Salt air and golden afternoons - Newport Beach has a rhythm all its own, and this marina-view condo puts you right in step with it. Whether you`re here for the water, the dining scene, or simply a change of pace, the location does most of the work. The condo accommodates up to 6 guests across a comfortable, well-equipped layout with room to spread out, cook in, or just exhale.

Living space
The open living area is set up for easy downtime, anchored by a 60` TV and comfortable seating. An electric indoor fireplace and ceiling fan give the room character, while central heating and portable air conditioning keep things comfortable whatever the weather. A dedicated workspace in the common area means you`re covered if work follows you on the road.

Sleeping arrangements
Two bedrooms sleep up to 6 guests, with a queen air mattress available as needed.

Bed linens, extra pillows and blankets, and clothing storage are all provided. A crib and Pack `n play/Travel crib are also on hand for families travelling with little ones.

Kitchen & dining
The full kitchen is stocked for real cooking - refrigerator, freezer, dishwasher, stove, oven, microwave, blender, toaster, hot water kettle, baking sheet, and barbecue utensils are all here. A coffee maker: french press and coffee make mornings easy, and wine glasses are ready for evenings in. The dining table seats six, so everyone eats together.

Bathrooms & laundry
Both bathrooms include a bathtub, hot water, shampoo, conditioner, body soap, shower gel, and a hair dryer. A washer and dryer - located in the garage - handle laundry during longer stays, with an iron available as well.

Outdoor living
The private patio or balcony looks out over the marina - a natural spot for morning coffee or a quiet evening wind-down. Below, a private backyard - fully fenced adds more room to relax, and the BBQ grill: gas is ready for casual grilling with outdoor furniture set up around it. Beach access is nearby for days spent by the water. Please note that the owner may occasionally access the garage to retrieve a paddle board - 2 hours` notice will always be provided.

Parking & getting around
Two spaces in the free parking garage on premises come with the booking, and free street parking is also available nearby. Self check-in via keypad makes arrival straightforward - your unique entry code will be sent ahead of time.

Guest access & notes
The house manual will be provided 3 days prior to check-in, along with entry instructions.
Check-in is after 4 PM local time, and check-out is by 11 AM. Early check-in and late check-out may be available upon request. There is no extra fee for early check-in or late check-out if we can accommodate your request.
Our homes feature keyless entry. You`ll receive a unique code prior to arrival, making check-in a breeze.
Cleaning is performed at the end of your stay. Mid-stay cleaning is available for an additional fee.
No beach essentials, please bring your own beach essentials. We do provide beach towels.
We do not recommend shipping to the home as we do not have mailbox keys, and multiple people may have access to the property.
No outdoor music system, but feel free to bring your own Bluetooth-enabled devices.
Pet policy
Dogs are permitted upon approval and pet fee

We highly recommend travel insurance for any unforeseen circumstances. Our cancellation policies are firm.
