More likely in the second half of the month. August - usually plenty of beach. Sept - plenty of beach, water dropping. Less deep water for boats. Oct - water level usually low, dock is pulled in. This is all beyond our control, but it is still beautiful.***
The Space Hello. Welcome to our house. We call it The Abeling, after the Abeling's Mt View House which was here nearly a century ago.
A hidden gem, Sacandaga Lake is great for boating, fishing and swimming. We are located near the top of the lake, and face south, down the neck of the lake.
Directly on the lake, there are no roads to cross to get to the beach. Simply buy food and drinks, then park the car. Our beautiful three(3) bedroom house with four(4) beds, a large deck and 50 feet of Dock is perfect for families and friends to enjoy the lake.
The house has Central Air-Conditioning and heating. We have also tried to fully stock our house with all the amenities a guest could need. The kitchen generally all the amenities of home.
The gas grill is right outside the kitchen for cooking convenience. If you're not the cook, relax at the comfortable island which seats four. Plenty of space to gather, sample, and taste.
The main living room is just off the kitchen. A vaulted ceiling, skylights, and fan make this room a breeze to lounge in. The beautiful stone fireplace is perfect for those chilly nights off-season. Wall to wall windows facing out onto the lake and the deck below make the room easy to enjoy.
The master bedroom also has the vaulted ceiling and ceiling fan, as well as large windows that face the lake . The master bedroom has an adjustable King bed, along with a cozy sitting area to relax into and a desk for those who have to work. Watch for our favorite neighbors- the bald eagles.
The second bedroom is next to the master, off the living room. It has a comfortable adjustable queen bed and large side window.
The full bathroom with tub and shower is next to the second bedroom. It is the main bathroom.
Moving down the spiral staircase to the finished basement, guests can see the sun pouring in and the large deck accessed through the four sliding doors. A lovely sitting area in the Sunroom is just outside of the third bedroom.
The third bedroom is downstairs. With a its own sliding door to the deck, walk-in closet, and pocket door for privacy; it is just steps from the kitchenette and feels more like its own apartment.
The kitchenette is the utility kitchen for the deck and downstairs guests. It has its own coffee machine or Keurig, as well as microwave and Full sized refrigerator. There is a basin sink in the laundry/storage room just next to the kitchenette.
Nestled in, past the kitchenette and half bath is the den. Cozy and couch-filled, this room boasts an American Leather Queen Sleeper Sofa with gel mattress. A large Smart Tv with cable. Board games, books, cards, and puzzles are also downstairs to enjoy.
But all of this pales in comparison to the lake itself. Relax and enjoy the lake on either deck. Dinner outside, drinks outside, ...everything outside! The large table comfortably seats 6 and the smaller, fire-table seats 4.
The sun shines on the deck almost all day. But fear not! If the sun is not your friend, we have a lovely oversized swivel umbrella that will adjust. Sit still, make the shade move to you.
Done relaxing up top? Head down to the water! Walk down the custom stone pathway to the lower deck with table, stools, and umbrella.
Just a few more steps invites the beautiful water, and sandy beach when the Sacandaga allows it. Water levels do fluctuate. The dock begins here and extends out into the Great Sacandaga Lake.
The driveway is paved and flat, easy to park and unload. We are off the main road, quiet and convenient.

We had an amazing week at your beautiful home. We had beautiful weather and spent lots of time on the water paddleboarding, kayaking, swimming and fishing off the dock. Lots of wonderful family memories were made!

The house is such a gem. It’s very clean and has everything you would need. The view of the lake was gorgeous! It was very peaceful. I was especially impressed with the information that was shared. We had a wonderful vacation, even though it rained for most of our stay. The house is probably the most well-stocked we have come across. As other reviews of noted, the house was clean, welcoming and warm with plenty of light, great location and wonderful views from nearly every room. We will look to book again.

This is a wonderful vacation home for a group or family. We loved the lake and dock. The rooms were all a great size and the upstairs/downstairs layout makes it so that everyone can spread out and enjoy the space.
Our family really enjoyed our stay at the lake house. The views were outstanding and the house was super cozy with a layout that was both intimate yet provided enough space for everyone to feel comfortable.

The house is just perfect! The view of the lake is beautiful and it has everything you need for a great vacation. In August there is plenty of beach to play on and relax. The landscaping makes you feel like you are in a secret garden. This spot has it all.

We enjoyed a lovely long weekend on the lake. The house is very clean, comfortable and has everything you could possibly need! The location is perfect for getting away. Why they chose this property
The beautiful view and the peace and quiet of the lake spoke to us. The house is big enough for family and friends, and cozy enough for couples. With the lake right there, the large outdoor area really compliments the living space. It's a year-round house, so we can enjoy a winter night by the fireplace, as well as the foliage in the fall.
What makes this property unique
The biggest unique benefit of the house is the lake. It's out the back door. Being able to walk to the lake without crossing the road is a huge benefit.
