65" android smart TV with Netflix, continuous flow of hot water, heating and air conditioning, equipped kitchen and a separate laundry room with washing machine and a dryer.
Juat a note - a recent weather event has damaged part of the back fence, which is outside of the main guest area.
Cozy home away from home - refurbished home on 600m2 section, clean with comfy beds, luxurious linen & homely kitchen that leads to an open-plan dining and living area. Well insulated and completely renovated.
Appliances and almost everything you need supplied, including all linen, towels, pillows & full kitchen appliances - wine glasses (white, red, bubbly) for that wind down after a full day of fun. 65΅inch TV with Netflix in the lounge and the deck allows enjoying the sun.

This property is clean and modern. It's well equipped, so if you're cooking meals this is a really good choice.Beds are comfy and the heat pump kept the house warm on a cold night.
Great location. Walking distance to centre of Rotorua. Plenty of places to go to while this was our base. Fantastic to come ‘home’ at the end of the day and cook our own meals, do our washing and relax.

Nice property for 5 of us. However, I would prefer 2 toilets.
Thank you for letting us stay at your lovely place, was perfect for our requirements and so central to the city.
Will definitely book again if back in Rotorua
So much was broken and dirty: sink tap leaks onto bench, stove light broken, crockery dirty, no dishwasher powder, drain blocked in shower due to hair not being cleaned out, soft patch on the floor by shower indicating there is a leak and the boards underneath the lino are rotting, shower door is off its hinges, probably also contributing to the above, bed not made, gutters are blocked which makes for noisy overflows during the night in heavy rain.When we arrived we were locked out of the bathroom which is not what you want to find after a long drive. While the location is central it doesn't feel very safe e.g. neighbours having long noisy arguments outside.At the price I expected something upmarket, which this definitely is not.
As we were driving towards Rotorua, we got a message from the owner asking about how we wanted to deal with the broken window, the mess left in the house and the removal of soaps and shampoos from the bathroom. Imagine the shock since we had not even gotten there yet! Apparently the previous renters were not optimal guests...
So when we got there, we found the taped over window in the laundry room but the mess had been cleaned up. The floor in the kitchen and living area was very sticky. Unpleasant. The rooms were small - the front bedroom could only accommodate one tiny bedside table next to the bed. There were scuffs on the wall and areas of missing paint. The bathroom was the largest room in the house. Shower pressure was good. Kitchen was basic but we didn't try to cook anything during our overnight stay.
Because the window was only taped over, it seemed that someone could easily reach in and open it so we took our stuff and locked it in the car when we went out to eat.
Don't know if the house had been poorly used by previous guests or if the scuffs and chipped paint were always there...There was a washer which was a plus.
It reminded me of student rental housing with basic amenities, a yard with just mowed grass and overgrown fence at the back.

I sent the following feedback to the owner:
There are a number of items relating to the property which I wish to bring to you attention. In short, it did not meet my expectations.
1. The commercial size rubbish bin at the rear of the property hasn’t been emptied in weeks. It’s teeming with flies. Other properties in the street don’t seem to have this issue.
2. There are no hangers in the wardrobe or draws to store clothes in. The wardrobes are full of spare bedding, so can’t be used.
3. The towel rail in the bathroom is hanging off the wall.
4. The curtains in the front bedroom have mould on them.
5. There are two bedside lamps in the rear bedroom but the cable on one is not long enough to reach the wall socket, so it cannot be used.
6. The tray and rack in the oven had not been cleaned when I arrived. Both were extremely greasy.
7. There is no grill tray for the oven, so the grill cannot be used.
8. The rubber seal has come off of the sink plug, so the sink won’t hold water to wash up in.
9. There is no drainer to stack washed plates etc. on.
10. The frying pan is unusable. The Teflon coating is flaking off all over the pan. I purchased a new frying pan which I will leave at the property.
11. There is no colander or sieve with which to drain pasta, rice etc.
12. The front door is sticking. It’s very difficult to open.
I thought I should bring these items to you attention.

A short stay away to escape from the teens was made luxurious by this wee bach just a short distance from middle of town. Beds were super comfortable. Everything smelled and looked so clean. We were lovely and warm and the bath was a bit of luxury after an afternoon at the hot pools. We wished we could stay longer.
We stayed here with our 3 kids and found the accomodation clean and modern. My kids enjoyed the front yard where they could run and kick the ball around. It is located in a quite neighborhood and close to main town and attractions. We will stay here again.
