Late checkout fee $50 for 11:30 and $100 for Noon checkout.
We provide shovels to assist with snow removal but do not offer snow shoveling services. Guests are responsible for making their arrangements for snow clearing.
We may require certain booking additional damage deposit of $500 to $1500
Guests must keep a close eye on their pets and children, as the house and yard may contain items unsuitable for them.

The house was located in a quiet older neighborhood. Perfect location for exploring around Buffalo and Niagara Falls. The fenced in yard is perfect for pets. There are ample sleeping places for family/friends. Each bedroom has a big-screen TV and either a floor fan, ceiling fan, or a/c. The house has clearly been updated recently. The bathrooms are nice and clean, the kitchen was also nicely done, and there is new flooring throughout the entire house. There are plenty of shopping/restaurants within 2-5 mins from the house. There are 2 full bathrooms- one has a huge walk-in shower (main floor) and the other has a bathtub with shower (upstairs). There is a desk for working if needed in the large upstairs bedroom. Also upstairs is a quiet little sitting area with a couch (pulls out into a bed) and 2 chairs if you are staying with a large group and need a few minutes of time alone. Sheets, blankets, towels, and washcloths are provided. There was also plenty of toilet paper, shampoo, conditioner, and hand soap in the bathrooms. If you are traveling with kids, maybe bring some games/toys/books along, but other than that - the house has all you need. We look forward to a return stay with more family.
