The bright well-equipped kitchen incorporates all the mod cons and there is a washer/dryer in the utility room which is also perfect for storing boots, coats and makes the perfect place for your four-legged friends to lay their heads after a busy day running on the beach. You will enjoy restful nights in one of the four bedrooms, which includes a master bedroom en-suite, with king-size bed and large walk-in shower. The family bathroom comes with a decadently deep freestanding contemporary bath and separate walk-in shower - perfect for washing those sandy toes and enjoying a relaxing soak.
With fabulous walking from the cottage or nearby on Barrow Common at Brancaster Staithe, don't forget to bring your walking boots. Cycle Route No.1 goes through the village too, so enjoy cycling the narrow lanes full of poppies and wildflowers during the warmer months, and spectacular skeins of geese in the winter, plus you will be rewarded with glorious elevated views of the coast.
Situated in the centre of the village of Docking, on a tree-lined road overlooking the village church, this is a perfect location for exploring the whole of the North Norfolk coast. Despite its central village location, the detached house enjoys a feeling of privacy and seclusion. The beautiful sandy beaches at Old Hunstanton, Brancaster, Holkham and Wells-next-the-Sea are easily reached by car; and the popular Georgian village of Burnham Market with its independent shops is about a ten minute drive away. The Old School House welcomes up to four dogs and there is off-road parking for up to four cars on the shingle driveway to the side of the property.

Wonderful house for an older family and partners for a weekend away. The house was cosy, spacious, lovely bedrooms and the dogs enjoyed the tiled floors and garden, so very easy to mop wet footprints up after exploring the outside.Brilliant access to the coast, hamlets, pubs, woodland walks too. Would definitely return.

Lovely little house
Lovely little house, well equipped and comfortable.
Just 2 things to consider.
There were no hairdryers. Or if there were we couldn't find them. They are cheep as chips and most places have them.
The other was the key collection and drop off. If you arrive late or leave early, as we did, factoring in the collection and return of the key is a bit of an inconvenience. especially if you have to leave early on a Sunday morning.
can I recommend a key safe. We have one and it is brilliant.

Second visit
Came back to OS house to find it much improved with the added bedroom and en suite and new bathroom. Was flummoxed by the heating/boiler instructions which talked about a floor-level switch which we couldn’t find and told us not to switch off the boiler even though it was never on while we were there! That needs sorting. Otherwise the house was great, Docking a good village to be in and we all had a lovely time.

General cleanliness was ok but needed to wash the crockery and kitchen utensils before use. No micro
Accommodation was good for 5 adults, 1 child and 4 dogs. Noise from the road, school and church clock was excessive. Garden was dog-friendly and safe but very overgrown (a rose bush grows over the lounge window) and uncared for - loose bricks on raised flower bed, the garden furniture was scruffy and the barbeque was dirty. The mattresses on the bunk beds were worn and uncomfortable and there is no lock on the bathroom door! The welcoming pack was a nice touch but, for the cost of the property, it was rather expensive taking in the faults mentioned.

No storage in back bedrooms - a hook on the door would have been useful.
Even when the sun was out the snug was gloomy and uninviting.

Snug With two sofas, coffee tables and book cases. Utility room WC, range of cupboards/units with Belfast sink, washer/dryer and room for storing boots and coats.
First Floor: Master bedroom King-size bed, hanging rail and flatscreen television. En-suite shower room Walk-in shower, wash basin and WC. Bedroom two Twin beds that can be converted to a super-king size bed (please specify on booking), with chest of drawers and mirror. Bedroom three King-size bed with built-in wardrobes, feature fireplace and mirror. Bedroom four Full sized bunk beds (lower bunk is a 4ft 6 inch double bed - access to one side only), mirror and cabinet. Family bathroom Free-standing contemporary bath, separate shower, wash basin, WC and heated towel rail.
Outside: Overlooking the church with mature trees to the front. A sheltered walled area directly from the dining room is a peaceful place to enjoy al fresco dining. There is garden furniture and a charcoal barbecue. The gardens are mainly laid to lawn and are fully enclosed. Off-road private parking on the driveway for four cars, through the gateway.
