It was a beautiful location, the view was amazing! It was a quiet area and a short drive to some fun areas. Loved the walking distance to the state park. Can’t say enough about the beautiful view through the back side of the house. It was enchanting.
This house fit our family perfectly. We enjoyed the poolside grill and bikes. Having beach chair set up was super nice. The boardwalk made the walk in the sand so much easier. Plus we could sit on the deck and watch the dolphins.
Property was very nice and in great location. Only thing that wasn't accurate in the listing is it said there was room for 6 cars when it was actually only 4. We only had three cars, but would be very disappointing if someone showed up and needed 6 spots.

Our whole family loved the house, the location was perfect. The private beach was amazing, the kids loved the pool, and it came in handy especially during the second half of our trip when Red Tide came in. The house could use a deep cleaning other than that it was perfect, we are looking forward to coming back!

The perfect beach house!
Our family of 6 had more than enough room, and could have hosted a second family with room and privacy to spare!
The location is amazing, with a peaceful private beach setting, and the amazing emerald water. This house has the goods and the neighborhood that you are looking for!
Extra sand toys for the kids, perfect sized pool (heated, but the heater was broken for our stay), beach service for chairs and umbrellas.
This was a trip that we'll never forget. Hope to do it again soon!

Our family had great time at White Caps. Pros: totally enjoyed the pool, right on beach, beautiful views, house very clean, nice new appliances. Mike was awesome he set up beach chairs for us every morning. Cons: house being built directly next door so huge crane 10 ft from pool fence pounding in pillars - very loud and work crew there several days. Kitchen could use new bakeware and utensils, knives especially needed. Furniture very worn and property showing wear.
Loved the beach, the location, the deck, the pool, the beach service and the family room. The bed situation was terrible. Master bed was like a trampoline. Lower level queen bed pretty much ruined the vacation of the couple who drew the short straw. Pillows were awful too. A few thousand dollars could solve this and this would be an absolute gem. Unfortunately the sleeping situation clouded the trip. Naps on the beach almost made up for it!

- location, beach, and gulf were great
- ice maker did not dispense ice, so we had to buy bags from store which was annoying
- should consider installing anti-scald valves in shower since a couple of times burning hot water was felt when a toilet was flushed which is dangerous for our grand children
- pool was dirty when we arrived . . . we had to clean it before we could use it
- pool furniture is old, feels unstable when using, and should be updated
- should be provided a note for local services, such as food delivery, beach amenities (chair and umbellar rentals, etc.)
- board walk to beach needs renovated (not safe)
Overall disappointed with this property and would not recommend. Location and views were amazing but everything is was poor quality. We will avoid any properties managed by Vacasa going forward. Do not count on the pool being heated. Despite paying extra to have it heated, the heat never worked. Having a heated pool for our kids because of the time of year we were visiting was a major reason we chose this property. Dealing with Vacasa to request the heat be turned on prior to our visit and then throughout our visit was unnecessarily cumbersome. Overall, the property was poorly maintained (broken fence pieces and outdoor lights on the ground, melted cups in the cupboards, loud plastic mattress covers with cheap sheets that didn’t fit, and the list goes on). The house also lacked many basic items you would expect like potholders and a hair dryer. A major safety concern was the pile of beach and pool accessories outside. Most were broken and the chairs had rusted out so badly that there were broke pieces of rusted metal all over. We cleaned up the rusted metal enough to make the walkway passable but the entire pile needs to be disposed of and the area cleaned for safety. Not sure if the issue is Vacasa and the owner is unaware or if they don’t care. Would not recommend.

The Good, the Bad, and the Ugly
The Good:The location was excellent — stunning beach views and a peaceful, uncrowded shoreline during our late April stay. The private walkway to the beach was in great condition and easy to navigate, making beach access simple and enjoyable.The Bad:The ice maker didn’t work at all during our stay. The master bedroom bed was very firm, and the plastic-backed sheets felt more like a hospital than a vacation home. Vacasa was frustrating to deal with — you can’t contact anyone local, only a generic hotline with reps who aren’t familiar with the property.The Ugly:The pool, which was the main reason we chose this rental and paid a premium, was green and unusable for nearly half of our trip. I reached out for a partial refund and received no response. Construction next door made relaxing difficult — we dealt with noise, gawking workers, sawdust and debris blowing into the yard, and even marijuana smoke during their lunch breaks, which was awkward to explain to our young kids.
Pros : location and privacy beach, plenty of space. Ac works good! Bikes (3 of 4 were functional), Beach chairs were set up daily and put away every evening (except Saturday…for some reason they didn’t come out to set up?)
Cons: the house was not near as nice as the cost would lead you to believe. There were ceiling fan blades broken off. Some fans squeaked non stop. The house is pretty worn and aged. You would be hard pressed to park 6 vehicles as it suggests. One bike had flat tires and no way to pump it up. The pool is small and has no umbrellas! The rental cost of this house is not for the faint of heart and I expected more after paying rent for a week here.
Only reason for the 4 stars on a couple items instead of all 5 stars. They did not let us check in early. Apparently it is not an option on this property. We drove by 3-4 hours before our check in and it was already clean and no one had rented it the day before. It is a little petty of me to complain, but I also think a little petty not to let us go on in a few hours early. The house is not stocked very well. It is a full family or multiple couples type house. So, we expected a crock pot, iron and ironing board and usually you will get left over coffee/filters, spices, beach towels, etc. This unit apparently does not allow that. I am willing to buy my own and not looking for free stuff. It is just nice to not have to buy some of those things that you will only use a small portion of, or maybe even once. We would have left stuff for those following up behind us also. Anyway, great place, just come prepared or willing to buy some things.

Beautiful Views/Awful Beds
Pros:
* The view from from home is incredible. Waking up and sipping coffee on the porch was an amazing way to start each day
* the private beach was quiet and allowed my kids space to play and roam for most of the trip!!
* Walking distance to town! We walked on the beach or the sidewalk into town every morning for coffee! Rosemary Beach town is beautiful!
Cons:
* The beds are awful. Everyone from age 5 to 30 to 70 had awful night sleeps.
*The place just needs an overall deep clean. When we arrived my mother in law and I spent a good house sweeping and wiping down surfaces. We found a baby bottle, a pair of glasses and a sock during our clean
* Lack of Lighting by the pool! Grill early unless you want to grill in the dark!
* getting in touch with management was difficult. Leading up to the trip and during we tried reaching management on vrbo and Vacasa directly and it took days to get a reply. I’ve rented several homes and never had this issue before so just something to keep in mind. Of course, Covid short staffing is still at play so this could change over time.
