Very nice place! Fantastic views, great pool and ocean access. On a nice and quiet road. Walkable to Taylor and Sapodilla Bays is a huge plus. Would definitely stay again.

This property had a stunning view and private access to the ocean. This access and private pool were the highlight of our stay. The owner had kayaks, pool floats, life jackets, etc. available for us to use. The kitchen is well stocked and we used it often. I want to be sure and point out that the house does NOT have central air conditioning. The bedrooms have air and they were comfortable. There are plenty of screens for opening the house up, but it was quite hot. Our stay was in August. Overall, we had a wonderful time and the house was lovely.

This was my wife and I’s second trip to TCI. Staying far from Grace Bay was a big unknown when we booked, but after being there and having a rental car, it was no issue at all. When you enter the front door, the immediate view is STUNNING. The home has an easy flow right to the pool and then down the stairs to the clear blue water. The privacy was just what we needed on this trip. We also had a 2 min walk to Taylor Bay Beach which added to my liking this property so much. The “surprise” was A/C is only in bedrooms, not common areas. And given the temps in Aug, it made it a challenge at times. There are lots of fans throughout the home which helped. Since we spent most of our time between the pool and ocean, we just went into the bedroom at night to relax before bed. I would definitely come back, but maybe in Jan-Mar when the heat is a little less intense. AMAZING HOME!

Our family had an excellent time at 12Palms! This was our first time visiting the island and we would definitely come back and stay here. The house was perfect for our family of 4 and our 7 and 10 year old had a fantastic experience. We much preferred this to staying in a more commercialized “resort” type of property, There was plenty of space in the house, a well-equipped kitchen, pool floats and sand toys and more. The short walk to Taylor Bay beach cannot be beat.We enjoyed the pool and ocean entry from the dock daily. The water was clear and shallow enough for both kids to take a quick dip whenever they wanted. Thanks so much for your gracious hospitality and sharing your beautiful home with us!

Twelve Palms is a phenomenal property. It is exactly as it appears in the photos. It was beautiful, spotless (including the pool), and had everything we needed for fun and relaxation.The kitchen was fully stocked with pans, utensils and dishes allowing us to cook our own meals in our personal resort. The beds are extra comfy and I slept a heavenly 9-10 hours every night.Highly recommend!

This villa was probably my most favorite ever. Party of 6 women ranging from early 30-to upper 40’s in age. The view was incredible. The proximity to Taylor bay was the best! We kayaked to sapodilla a day. We swam several times in front of the house. This set up is the best! The minute you walk into the villa you see the beautiful ocean view. The common area does not have ac, or if it does we did not care to use it. The wind blowing in and the fans was great. Did use the bedroom ac’s.Each room has a bathroom and a half bath in common area. Laundry room was downstairs completely out of the way. The space in the common area was very spacious. We dinned out every night and ate most lunches at the house. This would be a perfect villa to have a chef because of the view. We walked all over the neighborhood. Literally I can’t say anything negative about this villa aside that I’d love to see them add a fire place for outdoors. I will most definitely return to this villa and would not hesitate to book it!

The house & property were just as impressive in-person and we loved our stay! Loved the water alternatives between the pool, the direct ocean access, and the easy walk to the beautiful and calm Taylor Bay Beach. The house was absolutely immaculate - possibly the cleanest rental we've ever stayed at. If we plan another vacation to the island, we would definitely look into staying here again! A couple items may be useful to others: the bedrooms have a/c, but the main area (sitting area, dining, kitchen) does not. Most of the year, the coastal breezes will keep the main areas cool enough, but they will still be quite warm during peak summer - so be sure to pack accordingly! Having a sandy beach at the private ocean access appears seasonal as well. We had no "beach" while we were there (water was knee height at bottom of ladder even during low tide) but note Taylor Bay Beach is very close with adequate sandy shore if that's important to you. Also, we hoped to catch a pretty sunset from the house, but this one also appears seasonal - the angles weren't good for this ( end of June). However, Taylor Bay Beach gave us a great display! Loved having all the options! Such a great vacation!

Twelve Palms was an absolute dream! The house is beautiful and just as pictured. The layout was perfect for us. Waking up to the view from the back was incredible. I highly recommend watching the sun rise from the dock and kayaking into the sunset. I never wanted to leave and can’t wait to go back!

We just returned from our stay at 12 Palms and we miss it already! The house and grounds are even more beautiful than they are in the pictures. The owners and property manager were so friendly, responsive and helpful. We have stayed at several different villas in Turks and Caicos and this one is our favorite. Highly recommend!

Stunning views!

This property is gorgeous! We lost power for a few hours one night but fortunately it didnt last long. Very quiet and relaxing. Would definitely recommend.

12 Palms Turks

2nd time to stay here. Great house and location. Short walk to Taylor Bay but it isn’t even needed with ocean access at the house. Fabulous pool and the house had everything we needed. Quiet location but easy drives everywhere on the island. We will be back.
