About this property

Gated Home Near Beaches/Newport w/ Massive open Living/Gourmet Kitchen, 12 beds

I am usually not interested in 3 night rentals during the high season (May-September) and holidays, but you are welcome to make an inquiry (sometimes I make exceptions based on scheduling and market conditions). It is at my discretion to determine number of days, so please check with me before you make solid plans with your group and put in a reservation.

Simply the best family and group friendly home on the island. The home is located just 5 minutes by car to Newport's finest beaches and 10 minutes to downtown,.

This home can be rented by the long weekend year round except for July and August where this home is available for periods of one week only. 3 or 4 night summer weekends can be rented at premium pricing at owners discretion.


The 5500 square foot home has a 2000 square foot open living, dining and kitchen area. The chef's kitchen is outfitted with high end 48" appliances, large private pantry, 2 fridges, and is fully stocked with plenty of cooking necessities.

The living room seats 14+ and has a wide screen TV. Within the same space is a regulation antique Brunswick pool table, a 22 foot antique American Shuffleboard table, a bar room, and a dining table that easily seats 14 people. There is an additional table that seats 6, and 2 bar stools at the grand kitchen island.

There is a 6 person sauna at basement level. The area from the main floor to the basement is tastefully finished in mahogany and cedar.

There are 6 bedrooms with ample additional sleeping space in the 2nd floor loft (which is ample in size 25'x18'). In all there are 8 king beds and 4 twins. Comfortable sleeping for 12 individual beds, or 16+ with couples and kids. Outside there are 2 decks and a patio.
The master bath is ensuite, with Jacuzzi tub and shower. There are 3 additional full bathrooms that can be shared by the 5 additional bedrooms. The home is in excess of 5500 square feet.
The yard is private and gated.
Extra Covid cleaning measures are occurring including making sure all touch points are anti-viral sprayed even after a thorough cleaning. An additional service can be provided for $300 which is performed by a separate environmental sanitization company which will fog then wipe down the entire interior of the property with a peroxide based solution which is non-toxic but an extremely reliable virus killer. If you are interested paying for this extra service, please communicate with owner (Chris) before or just after booking.

girls' getaway

A group of 12 of us stayed for a weekend at this great property, great location, close to Newport and the beaches. House was clean, spacious and just as advertised. Owner Chris was always very responsive and quick to answer questions we had. We'd definitely stay here again.

70th birthday party celebrated with family. Fabulous!

Spacious, wonderful for a large group. Pool table and shuffle board table kept the older children and adults entertained. Walk to the beach was very nice! Plenty of room to just hang out and relax and at the same time share the space. Large dining table was great for card games! Had a great time!

Family Reunion

This was a once in a life time family get together with family from CA, GA, CT and MA. The youngest was 9 mouths and the oldest 79 years old. On the day we left everyone stated they wished they had another day because they enjoyed themselves so much. The house was super comfortable for both children and adults with lots of games for both. Even our pets seemed happy. The area is wonderful for walks. The one thing that was a surprise, but everyone really enjoyed was the radiant heated floors. This made the cold February days and nights very comfortable. I have lived and visited all over the world and this house is one of my best stays ever.

This is an older home with a strange addition. Very roomy with beds for 18. They emphasized the need for noise control after dusk, and since this is an obvious party house, I can understand. It was clean and comfortable, but not very luxurious for the price. There were no lamps, even in the bedrooms. Very few outlets upstairs. The communication was very timely and complete.

Great home layout for entertaining and meal preparation for large groups (14 - 16)Location was very convenient to downtown Newport and surrounding attractions. VRBO online support was excellent with outstanding support from local agent Chris Sousa. We enjoyed many activities both on land and water.Look into a ferry boat trip to Block Island from Newport harbor. Newport Trolley excursion with stop at Breakers is a must. First choice for downtown Newport parking is St. Mary’s. The lawn area in the front of the house is great for outdoor games - enjoyed by all, including those sitting on the front porch Adirondack chairs(observing). All in all a wonderful vacation stop for families.

Family Vacation

Came to the area for a family wedding with 14 people ages 5-75. The house is large with lots of beds to accommodate a large group. The games like pool and shuffleboard were great to have. The house has does have some quirky aspects that I wasn't expecting like a see through glass shower door that faces a hallway. Also one of the bedrooms shares a space with the laundry room. The house could really use some minor upgrades/updates for guests like new bed linens, towels and the cookware was all very used. This is the first rental I've stayed in that requires guests to make their own beds which I found a bit odd but otherwise the house was clean and can accommodate a large groups easily with lots of beds and space to gather.

Family wedding weekend

The location of the home was perfect for attending a family wedding. Beautiful home inside and out with plenty of space. We had so much fun being all together. Only concern was the master bathrooms fixtures needed some work. Other than that the home was exceptional.

Great House for Family Reunion

We were 7 senior citizen siblings from multiple states. This house was great for us! The house was very clean and exactly as represented on the site. There are 4 bedrooms and 3 bathrooms on the ground floor. One bedroom with a bathroom and the open loft with multiple beds are on the 2nd floor. The large kitchen and grand open main area are wonderful for visiting with everyone. We enjoyed playing pool and shuffleboard. The neighborhood is quiet and beautiful, while being only a 10 minute drive to beaches and downtown Newport. Chris is very responsive and pleasant to communicate with. This was a great place for our family to see each other and have fun!!!

Great house with loads of space!

We had a wonderful time when we took our entire family to Rhode Island for an anniversary celebration. There was plenty of room for the 8 adults and 3 young children. The spacious kitchen allowed for multiple family members to comfortably do food prep or just visit at the large island in the center. The second refrigerator was definitely helpful for our big family. We all enjoyed the shuffleboard and pool tables. The loft is absolutely huge!! My suggestion to future guests is to not put the young children in the loft--ours woke up early and their feet overhead awakened the sleeping adults downstairs! But we all loved the space and I highly recommend this rental property.

Perfect House for Family Wedding

The house was perfect for our family’s trip to RI for our son’s wedding. It is even better than pictured as the kitchen has been updated and it’s been repainted so it’s nice and bright. We had 3 kids aged 7-14 and they ran immediately to the pool table which we all enjoyed along with the shuffle board table. It was a warm week so it was nice to keep busy inside when we were home. The 4 bathrooms were great for getting ready. Chris was there when we arrived, he sent us links for a quick casual dinner so we were back to prepare for everyone’s arrival, and he assured us he’d be available for any questions or problems (which there weren’t). As our sons are all over 6 ft, the king beds were a comfort. The location was convenient for the wedding at Glen Manor as well as to Newport & 2nd Ave beach. We’d definitely recommend!!

URI Graduation weekend

First , the location of the property is amazing. Close to everything we wanted. We hosted a diverse group of family and everyone was thrilled with everything. The property was so impressive and way more than we expected. Our host was so accommodating and understanding and super responsive to our questions and issues. I could write so much more about this experience but sufficed to say, we highly recommend this experience for any gathering. Your guests will be impressed. Every part of this experience made for a memorable gathering that no one in attendance will ever forget. Of course the amazing experience is mostly large in part to the family and friends in attendance, but there is no question that the house and host were a huge positive factor that made it “epic”. I’m already thinking of other reasons to gather here again…thanks Chris!!!!

Family Celebration

Spacious eclectic home good for large groups

We booked this house for a weekend away for our group of 40-something ladies, 14 of us, all arriving from different locations. Overall it was a very good choice for such a large group - we had looked at another of Chris’ homes in Tiverton, or the Wellington Resort in Newport, but felt this had the best mix of gathering space, king beds, and proximity to Newport. Location: The house is in a pretty, quiet residential neighbourhood, a few miles to a sandy beach or 20 min walk to a closer rocky beach (Pebble Beach), 10 mins drive to Middletown, 15-20 mins drive to Newport, 5 mins drive to an amazing vineyard (Greenvale). Spaces: The common area was perfect for our large group to gather - big open plan area with kitchen, dining, living and games room all connected and a vaulted ceiling open to the upstairs loft. The furnishings are a little worn and the decor is dated & eclectic, but the house was very clean so that didn’t bother us. We enjoyed playing pool, piano and shuffleboard, but didn’t try out the sauna (in the basement down a flight of steps off the games room). Sleeping: Four bedrooms downstairs, and one bedroom plus loft upstairs. Downstairs is a large king suite with its own bathroom (jacuzzi tub & shower) and slider onto a little porch. Also downstairs are: two simple bedrooms each with a king bed; a bedroom off the laundry room with a king, twin, crib; and two shared bathrooms. Going upstairs you enter a loft area that is open to the living area below and has 2 kings, 2 twins, a bar/sink and small dining table. Off the loft is the 5th bedroom, which has a cozy configuration with two kings and a twin, its own bathroom, and a sunny porch with lounge chairs. Bedding includes sheets, towels and fleece blankets (we worried we’d be cold but the blankets are warmer than they look!) Beds and pillows were comfortable. One thing to note is that the sleeping area in the loft is only really usable if everyone is on the same sleep schedule- since it’s open to the living area below. Because all the rooms had king beds we opted instead to share so no one got stuck in the loft and the king beds were spacious anyway. Outside: The yard is compact with a covered front porch with lounge chairs, small side and back porches, and bushes providing privacy from the neighbours. The driveway fits 6+cars. (The host Chris was very responsive and helped us sort out our extra cars.) Thanks for a great weekend!
