The Space:

Las Palmas Villa 13 embodies Punta Mita’s outdoor lifestyle in a beautifully designed single-level residence with 3 bedrooms and 3 bathrooms perfecto to accomodate up to 6 guests. The open living and dining areas flow onto a spacious, partially covered terrace featuring outdoor dining, a Viking BBQ, plunge pool, and jacuzzi, all overlooking the Jack Nicklaus Pacífico Golf Course and the iconic “Tail of the Whale” hole..



The villa features three bedrooms and three bathrooms, all carefully designed to provide comfort and privacy:

1. Master Bedroom: King Size Bed spacious and elegant, with a private terrace and garden. Its bathroom includes a walk-in closet, large bathtub, and an outdoor shower surrounded by tropical greenery—perfect for a refreshing open-air bathing experience.

2. Bedroom 2: King Size Bed, equipped with a walk-in closet and bathroom with tub and shower, it offers direct access to the main terrace and garden, creating a harmonious connection with the outdoor spaces.

3. Bedroom 3: Queen Size Bed, cozy and functional, it features a full private bathroom, offering the same level of comfort and privacy as the other rooms.



Located just a 5-minute walk from the Pacifico Beach Club, your stay includes breakfast preparation (food and beverages not included), a 6-passenger golf cart, daily housekeeping, concierge services and a Premier Golf Punta Mita Membership.



Please note that gratuity for the staff is not included. Tips are always appreciated and we kindly encourage guests to consider them based on the level of service received.



Guest Access:

As a guest of Villa Cazadores, you will enjoy a Punta Mita Premier Golf Membership, which grants access to a carefully curated selection of exclusive amenities within the community.



This **Premier Golf Membership** includes access to four private beach clubs: Pacífico Beach Club, Kupuri Beach Club, El Surf Club, and Sufi Ocean Club, each set along stunning beachfront locations and offering full restaurant service.



In addition, you will have access to two exceptional Jack Nicklaus–designed golf courses, Pacífico and Bahía, as well as the Tennis Center, Fitness Center (Available from 12:00pm - 6:00pm), and over four miles of scenic walking and jogging trails throughout Punta Mita. (Additional costs apply).



**Access Fees**

Please note that access to Punta Mita amenities is subject to a one-time Access Fee per guest, per stay. This fee is established by the Punta Mita community and is not included in the rental rate unless otherwise specified.



The Neighborhood:

Las Palmas is one of Punta Mita’s most exclusive and peaceful communities, ideal for those seeking privacy and a connection with nature. Surrounded by the Jack Nicklaus Pacífico Golf Course, it offers beautiful views, lush green spaces, and a prime location just steps from the Pacifico Beach Club—perfect for enjoying the beach, dining, and activities in a relaxed setting.



Getting Around:

The villa is located just 40 minutes from Puerto Vallarta International Airport, providing easy and convenient access for arrivals and departures.



Within the Punta Mita community, the most practical way to get around is by golf cart, allowing guests to reach beach clubs, golf courses, restaurants, and common areas in just minutes.



The location also offers close access to nearby towns such as Sayulita, San Pancho, and the village of Punta de Mita, where guests can enjoy beaches, dining, shops, local markets, and outdoor activities.



Other Things to Note:

A $1,500 USD or $30,000 MXN security deposit is required as a pre-authorization hold on guest’s credit card upon arrival.



Cancellation Policy:

1. For any new confirmed reservation, you can cancel within 24 hours of booking and receive a full refund, excluding payment processing fees.

2. After that period, cancel at least 30 days before check-in and receive a refund in your original form of payment, minus the booking fee and associated taxes. Head over to your online Rental Specialist to request your refund.

3. Festive Seasons: For any reservation during festive seasons (including Thanksgiving Week, Christmas Week, New Year’s Week, Mexican Holy Week, and Easter Week), cancel at least 60 days before check-in and receive a refund in your original form of payment, minus the booking fee and associated taxes. Contact your Rental Specialist.

House Rules:

- No pets allowed.

- Suitable for children (2-12 years).

- Suitable for infants (less than 2).

- Enter and leave the property at the times marked for check-in and check-out.

- Always treat service personnel with respect and dignity.

- Immediately notify about any damage or incident to the property.

- Smoking is allowed in outdoor areas.

- After 10 pm, loud music is not allowed, and we ask that you maintain a moderate noise level.

- Do not exceed the number of guests on the reservation.

- Eating is not allowed in the pool.

- Do not put food in the bedrooms.

- No shoes on sofas.
