• Guests will have access to the entire cabin (minus the cleaners closet), the large brand new deck and the entire 18 acre property.
• We have a horseshoe pit & fire pit behind the cabin for guests to enjoy as well as open pasture and woods surrounding the cabin if you'd like to bring a 4wheeler or dirt bike.
• We also have corn hole boards that are kept inside.
• We ask that you explore the property with caution and at your own risk.
• We don’t live on site but we love hosting and want to ensure you’re comfortable and enjoying your time at our cabin. Reach out anytime with questions or needs!
• We provide the initial toiletry items for kitchen, bathroom and laundry. Additional supplies will be the guests responsibility.
• The charcoal grill is provided but guests will need to bring their own charcoal & lighter fluid.
• All of our TVs are smart TVs and setup for you to stream from your own accounts.
• Firewood is provided for the outside fire pit
• Please note that due to the rural area our WIFI is a cellular WIFI so it can be affected by weather and other things.
• We are on top of a mountain and the road taking you to the top is steep so if inclement winter weather is coming in, please take caution and likely plan to stay until the road is clear enough to drive.
• We want guests to be aware that we are on well water and that often comes with a more unique taste than some are used to. If this might bother you, please bring some bottled water with you.
• Guests may see some wildlife or insects during your stay — this is common for properties in natural, wooded, or lakeside areas.
This is a very rural area outside of Northwest Arkansas! Quiet and serene setting on 18 acres. You will see lots of wildlife so don't be surprised when you do and don't be afraid as wildlife won't typically hurt you if you're not threatening them. The last 1/2 mile is a gravel road so please be aware of that prior to booking.
You're welcome to bring ATVs, UTVs or drive your vehicle around the property. We just ask that you don't tear up the grass or damage any of the property with your vehicles. Also, explore the property at your own risk! We will not be held liable.

Truly a hidden gem in Northwest AR. Everything was as described and we enjoyed every part of our stay. Very private, close to Rogers, Eureka Springs and Bentonville. Would definitely stay again!

Was a wonderful experience but the WiFi was very slow and it was hard figuring out the Tv situation. But over all very clean and beds comfortable. Fire pit nice and Hot tub!!well worth the money.

Very clean and very well stocked property. They are the best host we have seen that are more than generous with the stocking of the property. Plenty of towels, ample coffee, detergent for the washer and dishwasher.

If you are looking to unplug and want to become one with nature this is the place. It is located down a very long drive and is completely secluded. The place was spotless when we arrived. If you plan on cooking during your stay bring your own knives. There wasn’t a sharp knife in the drawers. Would stay here again.

We loved our stay! Property was beautiful and so affordable. Space is amazing, everything was clean and the outdoor space is gorgeous. Open kitchen and common space was great. We loved the deck and the fire pit, used it a ton. We were disappointed to find only a tiny charcoal grill available when the property photos showed a full-size gas grill, as we had shopped ahead of time and planned to grill out for most meals. We made do, though the broiler in the oven also wasn’t working. But the property owners are very kind and responsive, I’m sure they will address the broiler issue. I’d suggest adjusting photos of the deck in the listing to not show the grill that isn’t there. The area is very nice, lots of lake time for us and hiking and close enough to explore Eureka Springs too.

The location of this property is probably my favorite thing about it. It's set in a secluded clearing on the top of a wooded hill. It's very quiet, yet close enough to town that groceries are only 15-20 minutes away if you've forgotten something.
The only reason our stay didn't receive 5 stars is due to the lack of storage space. There really isn't anywhere to put/store clothing or personal belongings. There also isn't really anywhere to keep non-refrigerated food items.
Additionally, if you have a problem with sulfur water this might not be the destination for you.
Overall we had an amazing weekend here full of family fun and relaxation. The firepit out back is perfect for relaxing in the evenings, and the elevated porch provides a great view for morning coffee or evening snacks.

Rustic stay on beautiful property
I will start by saying I am very picky about how clean a rental is. When you are charged $175 for cleaning, I expect it to be clean from top to bottom. This was not the case for our stay at the Cozy Posy. The master bed had white stains on the headboard, and long hairs on the pillow shams. There was crumbs, a ponytail holder and major dust under the barstools, and the kitchen table set. When coming up the stairs from the bottom level you can see all the dust and dirt under the couch and living room tv cabinet. The home needs a deep cleaning, or at least a $175 cleaning. The oversized chair downstairs has stains and floors behind the doors and in closets need cleaned. The remote in the upstairs bedroom didn’t work, and no batteries were there to see if that would correct the problem.
When mentioning our issues to the owner, he did respond in a reasonable time.
The last major complaint was about the bleach treated well. I understand that it is required maintenance as we have one too. But the bleach was not flushed through the system before our stay, nor were we told about it. I did laundry in the provided washer & dryer, only to find our clothes had be ruined by the bleach in the lines. We also used the bathtub that same evening and our skin reeked of bleach.
The downstairs bedding was clean and the beds comfortable. The deck, fire pit and grill were wonderful.

I hate that you had a poor experience while staying with us. We are a new listing and eagerly working through improvement opportunities. We have since made a cleaning change and are actively working to ensure our listing details are not misleading in any way as that is not our intention. We have also replaced the TV that had a remote that wasn't operating properly. However, I want future guests to know that we lived in the property for the last 30 years and have never smelled like bleach after taking a bath or had clothes ruined from washing them. We have a very intricate filtration system that prevents this from happening so this is not an issue.
