*CLEANERS ONLY PROVIDE STARTER QUANTITIES: Cleaner provides 2 rolls of toilet paper per bathroom, 1 roll of paper towels, 1 kitchen towel, 1 dish towel, and hotel-sized dish liquid. They provide 2 trash bags per trash can. Please bring more of the above items to fit your needs based on your size group and length of stay.
*We will have a Christmas tree during Christmas.

CABIN LAYOUT:
On the main (upstairs) level there is a King master with a private bathroom (shower only) and a separate seating area with a couch (sleeper sofa) and flat screen TV. The 2nd bedroom has a King bed. The 3rd bedroom has a Queen bed. The 2nd bedroom is attached to a full bath with a shower that is also connected to the hallway. The laundry are located in the upstairs hallway by the hall bath.
The downstairs (ground level) has two more bedrooms. Bedroom #4 has a King bed and a twin size daybed along with a desk and desk chair. The 5th bedroom has four Queen size beds in two handmade Queen over Queen bunk beds. There is a full bathroom (shower/tub combo) on the downstairs level for both bedrooms to share. This level also has the game room with a comfy couch and large flat screen tv, pool table, foosball table, card table, mini bar and dartboard.

HOLIDAY RESERVATIONS:
Reservation requests with checkout on an actual holiday (Thanksgiving, Christmas Eve, Christmas, New Year's Day) will not be accommodated due to cleaner availability. Your reservation would need to end so that check out is the day before the holiday or the day after the actual holiday.

*Please remember you are in the woods, so bugs are to be expected.
*If you see bears or elk, DO NOT feed them under any circumstances. Put all trash in the cans in the garage.
*Keep the hot tub cover on the hot tub at all times when not in use... or you may find a bear in it.
*Always lock vehicles. Bears can open doors.
*Just like with any home, there are times appliances (including hot tubs, which are appliances) can break. We are not responsible to provide a refund if an appliance breaks, to include hot tubs, refrigerators, stoves, ovens, microwaves, toasters, coffee makers, blenders, washer/dryer, etc. We will have the item fixed or replaced as quickly as the maintenance specialist can get there, but please do not ask us for a refund. We value our maintenance team and they work hard to remedy appliance situations as soon as possible.
*Should you experience a maintenance issue over the weekend or during a holiday, ONLY emergencies will take precedence. All other maintenance issues will be resolved Monday or the next business day if possible.
*If the cleaners charge extra due to stained towels, sheets, or additional cleaning, those charges will be passed to you.
*Owners, cleaners, and any vendors we use are not responsible for items guests leave behind at the property. If you leave an item, the cleaners (separate group from us as the owners) will try to accommodate retrieving the item and shipping it back to the guest if requested. They charge $50 per item requested and all shipping fees. Guests must pay this in order to have their item shipped back to them. Cleaners are very busy and cannot grant a specified time frame for shipping or delivery. Please make sure to take all belongings with you when you leave the property. Cleaners cannot handle firearms. If a firearm is left by a guest, it must be picked up immediately from the property or the firearm will be turned into police. Guests will have to retrieve the firearm from the police department.
*Checkout is 10am sharp. You will be charged $50 for late checkouts and an additional $25 for every 30 minutes after that.

THIS IS A VACATION RENTAL AGREEMENT UNDER THE NORTH CAROLINA VACATION RENTAL ACT. THE RIGHTS AND OBLIGATIONS OF THE PARTIES TO THIS AGREEMENT ARE DEFINED BY LAW AND INCLUDE UNIQUE PROVISIONS PERMITTING THE DISBURSEMENT OF RENT PRIOR TO TENANCY AND EXPEDITED EVICTION OF TENANTS. YOUR SIGNATURE ON THIS AGREEMENT, OR PAYMENT OF MONEY OR TAKING POSSESSION OF THE PROPERTY AFTER RECEIPT OF THE AGREEMENT, IS EVIDENCE OF YOUR ACCEPTANCE OF THE AGREEMENT AND YOUR INTENT TO USE THIS PROPERTY FOR A VACATION RENTAL.

BOOKING-SPECIFIC DETAILS
The specific rental dates, total rent, fees, taxes, and number of guests for each stay are shown in the VRBO booking confirmation and reservation details. Those booking details are incorporated into this Vacation Rental Agreement by reference.

PAYMENT OF RENT
All rent, cleaning fees, taxes, and other charges are collected through VRBO and disbursed in accordance with VRBO’s payment system and North Carolina law. Guest authorizes the host to receive and disburse funds as permitted under the North Carolina Vacation Rental Act.

SECURITY DEPOSIT / DAMAGES
Any security deposit, damage protection, or damage claims will be handled through VRBO’s resolution process unless otherwise required by North Carolina law. Guest is responsible for any damage to the property or its contents beyond normal wear and tear.

PERMITTED FEES
The following fees may apply to a reservation as disclosed in the booking:
• Cleaning fee
• Pet fee (if applicable)
• Extra guest fee (if applicable)
• Taxes as required by law

No other fees will be charged except as allowed under the North Carolina Vacation Rental Act.

OCCUPANCY & USE
Maximum overnight occupancy is limited to the number of guests included in the VRBO reservation. The property may not be used for parties, events, or commercial activities unless specifically approved in writing. Guest agrees to follow all house rules, local laws, and any HOA or community regulations.

CONDITION OF PROPERTY
Guest agrees to keep the property clean and in good condition and to notify the host promptly of any damage or maintenance issue.

ENTRY BY HOST
Host or host’s agents may enter the property as allowed under North Carolina law for necessary repairs, maintenance, or to protect the property.

EXPEDITED EVICTION
Guest understands that this rental is governed by the North Carolina Vacation Rental Act and may be subject to expedited eviction procedures for material breach of this agreement.

ASSUMPTION OF RISK
Guest understands that use of the property and surrounding areas (including decks, stairs, hot tubs, water features, etc., if present) involves inherent risks. Guest accepts responsibility for the safety of all occupants and visitors.

GOVERNING LAW
This agreement is governed by the laws of the State of North Carolina, specifically the North Carolina Vacation Rental Act (Chapter 42A).

ACCEPTANCE OF AGREEMENT
By completing the VRBO booking, making payment, or taking possession of the property after receiving these terms, Guest acknowledges receipt of this Vacation Rental Agreement and agrees to be bound by its terms in accordance with North Carolina law.
