Nestled in Middletown’s Easton’s Point, this home places you close to everything that makes a Rhode Island getaway memorable. 1st Beach is within walking distance, with local favorites for seafood and cocktails nearby, and Newport is just minutes away. The home itself offers space across two levels, a fenced backyard, and thoughtful touches throughout for a relaxed stay by the coast. Parking for four and central A/C add summer ease.



The Space:

The main level offers a bright living room with smart TV that flows into a well-equipped kitchen for gathering over meals. On the lower level, a second living room provides a separate space for movies or games.



Three bedrooms on the main floor include a king, a queen, and a full. Two additional queen bedrooms and a queen pullout couch are located downstairs. With three full bathrooms, the layout comfortably accommodates families or groups.



Outdoors, the fenced backyard feels private and the outdoor shower is ideal after a day at the beach. A large circular driveway provides parking for four cars. Beach essentials, central A/C, + a washer and dryer add to the ease of your stay.



Middletown sits between Newport and the quieter coastal stretches of Aquidneck Island, giving you easy access to both. Easton’s Beach is just a short walk away, while Sachuest Beach and Third Beach are close by for longer days by the water. Local favorites like Flo’s Clam Shack and waterfront pubs are within minutes, and downtown Newport offers a vibrant mix of history, shopping, and harbor views.

Our esteemed guests will enjoy exclusive access to the entire residence, encompassing the outdoor living space and the expansive driveway. We also cater to our youngest patrons with a baby port-a-crib and an array of family toys, engaging games, and captivating books.



The Neighborhood:

Aquidneck Island is a coastal enclave known for its scenic charm, historic character, and approachable scale. With most streets limited to 25 mph, the island maintains a calm, family-friendly atmosphere that encourages unhurried exploration. Its intimate size makes it easy to navigate, offering a quiet rhythm that reflects the essence of seaside New England.



Getting Around:

Getting around is easy and enjoyable. Most of our homes are located in residential areas where you can walk, bike, ride a scooter, or rent a golf cart to explore. The islands are relatively small, and with a 25 mph speed limit on most streets, the area stays safe, family-friendly, and relaxed.



Other Things to Note:

We provide dedicated driveway parking for up to 4 vehicles. Please note that parking on the street is not permitted as that area is owned by the Town of Middletown and subject to ticketing and towing. To avoid any issues, kindly use only the driveway and limit vehicles to 4. This home does not have a garage.



Interaction with Guests:

We live right down the street! Please do not hesitate to give us a call or text if you need anything. Otherwise, we like to give our guests their own space to relax and enjoy their stay.

We really enjoyed our stay. Everything was seamless from communication prior to arrival, check-in, and check-out. The team at STAY Newport was super responsive, though there wasn't much we needed, since the cottage was just as we expected and even better! Lots of room for our girls' trip and super close proximity to walk down to the beach. We were there in May, so it wasn’t quite beach season, but still ventured down for a walk, and it was an easy ride into downtown (less than 10 minutes). Highly recommend!
