NEW Central A/C

Up on a hill with magnificent views, this large and spacious house offers comfort and privacy. Located outside of the village of New Kingston and close to Margaretville and Andes.

The living room with picture windows has a great view of the valley and mountains beyond. There is a 42 inch flat screen satellite TV, internet connection with WIFI, a land line for local and long distance calls. For cell phone service you can use our Wifi to stay connected in and around the house.

With four bedrooms and convertible sofa the house comfortably sleeps 8 -10 people. There are two bedrooms upstairs and two downstairs with two and half bathrooms in the house.

Upstairs, the master bedroom has an adjoining bathroom with a Jacuzzi and separate shower and a second bedroom has a full bathroom adjacent to it. Both bedrooms are large and spacious.

Downstairs you'll find two more bedrooms, a convertible sofa, a half bathroom (toilet and sink), and spacious recreation area with a 9ping-pong table.

Upstairs hosts a large bright modern kitchen with two skylights and two large ceiling fans. The high ceiling dinning-living area is quite airy with plenty of seating for dinning and relaxing.

Appliances include: refrigerator, dishwashers,microwave, toaster, electric oven, glass top stove with oven, drip and Keurig coffee makers. In addition, Washing machine and dryer in a separate laundry room.

Nearby activities include cycling, hiking, mountain climbing, fresh water fishing and kayaking. Also minutes away from Ski Plattekill and a few more minutes from Belleayre Ski Area. In addition, great dining places, in Andes, Bovina Center and Margaretville. Shopping, antiquing in the towns of Margaretville and Andes.

Family ski trip. House was a great location beautiful property. Ping pong table was a big hit. Large kitchen and living space. Clean, but fly paper full of dead flies on slider was gross.

Family weekend in the woods

We had a great time the house is spacious and comfortable. There’s plenty of trails nearby, we had a great time walking the Palmer hill trails in the snow. Nearby Margaretville has some cute shops.

Awesome mountain getaway

Very nice place for a quiet getaway with a spectacular view. Home is updated with all amenities needed for an extended stay. The host Juda was more than a pleasure to work with and it’s definitely something I’d like to do again. Take pictures and enjoy the air.

Really surprising

House was fine-a little tired, reported to the owner who says they are planning a refresh. Main oven does not work. Owner states that it’s only the light that is broken, but it did not maintain a temperature. Someone must know about this because there is a toaster oven in the kitchen! Oh, and you can sign a waiver to get a “meat thermometer”- at least I think that’s what it was going to be You are paying for a 4 bedroom house but only for “double occupancy”. Each additional person is $49 a night if they are on the list that you have to provide. It seems that this is a VRBO recommendation. You are charged for the full electric bill (winter renters-the whole house is electric only!) I was under the impression that I would be charged for the difference between the base bill and the amount I used for the air conditioners, but no, it was the entire bill for July. I argued the August bill because I never used the A/C. It was waived. This rental is not cheap. It’s set up as a party house (beer pong anyone?) with a pool table in the basement. I have used VRBO many times in the past, and have never run into these issues, and we all know how hard it is to contact a person at VRBO. I’m hoping that they read this and respond to me. I truly wish the owners the best in the future.

I couldn’t have been more thrilled with booking the Home on Hill. The house is very large and was exactly as it was listed. I was able to get in two separate hikes very near to the house- one to a waterfall and one at a nearby resort. Such a relaxing and enjoyable weekend, with great views everywhere I turned. The communication with the owner was also tremendous- very helpful and accommodating. I would recommend staying here in a heartbeat- can’t wait to be back! Thank you!

A Beautiful Home in a Beautiful Location

The first thing we noticed was how open and clean the house is. We stayed in the winter so hanging outside wasn’t really an option but there’s a ping pong table downstairs which we had a lot of fun with. Another great amenity is the abundance of bathrooms. Not only is there one in the master bedroom but one of the bedrooms downstairs gets their own as well. Including a communal one on the main floor. The area is beautiful as well, the view from the living room window is amazing and we got lucky to have some sunny days to take advantage of. There are also plenty of instructions placed throughout the home which was appreciated. Things to do when you arrive and leave. Communication with the property manager was straightforward and easy as well. We didn’t need to reach out for anything while we were there but I am sure if we needed to, they would have responded quickly like they had before our stay. I highly recommend this property if you are looking for a very quiet and secluded little getaway with some friends or family.

All in all, an enjoyable, relaxing stay.

The fact that this was our 3rd stay at Home on Hill pretty much speaks for itself. My wife & I are relatively "no muss, no fuss". We expect clean, comfortable accommodations with amenities that make us feel at home and this home always delivers. As stated, this was our 3rd stay and nature did not disappoint. We've enjoyed stays in the late spring/early summer, we've witnessed the beautiful fall foliage during autumn and finally, the winter season did not disappoint. We enjoyed views of beautiful skies, snow capped hills and mountains right from the living room couch. We also found an awesome hiking trail close by, The Palmer Hill Trail. The trail was snow covered and the views of the snow capped mountains in the distance were awesome. We discovered a new restaurant in town, Carolann's Cuisines. Go check out Chef Carol Ann Ransaw's place at 785 Main Street. You will not be disappointed! The food, service and overall vibe was excellent! All in all, this was an enjoyable, relaxing stay. Home on the hill

Just went up for a quick Christmas with the family. Home on the hill provided lots of space and we were able to utilize the kitchen to its fullest potential. It has lovely views and is easy to locate. Everything was clean and orderly. Everything was excellent and I highly recommend. The only thing that I would suggest is a bit more outdoor lighting (solar perhaps) by the steps. As it’s hard to unload everything and hold a flashlight too.

We loved our time at the house on the hill. The owner was very responsive to emails and we couldn't have enjoyed ourselves more. Conveniently located to Bellayre and Plattekill mountains. Thanksgiving 2023 in the Mountains

My family and I loved the House on a Hill. The photos are very accurate. The house was warm and very cozy and comfortable. The open concept kitchen and den was perfect for my family gathering. Everyone had a spot to relax and enjoy the Thanksgiving weekend. The downstair rec room and bedrooms accomodated my whole family and ping pong was perfect. Perfect spot for our getaway.

Our unit is also a central heater, so in the winter, we have a redundancy, The A/C heater and a central oil furnace, just in case.
