About this property

Remodeled & Best Value in Mammoth By Owner since 2012

TOML-CPAN-15816 Horizons 4 Unit #110 has historically been one of the most popular 1 bedroom plus loft vacation rentals at Horizons 4 Resort Condominiums in Mammoth Lakes since 2013. Why? Because the owners have invested thousands updating their home that provides a a luxurious kitchen open to a cozy living area that offers comforts and amenities that many other condos don't provide, including a 65” 4K Smart TV above the fire place on a articulating mount that creates viewing from the kitchen, dining or living room. The television is connected to local cable television and equipped for streaming from your services. There is a Yamaha Sound bar (bluetooth for your phone audio). Also included is Wi-Fi internet with up to 100 Mbps download speed provided by Optimum cable (provided without guarantee).

The living room has some board games, a basic 4 person pickleball set (summer time on tennis court) and a small Sony component stereo system for local FM radio or CD's. The updated wood burning fireplace (2023) has a thermostatically controlled Buck Stove with blower to circulate the warmth of the fireplace throughout the home. Firewood is supplied at no additional cost and stored on the balcony in winter.

The kitchen is well stocked and offers ample counter space with a large granite peninsula with counter seating. The owners have spared no expense in the kitchen that features self-closing drawers and doors, an enormous peninsula with slab granite counters, modern stainless steel appliances, stainless sink, designer faucet, stainless drawer pulls, bright LED recessed lighting, toaster, blender, crockpot, tea kettle, and a Kuerig K-cup Duo (k-cups and drip) coffee system.

This privately-owned home accommodates and sleeps up to a maximum of 6 people in the downstairs bedroom with a California King pillow top mattress, a 38" flat panel Smart television and rustic furnishings. The bedroom also has an extra bathroom vanity with sink (an added benefit to a one bathroom home). The spacious loft sleeps up to four people in a Queen Bed and two Twin Beds. The loft has a 32' flat panel TV (not smart) with basic cable service. This home has a mountain lodge style that is modern, cozy and extremely comfortable. The living room offers seating for everyone and features a chenille sofa, love seat and large chair next to the fireplace. There is a small collection of board games, puzzles and books.

The updated bath offers new vanity and linen cabinets, slab granite counter, and oil-rubbed bronze fixtures. There is an tub shower combo with porcelain tile and elongated, chair height, Eco-toilet. The home is served by a 50 gallon water heater (2023).

Outside, this home features a convenient location within the Horizons 4 Condominiums Resort, located nearest the HOA recreational facilities, including the year-round jacuzzi spa and dry-sauna, a seasonal heated pool (Memorial Day - Labor Day), tennis court (a pickleball net is on the court as well during summer), and a recreation room that provides a Ping-Pong table (you must provide your own paddles and balls) and coin operated pool table and arcade game(s). You'll appreciate the short walk in the winter from this home to the Jacuzzi style spa. The laundry is in the HOA common area, and requires downloading the Clear Pay app and account.

This home is non-smoking and does not allow pets. The balcony is filled with firewood and offers a view of trees and neighboring buildings. You have access and use of the outside ski locker for your ski equipment storage overnight in the winter so you don't have to leave your skis in your car (in the summer it is sometimes used for firewood storage). This unit is also located on the Green line, steps from the town's free shuttle system stop and walking distance to Von's, coffee, restaurants and movie theatre on Old Mammoth Rd. Given the convenient location of our home, please note it does experience road noise from passing autos and trucks during summer and snow plows in the winter. The home was recently upgraded with new dual-paned windows and sliding door to improve sound insulation. The unit is an upstairs unit with exterior stairs to the entry.

Horizons 4 HOA has a BBQ and Picnic area in the pines with several tables and charcoal and propane BBQ's. TOML-CPAN-15816 / Town of Mammoth Lakes BTC #07362

Mammoth condo

We really enjoyed our stay in Mammoth. It’s a beautiful area and have skied there in the past. One thing is that the condo is on the second floor. It was a bit much for packing food and luggage up the stairs for 4 - 75+ year olds.

Excellent

Clean, updated, comfortable bed. Nice shower, little patio, everything you need. 2 minor things in the negative (can opener does not work, and it was disappointing that we couldn’t use the pool or jacuzzi until 3 pm). We’ve stayed at Horizons 4 many times and the pool hours have changed. Overall still excellent!! Location is perfect. We will book again for sure.

Just right

My college aged son and I spent 3 nights at John's lovely home in Mammoth. There was plenty of space (the loft is really cool) and the kitchen was well stocked. The bed in the master bedroom is really comfortable; great after a day on the slopes. The condo is conveniently located and was very clean. Thanks, John for such a hospitable home away from home!

Convenient to everything, including the hot tub!

Comfortable, spacious and well-equipped. As stated, not much natural light. That got us outdoors in the morning, whether to the cafe on the corner or the mountain trails. We found it a lovely place to relax, go for a hot tub or sauna, and make dinner in the evening

Fine for small family

The place was clean and comfortable and still a great value. Beds really comfortable. Only issue that bugged us somewhat is that it’s the end unit on a very busy street. To have the windows open (which we needed) made it pretty noisy. That being said being where we were meant you could walk most places.

Perfect little getaway

The condo itself is really nice and the location is really close to town.. It's perfect for a small family. The loft is really cool and the kids will love it. It's like their own little hide-away. The king size bed is comfy and clean with nice pillows. The kitchen is seemingly brand new and has all the utensils one would need. It also looks like John upgraded the knives because they were nice and sharp. The only negative is that the interior of the condo has a tendency to be dark during the day but there is sufficient lighting. The pool, game room, tennis courts are a nice addition to keep the kids entertained in when they're done playing on the mountain. I can't wait to come back!

A Great Value, Especially During Peak Dates

We stayed between Christmas and New Years. The rate was considerably lower than some of the other options we saw on VRBO. The unit is well maintained and well appointed. In particular, the downstairs' bedroom has a very comfortable king. The biggest drawback of this unit is that it is on one of the busier roads in Mammoth. The noise was not terrible but it was noticeable. We took advantage of the fireplace and free wood, which was very nice. However, the wood was cut to a size that was really too large for the size of the fireplace. Had to buy a hand saw and the local hardware store to cut the wood to suitable size. We cooked most of our meals and the kitchen had the majority of what we needed. Overall, we felt like we got a good deal and had a pleasant stay.

Nice little spot - Good location/quality/value

We visited Mammoth for a mountain bike race and spent three nights at the condo. It had all the amenities we needed for our brief stay (except for a hair dryer, which the owner explained was abnormal and they'll providing a replacement). The king bed in the main bedroom was very comfortable, and the house was insulated enough that we never had to touch the heat (of course, it only ever got down into the high 30's while we were there). Kitchen is nicely updated and well-equipped. Location is about a 5-minute drive from anything you could want in town or on the Mountain, and the nearest intersection (maybe .25 miles away) is home to the only major grocery store (Vons) and movie theater in town. We had a good, classic breakfast at The Stove one morning, which was also just a short stroll from the condo. Owner was easy to correspond with and always quick to reply. We'd definitely stay here again if visiting Mammoth.

Wake up, but we didn't smell the coffee

An average condo that worked satisfactorily for 3 senior skiers for 3 nights. We would have preferred 2 bathrooms, but we were fine with the one. With 2 engineers, it took a 2nd night to figure out the TV, which was oddly located, but we used an Amazon hotstick (?), enabling us to view the programs we wanted to watch. The title refers to the 1st 2 mornings because there was no coffee maker in the condo (a 1st for us). A couple of calls to management brought us one a bit tardier than promised. The vanity towel rack in the master bedroom was repaired by its occupant. Location excellent, walked to restaurants and grocery.

4 night stay early june 2022

Nice space for two . Spent 4 nights early june 2022 to fish lake Crowley . Clean. Very responsive owner. Convenient location . Only two points for improvement - For some reason the wifi connection was slow on my laptop and couldn’t get work done - had to use my cell phone but thankfully didn’t have too much work to do. Water pressure of shower was very weak and had to really rush in and out of shower to keep from getting cold even though the water temp itself was hot , due to being a trickle . Owner has looked into it and apparently is a regulator issue with the HOA but it’s unfortunate if this is the water pressure of all the owners ! Hope the HOA addresses it because it is otherwise a great place for two ( only one restroom / shower). It’s a great price regardless and owner was very responsive , but man , if the water pressure and internet could be improved , place would be a fantastic deal. We still had a great time and enjoyed the place . Thanks !!

Nice and quiet.

Been to the Horizons 4 property several times staying in a different condo each time. All previous stays were in a one bedroom. This time we decided to try the one bedroom with loft and were pleasantly welcomed with more room than we really needed, however, we were looking to see how much room there actually is for future consideration with extra family members. The unit was clean and well stocked with just about everything a family will need to enjoy time at Mammoth Lakes. Did not get a chance to use the wood burning stove because the area experienced a small "heat wave" but alas all was good. Having just the one bathroom may be a challenge for a larger group. With cooperation from all involved it is no different than growing up with eight people sharing the same bathroom. The only observance I came across was the missing window covering behind one of the loft area beds. The owner, John, is super friendly and great to work with. We would definitely stay again at this unit. Our stay was mostly quiet, being that short shoulder after full ski season and the beginning of summer, except one of the condo units in the same building was being worked on til after 10 PM. There are plenty of places to visit within a short walking distance from the property. We always visit Robertos Mexican Restaurant (we order the burrito grande and split it), The Stove, Johns Pizza Works, Giovanni's, and Subway. Those folks that want to explore a little further and do not want to drive can pick up the Purple Line just outside the property or venture down to Old Mammoth Rd. and pick up the trolley, all for free. Take the trolley up to the Lakes Basin and spend time fishing, hiking, biking or horseback riding the many miles of trails available. You can pick up the shuttle (fee required) that goes from Mammoth Mountain Main Lodge to Reds Meadow/Devils Post Pile and more hiking trails around the Mammoth Lakes region. Further out of town there are lots of places to explore. Convict Lake and McGee Creek are less than 20 minutes from town. Tuolumne Meadows and the surrounding hiking trails are just inside the east Yosemite National park entrance on Tioga Pass Rd.(State Rt. 120). Stop in at the Whoa Nellie Deli for lunch or dinner and just maybe there may be a band playing out front. Like any resort area, prices for meals can be steep, however, with a little knowledge or basic home economic skills an affordable vacation can be had at Mammoth Lakes. M & M

About the host

Hosted by John Y.

Host profile image
My wife, kids and I enjoy sharing our Mammoth home as a base for the spectacular activities Mammoth and the Eastern Sierra offer including the endless opportunities to ski, snowboard, fish, hike, bird-watch, golf, ride horses, mountain bike, road bike and more. Mammoth provides an escape from our Southern California city life and is the gateway to the areas we love to spend time recreating such as Yosemite National Park, Mammoth Mountain Ski Area, Devils Postpile National Monument, June Lake Ski Area, Mono County, Bodie ghost town, Mono Lake, Mount Whitney, John Muir wilderness, Crowley Lake, Owens River and the town of Bishop.

Why they chose this property

We chose this property because we like being within walking distance to the amenities of town while still enjoying the tall pines and a short walk to Mammoth meadow.. You don't need a car and can utilize the town shuttle that stops nearby. You can also walk to Von's, the movie theater, restaurants including Roberto's Mexican, Grumpy's Sports Grill, Mammoth Tavern, Giovanni's and Old Mammoth Park, the meadow and Mammoth Creek. The town offers summer and winter shuttles and the stop on our street near the end of our driveway, you can hop on and head to the Village, up the Mountain, out to the lakes area.

What makes this property unique

Our complex offers a private tennis court, swimming pool (heated in Summer), Jacuzzi, dry-sauna, a recreation room with video games, pool table and free Ping-Pong. The complex is 92 units spread out over 4 acres and includes a forest of tall pines and a wonderful BBQ area in the summer.
