PROPERTY & SAFETY RULES:
--our housekeeper has a SEVERE pet allergy so we cannot accept any animals.

- - kids must be 6 & older AND ALSO must be able to swim well in order to stay in this property. Kids must be supervised at all times. No lifeguard on duty - swim at your own risk. No horseplay. No diving, jumping or flipping. SHALLOW WATER. Pool & common area hours: 10 a.m. to 9 p.m.. Strict neighborhood noise ordinance in place at night. Follow all posted pool area rules. Keep pool gate doors tightly closed. Kids must always be supervised by responsible Adult

- Registered guests only. No visitor parking. 2 Parking spots per place - use parking permit hangtags. NO STREET PARKING. Absolutely no pets. No smoking or vaping inside and no smoking outside anywhere on our grounds. Drive slowly on our road. Low-key, quiet respectful vacationers only. Must be 25 years old or older or staying with parents to stay here. No parties, events, or noisy gatherings of any kind.

- we use a professional pest control service. Florida is a tropical climate and it is possible to see bugs inside despite our best efforts. Please keep windows/doors tightly closed & keep place clean & tidy with food tightly closed to prevent pests.

- $350 fine for evidence of smoking and for pet violations & face immediate eviction.

All posted pool and house rules must be followed for the safety and enjoyment of all. No lifeguards on duty. Pool gate door must always be tightly latched. Swimming pool closes at sunset. Follow pool hours. Kids must be supervised at all times by adult. You agree to be fully responsible for any accidents you may incur. You agree to waive any claim whatsoever against owner for accidents or claims arising from swimming or property use. By renting this property, guests hereby agree to hold owners harmless against any and all claims, damages or causes of action for damages arising from injury to persons or property, or loss of life sustained in or about the rental property by any person or persons whatsoever. The renter further agrees that the owners shall not be liable for any personal injuries or damages to any goods, wares, or property regardless of how such injuries or damages may be caused, or whether resulting from acts of negligence.

VACATION HOUSE DETAILS:
Our talented interior designer worked her magic to create a super comfortable, beautiful three-bedroom vacation house for our guests - enjoy! We are proud to say we have many, MANY happy repeat guests visit year after year as a tradition. Two of the bedrooms (on each end of the house) have king-size beds. The third bedroom has a full bed and twin bed. All bed linens & mattresses are new and comfortable! Two full bathrooms recently renovated. All new furnishings throughout in an upscale coastal, inviting décor. Our dining room has pretty French Doors overlooking our attractive private pool with dramatic multiple fountains (which can be turned on & off) and backyard with lots of tropical plantings. Our kitchen has granite counters, stainless steel appliances and new dining table overlooking pool. Basic outdoor shower within pool screen area provides a very refreshing quick clean up option. Pool heat is included. Lots of free amenities! High-speed free WIFI.

You agree to be fully responsible for any accidents you may incur. You agree to waive any claim whatsoever against owner for accidents or claims arising from swimming or kayak use. Rental car is the best, easiest, most reasonably priced way to get to and from Venice (unless you are driving your own car). Free easy parking throughout Venice. Once you arrive, we have a good bike rental option listed in our guest guide with free delivery & pick up to the house. Only 6 minute walk to our great beach, the Fishing Pier & Sharky's restaurant.
