The Cottage at Sunset Bluff
This newly renovated charming cottage is sure to spark your romantic side. Located just steps away from the Long Island Sound, the ocean breezes and breathtaking sunsets will not disappoint. Our 1950's cottage has been immaculately renovated to generate a soothing romantic feeling. The waterfront vista is simply awe-inspiring. The cottage has a full kitchen, queen bed and sitting area overlooking the Long Island Sound. My mom and dad bought this property in the 50's after looking for a quite place to bring my sister and I up during our summer vacations. The North Fork has become quite popular in the last 20 years or so but hasn't lost it's quaintness. This cottage has the best location on our family compound, all by its self on a bluff overlooking the Long Island Sound. It happens to be 'nannies' guesthouse but we love to share our 'little bit of heaven'. So please inquire, call or email or visit our website for more information.

Excellent Stay as always
Our 3rd time here - and as always--a relaxing, serene and beautiful stay. Nothing beats this view! The owners are wonderful and really enjoy having guests stay and take it all in. We will be back!
This was a perfect, private getaway, with beautiful views and gentle breezes of the Long Island Sound as well as brilliant sunsets and starry night skies. The ultimate in serenity and relaxation. We enjoyed every moment and will definitely be returning.
The property was EXACTLY as described. It was perfect for a mother daughter weekend . Stephen as his wife were just the nicest. We WILL be back!!

Perfect North Fork Get-Away
My wife and I had an amazing few days at the Cottage as a mid-winter get-away. The place is perfectly appointed for two (cable, full-service kitchen, comfy bed, full-size bathroom, etc.) and the views are, well, as advertised! The dining, shopping, wineries and towns of the North Fork are easily accessible from here and make for a great weekend (or longer!) trip. We hope to return soon.
Stephen's cottage is beautiful and serene. Breakfast on the deck overlooking the ocean was unmatched. The cottage is a short bike or drive to both Greenport and Southhold, which was awesome for all of our activities. Stephen was very responsive and quick to respond to any of our inquiries. Cannot recommend this spot enough!
Best spot in Greenport. Peaceful and beautiful ocean view. Cottage is adorable and clean. Private beach just steps from your lawn. We were the only ones on the beach. Downtown Greenport and restaurants just a short ride. Stephen and Donna were wonderful hosts!

This cottage is pure magic ! The sunset bluffs are to die for - watching the sun fall into the water and you hear the tranquil sounds of the water was beyond perfection!

This is the first place I've ever stayed on a vacation (vacation rental, hotel or otherwise) where I wish I could give more than five stars in a review. The cottage is absolutely phenomenal. Everything was perfect. The private beach and the sunsets were truly amazing. Stephen and Donna could not be nicer people and we are extremely grateful to them for making their incredible waterfront property available for relatively ordinary folks like us.

"Wow!" is the theme of this review! Not only is the location incredible - situated right on the bluff, with steps down to the beach, a big grassy lawn and incredible sunsets - but the host was so friendly and helpful. The cottage is in fantastic condition - comfy bed and couch, fully stocked kitchen, great water pressure and a big tub - and it was hard to tear myself away most days even though there are so many lovely things to do in the North Fork. This is really a find and I'm so grateful to Stephen and his family for sharing this little slice of paradise. I can't wait to go back!

The pictures don't do it justice. The views are spectacular and it's the most calm setting to take in a sunset over the sound. Stephen, the owner, is great. Friendly, attentive, and willing to provide recommendations or solve any small issue immediately. Can't recommend staying here more. It's a 5 minute drive to Greenport Harbor and 5-10 minutes to a slew of wineries/breweries.

Just want to convey my appreciation of my recent stay at The Cottage at Sunset Bluff. The cottage is in an ideal location, convenient to local beaches (although the private beach at the bottom of the stairs is nice too), attractions and restaurants. The views are awesome. Everything you need is provided, including beach accessories (chairs, towels, umbrella) and kitchen essentials. You just need to bring/buy food (several supermarkets just a short drive away). Love the outside deck overlooking the sound. Just perfect. I look forward to enjoying it again and recommending it to others.

It was a great experience all around… We obviously love the place because this is our second time here… The owner, Stephen, is very accommodating. The deck gives you beautiful views of the Long Island sound and sunsets every night. You have a staircase down to your own private beach. Jacuzzi tub that you can sit in and see the Long Island sound. Kitchen and barbecue that meets all your needs if you want to cook or not… we take our bikes here and ride into town. There are a couple of walking trail parks nearby. Overall, a wonderful place to stay!

Nice place, dishonest owner
BEWARE. My husband and I rented this house for our anniversary. Queen bed/futon that sleeps two. I wrote the owner that we had a 10 mo. old & he said there's plenty of room for a pack & play. He was right. We had a local friend visit at 1:30 pm but we all spent the afternoon in town. We had a late dinner & she spent the night on the futon. I chatted w/ the owner for 45 mins in the morning, talking about how his father left him the property & about renters that come back w/their kids who crash on the floor, all as my friend said good-bye to him and I around 10am. The last day we left the place immaculate which he confirmed. I texted him to remind me of the balance & he said $X balance + $Y refundable "damage" dep. So we left 2 checks. He cashed the balance check but then A WEEK later he cashed the damage check. When I called him, his wife said there was a guest fee of $Z/nt? In later emails (b/c he would not call me back) he referred to a contract that I never read nor signed? He mentioned in the 1st email he would provide a basic contract and upon our arrival read and sign, but he never did. If this was the case why didn't he mention it during our 45 min chat the morning she left? Why didn't he provide me with the correct balance (to include the "Z") in the text when I asked for the balance due upon departure? Because he knew he was wrong. Instead he was unethical & dishonest & took the money from the damage deposit which was to be used for “damage”. I emailed him these ques & gave him every opportunity to do the right thing but instead greed prevailed. I even sent a snapshot of the text. He received a lot of money for a wknd & he wants to squabble over this, rather than leaving us w/a pleasant memory? Then he argued that we never told him we were bringing our daughter? Are you kidding me, she's 10 mos. old in a 2x3 portable crib. So I forwarded him the 1st email where I clearly state we were bringing a 10 mo. old & his response that there was plenty of room. He never even apologized or acknowledged this. To top it all off, he took ONE month to return the difference. A real class act. If you still feel compelled to book, only leave the balance & no damage deposit. Who knows what excuse he will make up to take more money from you? Thank you for ruining our memory or our first anniversary with our daughter. I just hope you claim this rental on your tax return...

As far as being reviewed as dishonest, I don’t believe this is an issue of dishonesty but more a lack of communication. I do understand there are going to be miscommunications and unintentional circumstances that arise.
My guests are very important. I share my guest house at my home with folks I have never met and would love for them to have a wonderful stay. Until this time guests have never taken advantage of my relaxed and well mannered nature. Past guests are very thankful for sharing my cottage. Some have become friends and returned 4, 5, 6 times.
I did send back this guest's deposit less the amount charged for having guests stay the night as clearly stated in the my rental agreement which is emailed to all guests. We were honest from the beginning of this misunderstanding.
This is my side.
This guest and her family arrived as planned. The second day a different car arrived with a woman and her young son. They actually came to my other house, I live and have three homes on the property. I directed her to the cottage. Ok no worries for me yet. They all had a fine time on my beach that day. That night I noticed that car never left. The next morning the car was still in my driveway. I went down to speak to them and inquire about her friends. (My rental agreement clearly states two adults maximum ) I did not confront her, but asked her why her friends stayed the night? She said it was better for her to stay after having drank some wine. At the time we were speaking, her friend was collecting all the beach toys , including a large blow-up canoe/raft. I thought to myself, “quite a lot of gear for a quick visit”. I left the conversation there as her friend packed up and left mid morning on the third day. The guest and family left later on, cottage in good condition.
After some thought, many days actually, I decided to return her damage deposit less one hundred for having an extra adult stay one night. No extra charge for her friends son. Reminder … my contract clearly states "two adults”. I had no problem with the toddler, she asked initially and I said he would be ok.
I sent the partial deposit to the address on their check which turned out to be a previous address. It took over one month for the post office to return it. After my stop payment, I sent another check. She has not accepted the fact that I charged her for her friend staying.
I will gladly explain any other details you might need.

Lovely and very comfortable cottage; stunning views.
The cottage was perfect for the two of us and exceeded my expectations. It was immaculate and well stocked with nice fluffy towels, soft sheets, plenty of shampoo and body wash. There were gorgeous views from all rooms of Long Island sound and we saw beautiful sunsets and dawns. Stephen was a pleasure to deal with; quite responsive and friendly. The locations was perfect. I recommend the Cottage at Sunset Bluff in Greenport. Highly. 5 stars!!!!
