspace and Smart TV to access your favorite streams. The covered back deck has comfortable sitting area with a view of the woods with deer often spotted and a nice BBQ grill! This house is made to be fully stocked with all the conveniences of having your own space! Our 2-car garage is also equipped with an air pump, storage space for your helmet and gears, basic tools, a bike stand and a bike rack.

Bella Vista/Bentonville trails have it all, from amazing epic long flow rides to jumps and technical lines, beginner to advanced, you won’t be disappointed.

Welcome to Bella Vista! We're thrilled to have you stay with us and are committed to ensure you have a 5-star experience. To maintain the quality of our property, we kindly ask you to adhere to the following guidelines:

Guest must be at least 25 years old to book.

No thirty-party booking.

OCCUPANCY: We can host up to 12 people comfortably, witch of all guests must be registered.
We do not allow extra overnight guests. Visitors are allowed with pre approval.

Please wear only soft soled shoes (no cleats) on hardwood floors to prevent damage.

NO SMOOKING OR VAPING: This is a no smoking home including vaping, NO DRUGS are allowed in the house, if this rule is broken, you will be charged up to $1000 for any smoke remediation necessary.
You may smoke outside.

NO PARTIES OR EVENTS ALLOWED.
If a party occurs or is discovered, you agree to pay $1000 fee for breaking the rule.

Please respect quiet hours from 10PM TO 8AM. Noise complaints received from neighbors will incur a fee of $500, please respect our neighbors.

PARKING: Parking is limited to the garage and driveway. We have a 2-car garage and up to 4 cars can fit in the driveway.
Street parking is not allowed, if you have a RV and it does not fit in the driveway please park it at the nearest RV parking: Bella Vista RV Park 700 Blowing Spring Rd, Bella Vista, AR.

PETS: We welcome up to two house trained dogs with prior approval upon a pet fee of $100 per stay. If pets are not reported and discovered in the property you will be charged $200. Pets are not allowed on the furniture, especially sofas, beds etc. regardless of their size. If pet hair is found on the sofa or other furniture a professional company will be called to clean the upholstery. If a potty accident is detected, a professional company will be called to clean carpets and area rugs. Guests will be responsible for those costs. If your pet sheds a lot, we ask you to vacuum the excess of pet hair to avoid extra cleaning fee up to $200. Please be considerate to the next guest and keep our backyard clean by picking up after your pet and using a trash bag before disposing it in the trash can. An extra $50 will be charged to clean pet disposals in the backyard. Pets should be on a leash at all times as the backyard is not fenced.

TRASH: The trash day is Thursday very early. We ask you to put the trash cans outside on the curbside Wednesday night.

SAFETY AND SECURITY: This property features active 24/7 security monitoring at all exterior entrances. Security system / equipment is in compliance with local law and does not hinder one’s personal privacy. Any effort to tamper with, disconnect, or obstruct this equipment, is a violation of local law and will result in immediate termination of stay without refund.

LATE CHECKOUTS: A lot of times we have guests arriving on the same day that you are leaving. To ensure that our cleaner crew have enough time to clean and prepare the house for the next guest we charge $100 per hour for late checkouts if not previously arranged.

Upon making the reservation, the guest acknowledges and consents to all of the house rules.
