We love hosting guests who’ll enjoy our space as much as we do. To make sure it’s a perfect fit, please send an inquiry before submitting a booking request.

A few things to know:
• Max occupancy: 2 adults (28+), no exceptions
• Names & phone numbers required for all guests at booking acceptance
• Registered guests only — no visitors, parties, or events
• Summer weekends (June 1–Oct 31) require Fri + Sat nights (holiday weekends = 3 nights)
• Travel insurance is strongly recommended — our cancellation policy applies to all reservations
• I personally speak with each guest after booking to confirm details and answer questions

This isn’t your average rental — at nearly 2,000 sq. ft., it’s 3–4 times larger than a typical hotel suite. Located in Newport’s trendy South Broadway (SoBo) district, you’re steps from restaurants, cafés, and bars, with Thames Street, Bellevue Avenue, the harbor, and the ocean just a short walk away.

Inside, you’ll find:
• 1 bedroom with king bed
• 1 full bath + small half bath (off the bedroom)
• Beautiful kitchen
• Spacious living area with high ceilings, exposed brick & serious wow factor
• Pool table, foosball, and shuffleboard
• Central A/C, Wi-Fi, Smart TV (YouTube streaming), and Amazon Echo

• Huge, stylish space with unique character
• Walk everywhere — no car needed
• Surrounded by top dining, bars, and shopping
• Live like a local in a vibrant neighborhood



🙃 The “Warts” (because every place has them)
• We live upstairs — you may hear us walking (we try to be quiet!)
• Urban living = occasional city noise
• Half bath is “cozy” (code for small) and only accessible through the bedroom
• Only the larger oven works
• No fireplace, pellet stove, or jacuzzi tub



📋 House Rules (Non-Negotiable)
• Adults only (28+) — no children, infants, or air mattresses
• No animals (family allergies)
• No smoking anywhere on the property
• No hair dye (fees apply for damage/cleaning)
• No seafood or strong-odor cooking (keep it fresh for the next guest 😉)
• No unregistered guests
• Basement is off-limits
• Quiet hours: 10pm–7am — please be mindful of neighbors



🚗 Parking
• On-street parking only — follow posted signs
• One resident guest parking pass provided (May 1–Oct 1) — must be returned or $250 fee applies



ℹ️ Other Notes
• Cleaning fee covers standard turnover — please leave kitchen appliances clean to avoid extra charges
• Outdoor areas & basement have 24-hour security cameras (no indoor cameras)
• We’re not responsible for third-party outages (electric, water, internet) beyond our control
• Décor and furnishings may change without affecting listing accuracy
• Owner’s Right of Entry (Internet Issues): If internet service goes out, we may need to briefly enter the unit to restore it. We’ll always notify you when possible, and keep it quick.
• With so many amazing restaurants nearby, most guests let the pros do the cooking. Because of that, we no longer stock pantry staples (they went to waste). If you want to whip something up, please bring your own ingredients — and out of kindness to the next guest, avoid “signature scents” that linger past checkout 😉.

The host requires you to complete the following before checking out:
Load the dishwasher
Gather used towels
Remove personal items and remove leftover food and drinks
Turn off the lights, lock the doors and return the keys
Please don’t leave bags of trash in the wood floors - take to bins in alley on Bull St
Failure to complete these may result in a negative review from the host.
Guest MUST inquiry before submitting a request The door in the kitchen leads to basement and is OFF LIMITS - camera and motion sensor in basement
Appliances must be left clean - additional cleaning fees will apply if cleaning is required. Guests are asked to tidy up after themselves.
Occupancy limited to the people on the reservation - Max 2 - at all times. No outside guests permitted on the property.

This is the coolest neighborhood in Newport with lots of great restaurants and shops just a stones throw away.

What makes this property unique

Built in 1910 this brick building once housed switchboards for the phone company, it was a Green Stamp redemption center, as well as a Malt Shoppe called the Dairy Lounge, a karate studio and an art studio before being converted into two separate condos.
