There are large, bright windows throughout the entire apartment. The windows of the living room and face a little venetian square in the district called Castello.
The area is quite and very easy to reach, because it is a few minutes from the vaporetto stop called “Giardini”, no bridge to cross to get to. Close by there is the street “Via Garibaldi” full of well-stocked shop, bars, restaurants. The public water-bus stop (“Giardini”) is very important: many lines stop there (number 1-2-4.1-4.2-5.1-5.2-6-N night line) and assure any link in Venice and for the others islands (Murano, Burano, etc.).
Apartment consists of one bedroom with a double-bed, a large living-room with a furnished kitchenette and with a double sofa-bed and the bathroom (with shower). Self-catering.
About the flat...: This apartment is ideal for people looking for a romantic and cultural holiday in Venice. You can easily walk to Saint Mark's square and interesting places of the city from this location, but far from noisy tourist quarters. The position is enchanting, close to the “Giardini” water bus stop (2 stops after San Marco), and also easy to reach the Lido beach. Very close you will find Via Garibaldi which is full of shops of every kind, bars, restaurants. The Giardini (Gardens of Venice) are known for the Biennale Art Exposition.

Living in the heart of a residential Venetian area really allowed us to experience a side of life that we would have missed by staying at a hotel in the tourist areas of Venice. Francesco was amazing at communication, met as at the vaporetto stop and helped us to the clean, nicely appointed apartment. The location near Via Girabaldi shopping area and the Gardini vaporetto stops was great, too. Plus, we could walk (and did so) to San Marco - it is a easy 15 minute walk; or 25 minutes if you stroll.
We really enjoyed staying in Castello - quiet but with many local restaurant options and easy to get to anywhere. The apartment was great and the hosts were helpful and responsive. Would happily stay here again.
We had a great stay in Venice. Francesco was very communicative and helpful, and the apartment was clean, nicely decorated, and very well equipped. We had everything we needed to eat, sleep, shop, and relax. The bed was the most comfortable of our entire 3-week, 5 location trip to Italy. The neighbourhood was also perfect - quiet, local, but still authentic and lively enough to feel like you’re a part of the community. Highly recommend.
The property is small but well equipped and functional. It is in a good location, quiet but close to some good restaurants on the local main street. It is also handy for the main attractions of Venice but far enough away to escape the packed central hot spots. The local “bus stop” for the water bus is only a 2 minute walk away.The hosts were easy to contact and very informative. We were meet at the water bus stop, taken to the flat and given a guided tour. Throughout our weeks stay, they responded quickly to a couple of queries that arose. The overall ambiance of the flat and its location contributed greatly to our very happy week in Venice.

Very well located in a quiet neighborhood. The vaporetto is a 5-minute walk away. Quiet at night, perfect for a couple. Bakery, trattoria, and butcher are just a stone's throw away. Very pleasant stay and visit of the Time Space existence at the MOra and Bembo palaces, then a ballet inspired by Swan Lake at La Fenice, visit of the Guggenheim which is a concentrate of masterpieces and finally the Doge's Palace.
Clean, comfortable and convenient--walk to everything or take the vaperetto. A neighbourhood with more locals than tourists and all the necessities. Host service A+

The location of the flat can't be better: between Via Garibaldi and the Giardini Biennale. Great local atmosphere. Big Coop nearby but also many small shops. My favorite places were Majers for fresh salads and Caffe La Serra for sitting in the garden. I stayed 5 nights, it was just perfect.
The place was just like the pictures said. Francesco met us at the water bus stop and carried the bag for my wife. He gave us lots of good info about our stay and made sure we could find our way around. It was absolutely great value for the money. The only change I would make would be to upgrade the sofa. There was lots of power outlets and kitchen stuff, We actually made dinner once, Can't recommend enough and we are cdertainly contemplating staying there again!

A friend and I stayed in this apartment for a week while we attended the Biennale. It was the perfect location. The owner, Francesco was the most accommodating host. He met us at the dock so he could walk us to the property and introduce us to all of the appliances and neighborhood. The apartment was exactly as advertised and suited us well. The most unexpected pleasure was the neighborhood. It is not in the most touristy part of Venice so we had a lot of fun exploring our local shops and cafes and becoming 'regulars'. Everyone was so friendly and helpful. If you like to walk, all the tourist attractions are and easy distance by foot, but the boat taxi is very close if you prefer. I would totally stay here again and have already recommended it to my friends.
Good communication from Francesco who arranged to meet us off the vaporetto from the train station. Apartment in a quiet area but very close to via Garibaldi for a co-op supermarket and restaurants etc. And also the vaporetto stop. Walking into St Mark's area took about 20 mins and was a change from taking the vaporetto.
The apartment was very clean and well provisioned, up 3 flights of stairs. We had our introduction to the Italian garbage sorting system which Francesco explained to us!
Bathroom was tiny with a compact shower, toilet, hand basin and bidet, but bedroom and living area were a reasonable size.

The week in Venice was great. Francesco made contact via WhatsApp right after booking. The check-in was very easy and personal: Francesco picked us up at Giardini Biennale station and explained in detail the way beforehand, with information about ticket and Waterbus lines. We were given a bottle of Venetian wine as a welcome gift. The apartment is exactly as described, very clean, very bright, very quiet, spacious for two people, very well equipped, very accessible by various waterbus lines. We had everything we needed. Supermarket, restaurants, bars and cafes are just around the corner. The residential area is very charming, close to the Biennale, less touristy, many locals. Francesco is a great host, always immediately available, very friendly and generous. We highly recommend this accommodation and hope to come back soon.

We stayed in the unit/flat twice this spring on two separate occasions. In summary, we highly recommend this unit/flat for a stay in Castello. The first stay was for 3+ weeks and the second stay was for 10 days.
First, Francesco meets you at the Vaporetto stop, walks you to the unit, and then acquaints you with the unit. We have stayed at other units in other areas of Venice, and not that their property managers were unprofessional or bad, but Francesco is really unique and it gave both myself and my wife an extra sense of satisfaction with the unit/flat and the whole process.
The unit/flat is accurate as described. Everything worked and we didn't have any problems with anything.
The location, at least for us, was ideal. The neighborhood is relatively quiet. Only a few footsteps away is the main walking street in Castello (Via Guiseppe Garibaldi). The restaurants are good, the people friendly, and there is a grocery store (Coop) close by. The other thing that made the location so ideal for us was that it was close to a few parks and green spaces, a rarity in Venice.
We would highly recommend this unit/flat to anyone, and like already stated, Francesco is a wonderful owner and property manager.
