Think: morning coffee facing unbroken views across the acreage. Afternoons that move between books, records, long meals, trail walks, and the private cedar-housed infrared sauna. Evenings by the fire pit. Clear nights with the telescope and a dark Western Catskills sky that makes the stars feel unusually close.

The house:


The heart of the home is the great room, a double-height gathering space where the kitchen, dining area, lounge, gas stove fireplace, and mountain-facing view all live together. It is the room you will remember most: open but warm, minimal but comfortable, architectural without feeling cold.

The kitchen is designed for real cooking and slow meals in. Guests have a gas range, espresso setup, drip coffee, grinder, dishwasher, quality cookware, cast iron, an enameled Dutch oven, wine glasses, cocktail tools, pantry basics, and the pieces that make a weekend dinner feel considered rather than improvised. The dining table seats six.

The living area includes a 75-inch TV and strong fiber internet for streaming, movie nights, Wi-Fi calling, and remote work when needed. The house has modern comfort throughout, but the real luxury is the quiet: the view, the acreage, the sauna, the fire, and the feeling that the day does not need to be rushed.


Bedrooms and baths:


The home sleeps up to six guests across three bedrooms: two king bedrooms and one queen bedroom.

The main-floor primary suite is its own retreat, with a king bed, a peaceful view, and direct access toward the private sauna experience. It is the best room for guests who want the easiest flow between sleep, morning light, and the wellness ritual outside.

380 Decker sits in the Western Catskills outside Stamford, in a rural pocket that feels private without being cut off from the best parts of the area. Stamford and Hobart are a short drive away for provisions, dining, bookstores, antiques, and small-town wandering.

Hobart, known as the Catskills Book Village, is especially well suited to slow afternoons: independent bookstores, quiet Main Street energy, antiques, and the kind of browsing that pairs well with a weekend away from the city.

For outdoor time, guests are well positioned for Mount Utsayantha, the Catskill Scenic Trail, scenic drives, hiking, fishing, farm-country roads, and seasonal Catskills exploring. Skiers can use the home as a design-forward base for nearby Catskills mountains including Plattekill, Belleayre, Windham, and Hunter.

This is not a walk-to-town listing or a resort-style development. A car is required. The reward is the privacy: a contemporary field house on private acreage, with town, trails, books, food, and mountain days all within reach.


Guest access and hospitality:


Guests have private access to the full home and outdoor spaces, including the great room, kitchen, dining area, three bedrooms, two bathrooms, upstairs loft, deck, patio, sauna, grill, fire pit, telescope, and surrounding acreage.
Check-in is fully self-guided with a secure smart lock and personalized access code. Detailed arrival instructions are sent before check-in.

A 24/7 guest concierge team is available by message before, during, and after your stay for house questions, local guidance, maintenance needs, or anything that would make the visit smoother. You will have privacy unless support is requested, scheduled service is needed, or a special arrangement has been approved in advance.

Parking is available for up to four vehicles. The driveway is private, plowed, and maintained in winter, but strong AWD or 4WD is recommended during snow months.

Special stays:

Private chef dinners, small wellness retreats, intimate celebrations, photo shoots, video shoots, and other special-use stays may be considered with advance written approval.

The minimum booking age is 21.
The loft is accessed by stairs. The acreage includes natural terrain, so guests should expect uneven ground, seasonal insects, wildlife, snow, mud, and changing rural conditions.

The home has zoned heating and cooling. Temperature changes may be more gradual than a typical forced-air central AC system, especially during extreme heat or cold. The gas stove fireplace provides supplemental warmth and ambiance.

Exterior security cameras are located above exterior doors and monitor entry points for safety and property protection. There are no indoor cameras.
Trash and recycling should be placed in the designated bins according to the house guide before checkout.

Hot tub, cold plunge, and outdoor shower amenities are planned for a future phase and are not included unless they are specifically listed as available at the time of booking.
