This turn of the century historic victorian was home to Frank Waters, an American writer who wrote fiction and non-fiction about the American Southwest. The completely renovated upstairs apartment has lots of charm. Very spacious with two floors included in the apartment. The master is on the main floor with the living room, bathroom and kitchen and the two additional bedrooms are on the third floor. Roomy and able to sleep 8! Overall, it is private, easy to find, easy to communicate with the owner, and the kitchen is clean. However, the house is a bit old, so it makes some noise and the air conditioning is noisy.
Frank’s Flat was such a wonderful property, plenty of room, very cutely decorated and so cozy & comfortable! Parking onsite made it easy, this stay was our best with VRBO, everyone loved it! I really wish I could give it more than 5 stars. We will definitely stay here again! RENT IT, you will not regret it!!
Check in was easy, plenty of parking convenient location. The kitchen was great with seasonings and plenty of dishes. A full length mirror would have been really nice but not the end of the world. I would definitely stay again

Frank’s Flat is a very cute historic house. The charm is evident and the hosts have worked hard to update the inside and make it comfortable. The bathroom, kitchen, and living area are updated. The upstairs bedrooms (1 rm w/ queen bed & 1 rm w/ 2 doubles) were comfy and cozy. I love the hallway between the rooms. I loved hearing the creaks and groans of the old house. The only drawback back was that it seemed to be in a not-great part of town. There were homeless people in the park directly across the street when we arrived, and that evening, they packed up and took their stuff down the street a couple of houses (that seemed to be a halfway house). A lot of the homes and businesses in the area are run-down. Our car was never messed with, nor did we have any issues (except for loud talking/yelling all night). I just wasn’t expecting that atmosphere. For the price of the rental, I think it’s a very good deal.
We had a blast! We loved that our stay was not far from any of the attractions that we chose to visit!!!

This place was very nice and fit us all very comfortably. I wish it had 2 bathrooms and washer and dryer in the unit, but would definatwly stY there again.
This place was great for our family of five! I loved the decorations and the kids loved the snacks (goldfish). Everything looked newly renovated. We would 100% stay here again.
We thoroughly enjoyed our two nights day in Colorado Springs at Frank’s flat. The multiple bedroom apartment is super spacious and wonderfully decorated. The air conditioning worked perfectly, the showers were great, the refrigerator is huge and the bedrooms were not only spacious, but incredibly comfortable. This made our mini family get together, even more special as everyone was so amazed at how great this place was.
Communication was easy. Check in simple & the rental was spacious & had everything we needed for our 5 day stay. Location was so close to downtown & a 18 min drive to Manitou Springs. It was a great home base while we traveled north & south of Colorado Springs. I highly recommend this space & would definitely stay here again.

Our family of 5 stayed here for a couple of days while visiting friends. We loved the area and the house, but are familiar with city life. The house felt so spacious and the bathroom and kitchen were especially wonderful. We really only slept there, but already told our friends to send all of their guests there! We’ll stay there again and again! We didn’t have any issues so no communication with the owner but the detail and thoughtfulness they put into the house makes me think they’d be great to work with! The one thing that would have made it better is to have a bigger bed in the master bedroom, but that is pretty minor to me.
Cute apartment style with old fashioned feel. Great upgraded look. Clean. Cute character in the decor made it a comfortable place to stay. Top floor gets warm so the addition of a fan was helpful. Close to downtown and the mountains are right around the corner. Great response time from property manager with our questions. That helped make the experience to stay here better.
Frank’s Flat is a cozy, clean and comfortable place to stay. You do have to navigate stairs to get to the apartment. The stairs are well maintained but steep. Well worth the short climb up the stairs to welcoming space. You can see the attention to detail in each room of the apartment. It is very clean and the hosts are very responsive. The kitchen was very well stocked. I appreciated the ground coffee available to use! I highly recommend this stay in a historic home close to downtown.
Our week at Frank's was good. Overall I would describe the space as adequate. It's a really old house with typical "charm" that comes with that. Nice modern farmhouse look to it. We missed that it is actually divided into two rented spaces, so initially we thought we had the whole house. The space as a whole was a bit smaller than we thought. There were five of us. Our teen/adult kids were comfortable upstairs for space and comfortable beds. The master is spacious, but the bed is not super comfortable (unless you like/need a firm bed). I hoped that after a week I would be used to it, but between that and a "friend" scurrying in the ceiling, I slept so so. Pretty common for me, so not necessarily a ding on the space. Everything was nice and clean. We didn't do a lot of cooking, but the kitchen had everything we needed. Sharing a bathroom with five went ok. Seemed to be enough space for everyone. Jennifer is great to work with. Very friendly and quick responses to any issues. We kept ourselves busy sightseeing, which is probably good. The living space is small for five adult size bodies. Again adequate, but not super cozy. We would probably stay there again for similar circumstances.
OVERALL- 9.9/10 - we hope to stay here every year !
My family of 6 (4 children ages 5-11)greatly enjoyed our time at Frank’s Flat.
-My husband has a bad back, and normally doesn’t sleep well, but slept better on the master bed than our bed at home ! Haha. Wish we could find out exactly what bed it was.
-Full kitchen stocked with paper plates, a few small snack options, and tons of condiments. & McDs directly across street !
-We didn’t spend a ton amount of time at the house, because we were out exploring. But, at night, my kids loved that the tv had Netflix compatibility. + They loved the stairs to the 3rd floor where they slept - they felt “royal” to be that high up ! Haha.
-The location was accessible to everything we wanted to do on our annual trip, we visited and recommend Bambino’s Pizza, Helen Hunt Falls, Shopping in Dowtown CoSp & Manitou, Garden of the Gods Cafe and GotG Park, Red Rock Open Space, Acadia Park, Pikes Peak Lemonade, Outlets @ Castlerock (40 min)
-The host was friendly + quick to respond!
-The “downside” to Franks flat, for us-
1. There is only (great size +nice) bathroom. With 4 younger kids, we had a few times during our stay where that was a bit of an issue.
2. The living room couch is not super comfy. The cushions you sit on easily get sucked into the frame of the couch. I think it’s intended more for the pull out bed that it offers, but for a family staying there - might be good info if you plan to spend time cozied up on the couch.
Everything about our stay was great. We loved the flat. It was very clean and charming inside. The kids really loved the snacks too. Attention to extra hooks, towels etc was a nice touch too. This listing was perfect for our family with a fully packed vacation schedule and was a great deal.
