A turn of the century house with a private garden located in the centre of Coniston, 2 minutes stroll from village shops, pubs, and restaurants.
A short walk to the shores of Coniston Water and a stones throw from the fells and footpaths. Views of the Old Man and Yewdale Crags from the house and garden are inspiring.
The whole house has been renovated and furnished to a high standard with quality fixtures and fittings.
There is a unique and stunning piece of artisan leaded glass work in the lounge depicting Coniston Water and Fells, this was designed and crafted by Sarah Lace a friend (Sarah does commissions if you have an idea for a unique piece of glass)
Set out over three floors there is a lounge a separate dining room, fully fitted new kitchen, 2 king size bedrooms & a twin bedroom, a bathroom and shower room.
The kitchen has a Bosch cooker and hob, Zannusi fridge freezer and Neff dishwasher.
In the lounge the are 2 sumptuous Bouyant sofas to sink into after a day on the fells and a Stovax log burning stove on a beautiful green slate hearth to keep you cosy in the evening.
The two large double bedrooms both have stunning oak beds and very comfortable pocket sprung mattresses. The master bedroom on the top floor has oak chest of drawers and matching bedside cabinets with drawers. There's a built in/walk in wardrobe The twin bedroom at the rear of the house has 2 modern full size single beds with quality mattresses, pine wardrobe, with drawers and matching bedside cabinet and a view of Coniston Old Man to wake up to.
The front double room on the first floor also has a beautiful oak king size bed a classy period vaneered double wardrobe and chest of drawers both with decorative inlays, one of the bedside cabinets is lovely grainy pitch pine
On the top floor there is a fully tiled family bathroom with a 800mm wide bath, mira mixer shower over, his and hers basins and a wc.
We also have a ground floor shower room with large enclosure, wc and full size basin. This is decorated with beautiful travertine tiling.
To the rear there is an enclosed yard paved with local stone and across the small private lane is the garden and garage.
The garden is mainly lawn and herbaceous borders with a small patio area. It is a south facing sun trap and there is an absolutely fantastic view of the fells.
We've have provided good quality garden furniture for six people.
Just 2 minutes from the house is the village centre. Here you'll find all amenities needed and fortunately some great pubs. There is a village butcher within the Nisa shop, the home cured bacon and sausages are great. Each pub has its own character, good real ales and terrific food. The Black Bull has its own brewery! There is even an excellent Indian restaurant.
The house has unlimited wifi, a smart TV, we allow one well behaved dog only which must not go upstairs or on the furniture.
The stairs up to the first floor are steep.
We do not allow smoking/ vaping of any kind in the house or in the yard.
Our preferred guests are couples and families.

We live in South Cheshire and have spent many happy days around the fells and mountains of the Lake District and Snowdonia. The photo above is us near the Summit of the Old Man after traversing Dow Crag last September, terrific day out.
Why they chose this property
We have always loved the Lake District and especially the quieter unspoilt towns and villages such as Coniston, it is a privilege to be able to spend time and relax in such a community in the midst of some of Britain's most stunning scenery. We worked hard for a year to create a home in the village, during that time we experienced unbelievable help and hospitality and made new friends, this makes Coniston a special place for us.
We have refirbished, decorated and furnished the house as a home as though we were intending to live there and so you should find every comfort needed for great holiday.
You really could dump the car and not need it all week. From the house you can access every level of walk from flat easy trek to serious mountain day out. Just over the hill is Grizedale Forest if mountain biking is your sport. You're only a short distance from all central high fells and within reach of the remote western fells if you want a longer day out. You can easily get back to base camp in Coniston from any of these .
If you really want to visit the hub bub of the big town you can pop up to Ambleside safe in the knowledge that Coniston isn't far away!
The house is 2 minutes from the village centre where you can find the Co op, cafes, bakers, hardware shop and Hutchinsons butcher in the Nisa shop, the home cured bacon is great. There's outdoor shops, news agents and gift shops too, including the famous Honesty Shop selling a variety of hand made products, jam and cakes.
The Spar /garage which sells practically everything is open until 22:00. There are several good pubs in the village centre and more further afield. The Black Bull has a brewery making great real ales including famous Bluebird bitter.
We have a great bakery supplying a whole range of artisan breads.
Saras Indian restaurant is very good. Steam Bistro is excellent "gastro" dining (150m from home) Both are unlicensed so take your own "medicine". Saras is cash only. You must book ahead at Steam.

What makes this property unique
The views from the house and garden are incredible, we find it impossible not to delight at the morning sun lighting up Yewdale Crags when you pull back the curtains, when you step out of the back door you can't help but glance up to the fells. If you sit in the garden you'll undoubtedly end up studying the endless cliffs and crags of the Old Man whilst all the time you will hear Church Beck rushing off to Coniston Water.
The house has every home comfort that you may need from comfortable beds to a range of Bosh appliances. BT super fast broadband allows you to stream movies on the smart TV. Plenty of guide books help you plan your days out.
