We had loads of fun staying at the retreat and there were lots of activities to keep the kids and adults entertained. Everyone loved tubing down the river and the fairy forrest was a kids favorite too. Will surely visit again.
My daughter celebrated her 12th birthday here. All of her friends loved hanging out in the barn and making smores on the fire pit. We hope to come back this summer. Also next year to celebrate her again.

Yes it's a most unique property. (It had been a month since the last guest left and it was cleaned). Our housekeeping staff promptly cleans as soon as each guest vacates.
My hubby and I stayed at the ranch house for 3 nights and had an absolute blast! The most fun we’ve had in a while! The barn cat became our new bestie.
We had a great time staying at the farmhouse. There were plenty of activities for everyone. We explored the vast property, rode horses, enjoyed paddle boards, watched wildlife, threw axes and more. Our daughters loved the cats. We enjoyed the house as well. The kitchen was well stocked and the house was clean. No complaints from us. We will be back when it is warmer!

Excellent Family & Friends Country Retreat
We used this place to celebrate my husband's 30th birthday with his family and our friends. We wanted to go to Revolver but have a longer event for such a big birthday. This place slept 8 in the house well, with one person choosing to use the barn, so we all had our spaces! The river was great, although due to recent flooding a tad difficult to get down to for the 60+y.o. folks, but it was so nice to be able to get in there for us younger adults. And the ability to bring all of our 6 dogs between 3 couples, that was such a plus. They loved being (fenced in) country dogs for the weekend! The horseshoes provided hours of entertainment while the brisket smoked.
Just a perfect getaway, and only 1 hour from Mansfield :)

I think you guys set the record for the number of dogs! Dogs do love it. Also, river access is now almost back to where it was before the flood. In a week or so, it will be even better than before.
The farmhouse is original, very rustic and quiet. The house (including the fridge) was very clean. The barnyard is a short walk down hill from the farmhouse and the experiences with all the animals was great fun - donkeys, chickens, sheep, horses, cats...etc. The farmhouse is very close to the barn with the cats and learning to rope a cow. It is also located on the road to get to the Brazos river - the farmhouse is at the top of the hill so keep that in mind to walk or drive down to the river. River is walkable so bring river shoes (Crocs worked great). Temperature in early March was above average (mid 70s to mid 80s). Window A/C units had a difficult time making the house cooler at night for sleeping but given it wasn't too hot outside it was fairly comfortable. While there is tv available, we did not use it since there was always something fun to be doing outside. Overall a very memorable getaway

So glad you found us! The views from Grandpa's front porch are amazing, and there isn't another neighbor for over a mile! Bill Btw we've replaced the one a/c unit that was dragging. Bill
The rustic nature of this property may not be for everyone; but for our family it was PERFECT! The activities available were outstanding and fun for the whole family.
Beautiful location. A real Texas ranch. We kayaked the Brazos River from the property. We went 11 miles.
Old-timey ranch house with cows grazing outside. A real Texas experience!
Great communication with the property owner and staff. Would highly recommend.
We had a wonderful time together with family. WiFi worked, plenty of kitchen utensils and toiletries. The venue was great fun for the kids and the adults could just sit and talk. The river was fun and relaxing. The cows came around for a visit and the kids fed the animals (great fun). We also spotted a swallowtail flycatcher and an abundance of wild flowers. We never spotted a bunting which I-had hoped we might. There was a new Webber gas grill which made cooking outside a breeze. The only negative was it was listed as a3 bedroom sleeps 8. The 3rd bedroom was the living room and the bed was the couch which was unusable. It looked moldy and no one would sleep on it so had to double up with the kids. My suggestion is either change the ad description or get a better sofa bed and describe it as such
We enjoyed our visit the the Farmhouse and got to do a bit of everything. The house was roomy for our family of 4 and dog. The beds were comfortable and the kitchen had everything we needed. We grilled one night and has smores at the fire pit one night. We loved meeting all the animals and being able to feed them. The property was so beautiful and quiet. We enjoyed the walks exploring and coming across the fairy forest and a surprised bunny. We especially loved the Brazos. The access is great, the kayaks were fun and in good condition and we loved riding the "rapids" in the tubes. Rapids in 1-2 ft of water was just right for our young kids. And the life jackets were in great condition. We loved the visit and hope to come back another time.
Location is so beautiful and relaxing! Loved my morning coffee on the porch! My family and I had a wonderful time playing outside and spending time with the animals. TV was never turned on and kids never asked to watch. We can’t wait to go back!
We needed a break from the hustle and bustle of our lives. From ages 3 to adult, this property did not let anyone down. 350 acres of beautiful and relaxing views. The farmhouse is so quaint but we spent most of our time outdoors. We made many good memories during our stay!

Kathleen I loved reading this! So glad you found us! Bill
If you want a nice quite getaway look no farther. Clean and quite old farm house. Owner Bill always answers his phone and is always pleasant and helpful. This place is full of interesting history and Bill knows a lot of it. We was fortunate on New Years Eve to get two rounds of pretty big flake snow. We love it and looking forward to going back. Thanks Bill.
My husband, 95 year old mother, myself and our dogs stayed for a couple of weeks in November while our floors were being resurfaced. We had a wonderful stay! We had a fun time barbecuing, beautiful area by the river, visiting the animals and enjoying the quiet. The house had plenty of amenities. Highly recommend. I wish we could have brought our children when they were younger.
We had a lovely time!! Trista could not have been lovelier, taking care of Sugar the donkey and her friends--we loved the animals. The cows were heard and not seen, but evidence abounded! Quiet, great vistas, adventures on the river. It was all terrific.
My my family and I recently stayed for a weekend and the only regret we have is that it wasn’t longer! The property is amazing, totally secluded with beautiful views! The ranch Forman was so nice to ensure my kids had chances to feed the animals, we loved Dennis, Patrick and the whole gang. If you are looking for a getaway in the country then you MUST check this place out. We look forward to going back for a longer visit!
We had an amazing time on our stay at FFRR. The scenery is beautiful, the animals are funny and wonderful to visit and feed, the river was amazing. I had a hard time finding a vacation spot that would let me take my dogs, but Bill was wonderful about it. I don't know who had more fun the humans or the pups. The house was clean and had most everything we needed. I thought that I would be inside watching TV most of the time, but I never once turned on the TV. I spent all day everyday at the river. The river was low but we still had a fun-filled great time. I have found my vacation spot and will return every year!!! Thanks for the amazing vacation FFRR!!
