We are temporarily not accept booking., until further notice. Our home is in a quiet and safe neighborhood. We have three bedrooms with a full bath & a sitting room on the 3rd floor exclusively for our guests (up to 6). We operate seasonally from mid-March to September and only accept short-term guests for 3-6 days, otherwise, please inquiry. Please note this is a simple Bed & Breakfast lodging no cooking or laundry service is provided. The bedrooms are on the third floor; guests must be able to walk up to the stairs (30 steps total). We embrace green earth, cultural & religious diversity: no smoking or excessive alcohol in the house. We speak English, Chinese & Brazilian Portuguese. We are retired seniors with an empty nest. Since you are coming to our home, please tells us about your family/group who are coming, girls or boys. Our place is not suitable for small children under three. Space This historic Victorian house was built in the 1880s; substantial original woodworks remain intact. The house has three floors with a wide staircase. The third floor is exclusively for one group of guests each time; there are three bedrooms, a sitting room, and a bathroom. The 2nd floor also has a bathroom for the guest. We can receive up to 6 guests per group. We only accept short-term guests, 2-5 days per reservation. Please inquire if you need more days. The size of the bedroom is about 150 square ft. We have one queen bed in one room, and two twin beds in each of the two other rooms. When check-in, we will walk you through the guest rooms, bathrooms, and shared spaces. Please note that it is necessary to walk up the stairs to the third-floor bedrooms (30 steps total). The staircase is about 4 feet wide. A free off-street parking space is available to the guest.
Guest access This is a simple B & B rental, no kitchen/cooking or laundry service. A coin laundromat is within walking distance from our home. Each guest group has the entire third-floor, including three bedrooms, a sitting room, and a full bath. The 2nd-floor bathroom is also for the guests; another bathroom on the first floor is shared with the host. The sitting room on the third floor has three sofas, a coffee table, a small refrigerator, a hot water kettle, and cold water jars. Soft drinks, beers, and snacks are available for purchase. No cooking or laundry privileges granted. Please ask us to reheat your carryout food, and please dine only in the sit-in kitchen table. This courtesy service will not be honored after 9 PM. Please do not wash clothes in the bathroom sinks, use the first-floor laundry sink to hand wash light clothes. A coin-operated laundromat is within walking distance. Please feel free to ask if you need other services or household supplies.
Other Things to Note Since you are staying at our home, we would like to know more about your family/ group, girls or boys, children or seniors? On vacation or business? We will do our best to make you to feel at home. NO SMOKING 。 We offer a simple breakfast with coffee, milk, cereal, bread, boiled egg, and fruits. BREAKFAST IS SETUP FROM 7:30 TO 8:30, ENDS AT 9:00. Please inform us if you do not want breakfast. Thank you! Please let us know if you have food restrictions, e.g., a gluten-free diet. Please note that it is necessary to walk up the stairs to reach the third floor; the staircase is 4-ft wide. We do not use outdoor shoes in the house; we provide clean indoor sandals/slippers or bring your own. Let's save energy by turning the lights and air-conditioning off when you are out during the day. We keep the thermostat temperature comfortably around 70-75 F (20-26C). Let’s reduce the use of one-time plastic bags; we recycle bottles, papers, plastics wrappers, and shopping bags. Thank you. We operate seasonally from mid-March to mid-September, reservation open in November for the following year. Getting around Our house is 120 meters from the subway T-stop of Brookline Hill Green D line. It takes 10 min to Longwood Medical Center or Fenway Park, 20-30 min to the Northeastern Univ., Boston Univ. and Boston College, 30-40 min to MIT & Harvard. Take the T, you can get to downtown Boston in 30 min or about an hour to Logan airport terminals.
The host requires you to complete the following before checking out:
Load the dishwasher
Strip any used beds and gather used towels
Remove personal items, remove leftover food and drinks and take out the rubbish
Turn off the lights, lock the doors and return the keys
Failure to complete these may result in a negative review from the host.

The house was very centrally located with a T connection just across the street. Hosts were extremely gracious ensuring we enjoyed our stay.
House is very clean and quiet. Beds are comfortable which is a plus for me. Breakfast was provided by hosts who wanted to make sure we were satisfied.

Great Hospitality and Location
Lein was a wonderful host and accommodated last minute requests. The house was big and inviting, Lein runs it as a B&B. Lots of room to spread out and comfortable sitting chairs. During our visit the subway was shutdown after Kenmore (Green Line), so we had to bus to Kenmore to use the Subway. This is normal for Boston as other parts were doing the same...like the Red Line after Harvard Square. We would definitely stay here again!

Great Home, Great Hosts
The home is a beautiful Victorian located steps away from a Green Line T station making travel to and from Boston quick and convenient. There is also a bike-share station there for local sightseeing (JFK’s boyhood home is a 10 min bike ride away). Restaurants, drug store, laundromat, etc were a 10 min walk away.
We had the entire third floor to ourselves which included one BR with a queen bed, two additional BRs (each with two twin beds), a full bath and a sitting room with sofa, chairs, refrigerator, and TV.
The hosts were absolutely fantantastic. They prepared breakfast each day and as this was our first trip to Boston, they were extremely helpful with commuting info, recommending restaurants and things to see and do specific to our family’s interests.
I cannot say enough about how great our experience was and if we make our way back in the future, this will be our go-to “home”.

Don ‘s famiy is wonderful. They are cheerful and adventure out everyday with a lot of fun. They return home late at night quietly, very considerate. We chat a little every morning during the breakfast, They keep the rooms neat and helped to clean up the table after breakfast. It seems that they feel like at their home, easy and relaxed. We love to have them back any time.
This was an excellent experience. Mr. & Mrs. Chao were the friendliest and most hospitable hosts that we could have had. Could not have asked for a better stay. We had fresh breakfast every morning and everything was extremely clean. Highly recommend these hosts.
We very much enjoyed our stay. Lots of room for our family of 5. The hosts were very welcoming and provided a lovely breakfast each day. They were especially kind, giving us recommendations for nearby parks for our children. We had comfortable beds, a sitting room with tv and access to 2 bathrooms. We would definitely stay there again.

Victorian home in Brookline, MA
The Chao's were gracious hosts in their beautiful home in a nice location in Brookline, MA. The bedrooms were fine. We had a nice sitting room to gather in at night. The bathroom on our floor was small but adequate. We were served a wonderful breakfast every morning. Ning and Lee Ann were very helpful in giving us helpful tips about their city. We took the train into Boston and the station was just a block away. I would recommend their home to anyone traveling to Boston.

Cute house! Easy trip to my daughter's BU dorm for move in.
Sophomore year move-in for my daughter. Brought my son to help. We stayed with the Chao family in their B&B style rental. Had the third floor to ourselves. Spotless, and plenty of room. With so much work to do, we didn't have time to share breakfast with the Chao's, but they were welcoming and helpful.
