This traditional cottage has been beautifully restored to a very high standard; bright & stylishly furnished with an open plan kitchen/living area with underfloor heating. The open plan area comprises a well equipped kitchen with integrated appliances, comfortable dining and additional seating in the glass extension to catch the morning sun with a coffee from the Nespresso machine. The living area has comfortable seating, a flat screen TV and a well-stocked wood burning stove.
The bedrooms are both ensuite; the master having a roll top bath in the bathroom. A door from the twin room leads onto a patio with a cafe style table & chairs perfect for morning coffee. A separate outhouse is provided as a perfect wet kit boot room. There is a stainless steel sink, washing machine, tumble drier and overhead pulley for drying clothes.
In addition to two laid lawn areas to the front of the cottage there are two separate decking areas for al fresco dining and BBQs. Deck chairs are also provided to relax and enjoy the outdoors.
As part of our commitment to the environment we used to use refillable products from Scottish Fine Soaps in the bathrooms. We have replaced these with smaller single use bottles (any not used are not recycled to the next guests).

Charming cottage just minutes from Perth. Soaps and shampoos in bathroom and crisp, clean linens and towels. We appreciated the slippers and housecoats and we enjoyed the welcome basket. The Kirkstyle Pub in nearby Dunning was fantastic as was Gloagburn Farm Market. Hope to return someday.
Beautiful cottage in lovely countryside with river access. very thoughtful provision of appliances, kitchen and diningware. Beds super comfy with egyptian cotton sheets and big fluffy towels! Overall a very aesthetic exerience
Have stayed before and love the property. It’s well equipped with tasteful, good quality furnishings comfy beds and luxurious linen. We had a bit of an issue getting the code for the keys but that could be my lack of tech knowledge! Slightly disappointed that on this visit we couldn’t get down to the river as I had promised I would swim every day. However we had a wonderful relaxing time, the birds and wildlife are amazing, and because the grounds are so extensive and well thought out, even when it rained we could still be outdoors. A beautiful peaceful place even if there were lots of cobwebs in the shower room. I’m sure we’ll return
What a fantastic property. The house was spotless on our arrival and so well equipped. First impression was that it was a Show Home, both inside and out. The beds were very comfortable and the duvets were amazing. We had a great time exploring the local area and there was no need for any heating as the weather was lovely and warm. We would recommend this home to anyone. The Lees.
Lovely place, great accommodation, heated floors and towel warmers, quiet, ample parking, great places to eat. The wood stove kept us toasty. Hope to stay here again sometime.

It was great - location ideal for seeing the area and nice and peaceful- enjoyed walking and relaxing in the property also - would recommend it to others
This cottage was warm and welcoming from the moment we unlocked the door. We stayed 4 nights but wished we had booked more. From the heated floors to the soaking tub and the beautiful walk to the river everything was 5 stars.
Earn River Cottage was our home away from home for 10 glorious days. The location is ideal for exploring the area. Nearby Gloagburn Farm Shop and Kirkstyle Inn for dining were just a few of our favourites. The cottage is very well appointed, and the welcome basket was a real treat. We will be returning very soon.

Rural heaven
Loved our stay in Earn River Cottage. Attention to detail is excellent from bedding to crockery ,super clean windows,comfy beds,utility shed,location,peace was all great.
Very professionally run Vrbo. The place was spotless.
All communication with Vrbo ownership was prompt and excellent. Lesley & Donryn are excellent communicators and thank you both for giving us a great anniversary vacation.
We had a wonderful stay here. The cottage was great, beautifully decorated, had everything we needed. Bright and in a lovely area. Loved watching the lambs in the field beside us.
Short distance to pubs, farm shops etc. Can't wait to come back. Thank you.

Fantastic property to relax and hide away from it all, but only 10 minutes west of Perth.
We had a fabulous time here, by stocking the fridge & switching off for 3 days. The property had everything we needed & we were well looked after before & on our arrival by the Lesley.

A Spring Break
This is our second visit to Earne Cottage, I don’t think it will be our last. The cottage has everything you need and as in immaculate condition, exactly as described on the website. We found it to be an ideal base for exploring around Scotland.
Really nice cottage off the beaten track near Perth. We found it a great home base for our visits e.g. to Stirling, Edinburgh and Aberfeldy. The cottage is very well equipped - nothing we were missing. The hosts were very friendly and responsive as well. Definitely recommended.

This cottage is fantastic! Clean, beautiful and well done! I could live here. Beautiful setting. Quiet and comfortable. It was just my husband and myself but, it would also be a great place for a family to stay.

Fantastic 'away from it all' cottage. This cottage is hidden away in rural surroundings but a 5 minute drive from Perth City centre, making it a great base to explore Perthshire. It is beautifully decorated with extremely tasteful furnishings and fittings of a very high standard. It also has its very own private beach (pebble) on the river Earn. Highly recommend this cottage and will definitely be back.
