Summary:
“The Blue House” is a modern, newly renovated, two-story Catskill ranch house that sits atop a hill with five private acres of Western Sullivan County. It has a large south facing full length deck offering expansive views of the Catskill Mountains.

The Space:
Bedrooms
Each of the four bedrooms has a Queen sized bed, a private closet, and windows with different and stunning views of the secluded property.
Guests are provided with hypoallergenic white bed sheets, 4 pillows per bed (2 soft and 2 medium firm in each bed), and comforters which are down-free. Towels are also provided for your stay, as well as basic toiletries. All rooms are equipped with white noise machines, and fans.

Living Room/Dining Room
The open concept living/dining room has a cozy fireplace with sensational views and an antique dining table that can easily accommodate up to eight people. The dining area allows access to the south facing deck that can be used for entertaining in the warmer months.
The Blue House has baseboard heating, a ceiling fan in the living room, and fans in every bedroom for your comfort.

Deck
The Blue House has a large outdoor deck with a table, and four chairs, and an outdoor gas grill to BBQ. Please note that the grill is available from April 1st through October 31st. There is also a retractable awning to provide shade onto the deck for your convenience.

Outdoor Space
Within a few steps of the Blue House there is an expansive outdoor space with a smokeless fire pit surrounded by six Adirondack chairs and string lights. It is the perfect space to take in the afternoon sun, star gaze, and roast some s’mores.

Kitchen
The kitchen is equipped with an electric stove, hood range, full sized refrigerator, dishwasher, toaster, large microwave, coffee maker, stovetop espresso maker, and coffee bean grinder. The kitchen is fully stocked with pots, pans, and various cooking utensils. There are plenty of glassware, silverware, and platters for entertaining, as well as a variety of kitchen accessories to cook and serve a family style meal. Freshly ground coffee, olive oil, basic condiments, and spices for cooking are provided.

Bathrooms
The Blue House has 2 full bathrooms, one located on the upper level and the one located on the lower level. There is a half bathroom with double sinks located on the 1st floor with hand soap and lotion. Both full bathrooms have hair dryers and complimentary hand soap, body wash, body lotion, shampoo, and conditioner.

Lower Level:
A spacious entertainment room with a pool table, TV, DVD player, and assortment of board games are available during your stay at the Blue House. You will have access to Roku and a variety of DVDs. The Blue House also has high-speed Starlink internet.

Guest Access:
Guests can access the house via smart lock with a key code. The driveway can fit up to 4 cars. The host is available via text for ideas and assistance.

CAMERAS: There are two actively recording cameras with flood lights overlooking the driveway and deck stairwell which are set to record video only. The deck and front lawn are NOT recorded. There is also a ring doorbell on the porch which records video only when the button is pressed. All devices are on the exterior of the property.

The Neighborhood:
Just eight minutes away from the Main Street of Callicoon town, the Blue House offers a perfect mix of the Catskill mountains and a modern getaway. Callicoon is a charming town with a rich history and many sightseeing opportunities. It is centrally located within 10-30 minutes of the four lovely villages of Bethel, Jeffersonville, Livingston Manor, and Roscoe. While staying at the Blue House, you can enjoy the stunning mountain views from the deck or explore the nearby hiking trails, lakes, dining options, and shopping.

Other Things to Note:
For heating in the winter months, each room is equipped with a baseboard electric heater controlled by Mysa thermostats. The living room also features a beautiful wood burning fireplace with a bundle of logs for use. The lower-level wood burning stove is not currently operable due to maintenance issues.

Please note that this property does not have central air conditioning, though fans are available in each room.

The house does not have a washer or dryer.

The Blue House is surrounded by plenty of tall trees and woods and the 2nd floor deck has stairs so please keep an eye on children.

The Blue House has plenty of cleaning products for your use should they be needed.

In the winter, a car with all-wheel drive that can handle the snow is recommended since the Western Sullivan Catskills are full of winding, icy, dirt roads!

The grill is propane based. Please note the grill will only be available from April 1st to October 31th.
