Welcome to our fully STR-licensed Boulder County retreat, nestled at 8,000 feet on Sugarloaf Mountain within Roosevelt National Forest. This bright and cozy garden-level bedroom with a private bathroom offers a serene escape about 20 minutes (10 miles) from downtown Boulder and 8 miles from Nederland. Perfect for solo travelers, adventurers, romantic getaways, or someone looking for a nature reset, this space is your ideal base for exploring Boulder and surrounding areas stunning landscapes.
Property Highlights:
• Private Bedroom & Bathroom: Enjoy a key-locking bedroom with southern light, breathtaking mountain views, and privacy blinds. Features luxury be linens, robes, and cozy throws. The adjacent private bathroom includes spa-quality shower products and soft luxury towels.
• In-Room Amenities: Microwave, Keurig with complimentary coffee pods and sweeteners, mini fridge, free Wi-Fi, and Roku TV for your streaming subscriptions.
• Outdoor Oasis: Relax on a flagstone patio with a double glider, and 2 chairs surrounded by aspens, pines, and panoramic Continental Divide views. The 1.25-acre property features rolling natural grounds and rock gardens, perfect for soaking in the serene environment.
• Prime Location: Hike directly from the property to Sugarloaf Mountain, Dream Canyon, or Switzerland Trail. Close to Eldora Ski Area (25 min), Rocky Mountain National Park (45 min), Brainard Lake, Indian Peaks Wilderness, and Red Rocks Amphitheater (45 min). Just 15 minutes from Wedgwood Weddings venue on Canyon Blvd.
Guest Access:
• Private entrance through a family room (no access to kitchen, laundry, or family room).
• One reserved parking space at the top just off the gravel driveway; a short walk down driveway to stairs is required to reach the entrance. No trailers, campers, or street parking allowed.
• 420-friendly patio; no tobacco products permitted on the property.
Important Details:
• Elevation & Climate: At 8,000 feet, nights are cooler (no AC; box and tabletop fans provided). Pack for variable weather and use provided robes/throws for comfort. Heat available spring/fall (please keep doors closed and turn off when not in use; no heat mid-June to mid-September).
• Water Conservation: On well and septic; please limit showers to 10 minutes and avoid flushing feminine products, wipes, food, or hair.
• Road & Vehicle: Paved roads lead to a 2/10-mile dirt road to the house. 2WD is fine in summer; 4WD recommended in fall, winter, or spring due to potential snow. Uphill traffic has right-of-way on narrow neighborhood roads.
• Wildlife: Moose, elk, deer, wild turkeys, bobcats, bears, chipmunks, birds, and hummingbirds frequent the area. Lock vehicles and avoid leaving food inside.
• Pet: Our friendly shihpoo, Hazel, lives on the property.

Donna is a woman of many hats. She's a wife, mother Ceramic Artist, Hairstylist, Nanny, Property Manager and Designer. She Moved to Boulder from NYC and grew up in Sarasota FL. She loves the beaches of Siesta Key. She did a lot of traveling many years back to England, Europe, Canada, Australia, New Zealand, Mexico, Caribbean Islands and many US cities and States as well as several Caribbean Islands. She lives in the home with her husband Michael a and small hypoallergenic dog Hazel. She loves movies and great food, spending time with family and friends and meeting new people.

Its an affordable little slice of paradise in the mountains just close enough to town and outdoor actives and adventures that you would not experience in a hotel room any where.
What makes this property unique
With stunning views of the continental divide.. Hiking right from your door and amazing trails close by: It is just far enough out of town yet close enough to town, 20 minute/10 miles either direction towards Boulder or Nederland, to restaurants and shopping. Stunning views and wildlife!
