About this property
NEW LISTING! Central London Flat Near King's Cross
Light, airy, comfortable 2 bedroom, 3rd floor flat with elevator (step-free access); sleeps up to 4 in 2 double beds. Very well-equipped dining-kitchen with dishwasher and laundry facilities. Comfortable sitting room. TV. Free Wifi. Balcony. Cool, "real" and absolutely SAFE part of town, walkable 24 hours per day; 0.3 miles from major transport hub Kings Cross for local, national & international transport.
Lovely inside, redecorated and fully updated throughout with restored original wood parquet floors. On a quiet and peaceful street, yet just minutes walk from bustling Kings Cross/St Pancras. The post-war 1948 building is very solid but not particularly beautiful from the outside.
Lounge: Bright, sunny, seats 6 with access to the flat's private balcony.
Kitchen: fully equipped with fridge-freezer, washing machine, dishwasher, microwave, coffee maker. Good quality cutlery, crockery and glassware are available for up to 6 persons, utensils and pots are ample. A folding dining table in the kitchen can seat 4 people easily.
Bedroom 1: Large, double bedroom with ample space and storage space. Direct access to the balcony.
Bedroom 2: Good sized, double bedroom with ample storage space.
Main bathroom: tiled in clean, white tiles and newly re-plumbed with a commodious shower enclosure, sink unit and toilet.
Half bathroom: Recently renovated - just contains a toilet and wash hand basin.
Outside space: There is a small balcony with a table, 2 chairs, a couple of stools, and some plants. There is a private, tree-lined communal garden with seating and a small children's playing area that guests can also access.
Overall: The flat gets lots of natural light and feels spacious. The accommodation would suit a group of friends or a family. The apartment is safe for young children. Ideal for parties of 2-4.
As well as the various amenities listed elsewhere on this site, we provide ample cleaning materials, good quality bed linen and towels. Basic supplies such as shampoo and soap and bathroom tissue are supplied.
Local environment:
Despite being about 5 minutes' walk from a major international terminus, the area is residential and quiet with very little car traffic. There are two gastropubs within a short walk from the apartment that have outside tables and are open until 11pm. In summer there can be some street noise from people enjoying their meals and drinks.
A word about relative size:
Please be aware that this is central London; I'm personally absolutely thrilled to have so much space in such a great location, but the concept of space is relative. Occasionally, guests used to larger homes in cities with more space have expressed surprise at the size. We have no wish to disappoint any of our travelers, so do think carefully about your travel party's space needs; if you want more space for the same price you will have to look for a place less centrally. If you want more space in the same area, you will have to pay more.
Timing of access:
The official check in time is 2pm, but if the property is not occupied the previous night we can arrange earlier. We will clearly negotiate check in times prior to your travel but as we are private individuals with full time jobs, we can only make last minute changes to arrangements in emergencies, such as travel delays. If you need more flexibility than that, please tell us in advance.
During your stay:
We have prepared a file with suggestions for local shops, restaurants and services that we can personally recommend. We can help with your travel plans, if you need us. If there is any problem with your accommodation, we will sort it out promptly.
Arrival:
If you need to arrive at late hour (after 6pm) we do understand - international travel doesn't always land you where you want to be when you want to be there. But please let us know well in advance - we all work full time and both have families, so we cant always be were you might wish us to be exactly when you prefer it. We will do our very best to accommodate you but if it's a really odd time of the day or night, we may have to pay someone to come and let you in and charge a modest late check-in fee. Advance warning really helps us to help you best.

About the host
Hosted by Tony Lezard
I work with my friend Micky and my wife Adele in looking after the flat and our guests. We live relatively locally and know many areas of London very well. One of us will meet you personally at the flat and show you around and give keys. Thereafter, we will leave you to it, unless you have any questions for us.
Why they chose this property
I love this area. Its an "old", "solid", safe area with many local people still residing but it's undergoing massive and exciting change with fabulous refurbishment of both the mainline rail stations, several new hotels, amazing restaurants, and world famous educational institutes.
The British Library moved here a few years ago and is a great place to spend time. Central St Martins School of Art recently located here on Granary Square behind St Pancras - the wonderful space by the canal also houses a great restaurant, Grainstore. The Crick Institute recently opened nearby. UCL's main campus is 10 mins walk away.
There are are great places to eat and drink ranging from the grand and stylish (Great Northern Hotels cocktail bar or restaurant Plum and Spilt Milk) and the amazingly romantic (world's longest) champagne bar in the St Pancras station to the innovative and amazing Kerb - a street food market just behind Kings Cross station.
Within 5 minutes from the flat, you can eat English breakfasts at local cafes, coffee and cakes in artisan bakeries, Sunday roast in the local pubs, comfortable meals in familiar chain restaurants and fine dining in fantastic, innovative high-end restaurants is on your doorstep.
But you can also easily walk from the flat to anywhere in the West End. Many of London's major tourist attractions - museums, galleries and theatres are within walking distance (15-20 minutes ) or can be reached even more quickly by tube or bus.
As well as local "corner shops" , there are several high quality food stores within walking distance. For families with children there is a lovely local park. Coram's Fields, which is a unique seven acre playground and park for children and young people living in or visiting London.
In our guidebook section, you can find some specific recommendations which are described and mapped.

What makes this property unique
What always strikes me is the distinctly residential feel of the area despite being only a few minutes walk from so many restaurants and attractions, and one of the key transport hubs of the UK.
