Villa Patina—True TC Islands style with private dock and beach on Chalk Sound
Simply the best of both worlds, this completely modernized four bedroom, three and a half bath villa still holds the traditional Caribbean vibe. The home is light and airy, but with upgrades galore. From Hue lighting, to the whole home Sonos sound system, and smart TVs in common spaces and each bedroom, Villa Patina is easy to call home. With expansive views of Chalk Sound from nearly every corner, plus a private dock and beach, with a 1600 sq. ft./160 m2 pool deck, the home flows beautifully from indoor to outdoor, drawing nature in. Add in a hot tub and sound front fire pit, our villa is suited to generational getaways, family memory making, or friend groups. There are plenty of spaces to be together, but enough space to spread out, suiting all travelers’ needs.

Villa Patina is absolutely amazing! It is located in a quiet part of the island with the most beautiful views from the porch/pool deck of the Chalk Sound. It is everything you need for a family vacation. The pool, hot tub, and kayaks/paddle boards are the exact mix of water activities that you need to keep you entertained all week long. Two beautiful beaches are within a 10min walk and are absolutely beautiful as well! The kitchen is well-stocked and there are plenty of towels and blankets. We will be back!
What a perfect place for my family’s vacation! From my parents- in their 80s- to my high-school son and his college-age cousins, 9 of us were able enjoy this stunning property. With the decks, pool, dock, kayaks & SUPs right on chalk sound, each person could be as active or peaceful as they wanted while enjoying the views. We took turns cooking and loved sharing meals at the outdoor table. On departure, 6 of us got out as planned. But my husband, son and I had flight issues. Ashleigh was incredibly sympathetic and helpful! Thank you!!!
Villa Patina was a wonderful place to stay in Chalk Sound. One of the highlights is the expansive deck and private dock directly over the beautiful turquoise water. We loved spending time outside enjoying the private pool, hot tub, and fire pit. Our family also had a great time using the kayaks and paddle boards and even paddled across to the nearby island to see the iguanas. The villa comfortably accommodated our group of eight. Our adult son and his girlfriend stayed in the private downstairs suite, while the rest of us used the three bedrooms upstairs. The master bathtub has an incredible view overlooking the water. We cooked many meals in the kitchen and on the outdoor grill. The kitchen was decently stocked, but I recommend bringing your own seasonings and coffee. Taylor Bay Beach was a favorite—calm, crystal clear water and powdery sand—and only about a 10–15 minute walk away. It was also nice being close to Sapodilla Beach and Las Brisas restaurant. The home is updated with comfortable beds, a nice kitchen, washer/dryer, and a cold water dispenser. The hosts were very responsive. The only downside is that the main living areas don’t have AC, so it can get warm, though the bedrooms do have AC.Pros: Great location near Taylor Bay and Sapodilla, private pool/hot tub/fire pit, large deck and dock, quiet area compared to Grace Bay, responsive hosts, updated villa, comfortable beds.Cons: Some sliders are hard to open, no AC in main living areas, updated kayaks needed

I'm a bit of a rambler. I was born in the middle of the United States, but have lived in many states, several countries, including the TCI and New Zealand, and have visited over 50 countries. Finding the spots around the world where I fall in love with a space is what I now do as a vocation, having retired from "Corporate America". Keeping that vibe alive in a vacation spot where we can help other create memories as special to them as the spaces have helped us create for us and our whanau (close friends and family) is what we endeavour to do over and over again.
Why they chose this property
This is the second property we've had in the TCI, and wasn't the last, but it will always be the most special. We bought Patina during COVID-19, when the country was faltering, due to a near complete lack of tourism, and stimulus was offered to create demand in the construction, to stimulate job creation, and that it certainly did for Patina! She was only a two bedroom/two and a half bath, with smaller decks and no pool deck at all!
What makes this property unique
One of the last standing wooden houses in Providenciales, having survived over forty years of hurricane, theoretically due to the wind break across the sound, and residential construction now has to be concrete block, so we are one of the only true TCI style homes remaining.
