Relax and enjoy our privately owned 2100 square foot, newly renovated 3 level beachfront luxury Villa, with 3 main bedrooms.This spacious seaside retreat sleeps 9 guests very comfortably and is privately owned, Located in the heart of hotel zone.
Bring the family and enjoy all of Cancun's attractions and activities. We would love to have you as our guests at our own little piece of paradise. Unit has a full size refrigerator, oven, stove in the kitchen and a mini fridge in the bar area. Maid service 6 days a week. Hire the chef and take all the stress away of planning/cooking and cleaning up.The resort does not offer the all inclusive package to the privately owned villas. BUS STOP directly outside the resort Many really nice restaurants within walking distance of the villa. Grocery store 1 mile away and right on the bus route. 2 Shopping malls within 5 mins of resort. Our property manager can handle any excursions, airport transportation, chef etc that you may want to purchase. This villa is located inside of a resort but it a private unit. It is separate from the resort. You have direct access to the beach but do not have access to any of the resorts amenities. You are completely separate from the resort. The only thing included from the resort is the security. This villa is for beach lovers and for guest that want to spend their time at the beach enjoying the ocean. This vacation villa was the perfect fit for our bridal party group. Enough rooms and beds suitable for each person. The location was right on the beach and close to major attractions.

Wonderful Condo, Great Location, Unbelievable Vacation!

So many amazing things about this condo! First, location was fantastic. Right near the water, short walk to the beach. More than enough space for all 8 adults. House keeping was great came everyday. We got a personal chef, wow he was amazing. Angie was so helpful with getting us into different activities. Everything was amazing

Highly recommend this villa!

Staying at this villa will exceed your expectations! The property is spacious and very clean! We were a group of 7 and we felt very comfortable!! Daily the cleaning staff comes in and freshens up the property and provides fresh beach towels. We had a chef for the entire stay and we truly recommend this if you are looking for the ultimate way to be worry free! The food is fresh and it works out so much cheaper than paying all inclusive rates or restaurant prices. Angie (property manager) and Augustine (chef) provided excellent service! Angie arranged everything from airport pickup to private excursions that allowed us to have a stress free vacation and fun!! Highly recommend staying here!!! 10/10 recommend!

Beach front villa

Check-in at the security gate takes about 10 minutes, luckily our van driver could help translate. After that, the townhouse style villa had a great view of the ocean, and the rooms were huge. Each bedroom and floor has their own private balcony, and there is a water pump for drinking water. The resort security didn’t bother us with pool access or leaving the resort. Bus stops and taxis were right outside, plus walking distance to restaurants and stores. This is the only place I will ever book again in Cancun. I wish I found it earlier. Also, the property manager was like my own personal concierge, and the property owner was easy to speak with.

Great location for a large family gathering

We were hard-pressed to find a location to accommodate our large party. We were elated to find this three bedroom, four bath villa steps away from the beach. We elected to have Augustine cook one meal a day for us which was absolutely amazing. At the time of booking we were told that although the Villa was situated on the property for Omni Cancún we were unable to access any of the amenities including the swimming pools, gym, Restaurants, bars, or the beach chairs and Palapas. We found ourselves needing to schedule day trips to other resorts to utilize their swimming pools and beach areas mainly because it was too hot to sit at the beach all day without a pool. The teens in our group grew tired of not being able to use the amenities that were steps away from The Villa. There was quite a bit of seaweed in the water and I was told that this is common for the month of August. The water was so beautiful in color and clarity with the exception of the seaweed. The Unit itself had every single possible thing we would need and was nicely updated with beautiful upgrades, comfortable beds and electronics. Toward the end of what was ultimately a two week vacation, I grew tired of having to play tour guide to schedule things for us to do offsite. The all inclusive package would have allowed us to stay on property and not venture off as much as we needed to do to pass the time. There are day passes at other resorts which allows for day pass options and we found that offered day-passes for the same price as many others that included amazing cuisine, several pools, snorkeling on a coral reef, a pool party, and even trapeze lessons. Definitely the way to go and it was only 15 minutes away. Overall an amazing amazing vacation with gorgeous accommodations and beautiful views! We did some tours through our concierge and others through local bookings and they were vastly different in quality so use the contact the the villa provides for all of your needs.

Very nice villa & location was everything. The pictures do no justice at all! The view was perfect!

This property was way more than what the pictures show you. From the location to the perfect view was everything and more. The chef was awesome & the food was delicious each time! Please do not hesitate to rent this villa, you will not regret it. The communication with the management team wears A-1.

Thanks for a great time

I want to thank the team that welcomed and took care of us. We had a great time. Right on the beach, right by the pool. The hotel zone (party area) was about a 5-10 minute walk to the bus stop then a 10 minute bus ride (12 pesos/$1) away. The house was clean, spacious, and comfortable for our party of 7 (no couples, no kids). We recommend the chef. He was always on time, went above and beyond by adding fruit platters and sauces to the dishes, and he also cleaned up not only after himself but after us! He took the stress out of worrying where to eat, traveling to a restaurant, and waiting for the group to get ready. Most importantly the food was good, not over/under cooked. Unfortunately my phone was damaged so I couldn't keep contact with the host like I would've liked but we still had a great time. They recommended things to do, offered transportation, and were able to assist with COVID testing. Thanks again for taking care of us, we booked 24 hours before arriving due to our other property backing out on us 48 hours before checkin after booking 6 months in advance! So you guys saved our trip.

Perfect for our family of 9!

We loved our stay at this villa and had a blast! The clean, nicely located accommodations were exactly what our 7 children were hoping for! Plenty of space, fun pools, steps away from the ocean, full size fridge- great AC. The power went out one day due to weather and we didn’t have hot water for about 24 hours- but not the owners fault. It was restored as quickly as possible. We would definitely book this villa again!

Could be best vacation ever

We loved this villa! There were 9 of us and plenty of room for all. Everything was sooooo nice and convenient to the pool and beach. One surprise was the fun night time entertainment that was right outside our door. Even though we didn't have the all-inclusive package for food and drink, we enjoyed cooking and especially appreciated the daily housekeeper to clean up for us! It was easy to get to the grocery store or pick up some items or tacos from the store across the street. We would definitely rent this villa again next trip to Cancun!

Excellent Amazing Family Vacation!!!

Our family of 7 which included 5 teenage kids (13yrs -16yrs old) had the most wonderful time in Cancun at your lovely and fantastic property!!! The Master Bedroom had an amazing view of the ocean to wake up to each day! The kids loved being able to swim in the ocean, use the pool and hot tub, and play beach volleyball. It was the perfect location and the layout was perfect for our family of 7 and gave all of us the space we needed. We hired the chef Elias who was fantastic, he made us amazing food (I really wanted to bring him home with me) and it was nice that we didn't have to shop, cook, or do dishes and feel like we as parents were also on vacation. Fana the property manager was great and so helpful, he made our trip very smooth and worry free as soon as we arrived in Cancun. He was always quick to respond if we had any questions or issues. And finally, thank you for the very helpful tips and answering all of our many questions as this was a big trip for our family. We will definitely be back again!

5 star Villa!!!

My family and I stood at this Villa it was amazing! The location was breath taking. The villa was extremely clean and very tastefully decorated. It was the most comfortable trip I've ever taken with my kids. Everyone had there own space, the beds were comfortable. The people that support the villa arranged for a private chef and a private drive to take us to Chen itza. It was great food and I didn't have to cook. The driver took us to many places it was relaxing and I would do it again. This villa is really 5 star never stay in a hotel again when you can stay at a villa like this. Thank you to the owners for taking such great care of us and there support!! We can't wait to go back again.

House/location perfect; just as advertised; will definitely come back

Marce, the owner, and Fana, the property manager, were great! They were very responsive to our every need and very helpful in arranging transportation to/from the airport, a chef to cook some of our meals, and getting us set up in the villa once we arrived. The villa was exactly as advertised - beautiful views of the ocean from the back porch/room balconies, easy access to the Omni resort pool and beaches, and a perfectly maintained house. Though we were on the grounds of the Omni resort, we couldn't use the bars/restaurants because they are set up for all-inclusive hotel guests and cannot accept payment. We were aware of this before and it was not a problem at all stocking the villa with food and drinks from the conveniently located mart across the street and just taking whatever we wanted down to the beach/pool. There are many great restaurants that are an easy bus ride away. The bus stop is in front of the Omni hotel and the price to ride one-way is ~11 pesos or a dollar. The consensus among the eight of us that went down was that if (when) we come back to Cancun, we will first look to stay at this villa.

Excellent villa

We loved the villa. Great location, very spacious. We hired the recommended chef, Augustine. He was incredible. The Omni pools are very nice. Access to the Omni restaurants is forbidden, so be forewarned. We will stay here again. Marce was great as a host.

Beautiful villa with views of the ocean and access to pools and beaches from your backdoor.

Perfect location with access to the pools and beaches right from your back door. The owner was super helpful and accommodating. The owner can help you arrange for a chef to come in and cook breakfast, lunch and dinner. (A total affordable treat!) Also can help arrange transportation to and from the airport. Easy access to the public bus which is also a very affordable and convenient way to get to the grocery store, the snorkeling, the mall, and downtown Cancun. Plenty of great places to eat all around as well. We had some wonderful meals out. I went with my family of four (two teenagers) and my brother and his family (2 kids ages 7 and 8) and my mother. The space was perfect for all of us. Again, the owners will help you with everything. They also have a property assistant and manager that will help you with outings, etc. Bring lots of cash for tipping. (Going to the ATM will cost you between 7 to 10% - if you withdraw $100 it will cost you an additional $8). They all take US dollars - bring enough so you dont have to go to the ATM. Also, note, the villa is on teh OMNI property - which allows you access to the shows, the pools and the beaches and loungers on the beaches. Plus access to all the towels. However you absolutely cannot get food or drink at the OMNI and you cant use the spa. No problem for us, just make your beverages and bring them to the pool and/ or beach. Just dont expect to get a cocktail at the resort. Honestly, it was the perfect vacation for our family and I would highly recommend this place. I would like to go back soon as well! Thank you!!!

Best Vacation Ever

The pictures do not do this place justice!! It was an amazing villa and so close to everything - beach, buses, taxis, walking. There were 8 adults and we were close to our excursions and had the best ever contact help with excursions, having a cook come in and just overall the BEST vacation ever. Thanks so much to the owners! I highly recommend this for the location, cost and the villa was big enough that everyone had their own space!!

Amazing Villa in Paradise(CANCUN)!!

We had an amazing time in Paradise! This villa was BEAUTIFUL with gorgeous beach views and amenities that exceeded all expectations!! The location is perfect - just steps from beach and pools, yet secluded enough to be quiet and peaceful when you choose. It was spacious, decorated lovely, clean and had all the comforts of home and more! The owners spared no expense in their recent renovation. In real life, it's even better than the pictures depict! Instead of multiple hotel rooms, we were all able to stay under one roof and enjoy our multiple family getaway at the beach!! Great balance between open area and privacy in bedrooms with full baths in each. You won't be disappointed!! Also, the property manager is a dream and made certain that we had everything we needed and was always accessible if we had any questions. Everything you need is at the resort, however if you want to venture out as well it's super simple with easy access to the bus system and a large variety of excursions that can be arranged on site. We cannot wait to return to this villa and create more awesome memories in Cancun!! ENJOY!!

Incredible Cancun beach villa

We loved, loved, loved our beach vacation in this beautiful villa in Cancun. We could not have asked for anything more. We had plenty of room for everyone in our group but could all stay together under one roof which was wonderful and so much better than hotel rooms. The villa is even more spacious and beautiful than the pictures. The property is well kept and has everything needed to insure an awesome time. The view from the villa will take your breath away. You are steps away from the pools, the white sand beach and the jaw dropping Caribbean Sea. We cannot say enough about this villa, the wonderful owners and the property manager, Fana. This villa has all the comforts of home and the owner has installed high speed wi-fi for the guests staying there which was very important to the teens in our group. We cannot wait to return to spend our next vacation at this villa. You will never be sorry for renting this villa because you will have the time of your life!

Beautiful!

This property is simply beautiful! The location of this villa is perfect. Steps away from all the resorts amenities and most important, the beach! There were 14 of us vacationing together and the villa comfortably accommodated us. It was updated, and clean. Everything I had hoped for and more! There are several restaurants at the resort that offered something for everyone. I highly recommend this villa, you will not be disappointed.

Beautiful condo gorgeous view!

What a wonderful week! Woke each day to a spectacular view of the ocean! We were greeted by the villa manager at which time we received information about the unit and had our questions answered. Restaurant and activity suggestions were given. A housekeeper came each morning at a pre agreed upon time to tidy up and do dishes. We took advantage of the chef for a day early in the week. Surprisingly affordable, delicious meals and enough to enjoy left for the next day. We were a very short walk to the pools and beach. The workout room was available in the hotel for $7 a day which was a nice bonus. My husband and I and our 3 older children, 16,18,20, all had plenty of space. Would highly recommend and will consider returning not only as a family but with adult friends!

Great location and view!

Just spent a week at this beautiful property which was the perfect place for 6 of us (my husband & I with our 14 year old twins and my parents). The view and location are spectacular! Steps from the pool or beach. The owner was very helpful and accommodating. The caretaker (Fana) went out of his way to help us get settled and was available for questions/tips/recommendations/etc. We used the chef twice during our week which was fun and easy...great food and he does all the clean up! The bus system is very easy to use to get to the grocery store/etc. We would highly recommend this property and hope to go back again!

Beautiful beachfront rental

We loved our stay here! Beautiful condo right on the beach. Pictures are accurate. Prices are great. Owners are very nice and easy to work with. The host Fanna is awesome and will tend to your every need. I highly recommend this rental in the heart of the Cancun Hotel Zone!

What a perfect place for our family vacation. The place is even better than pictures. The pool and hot tub and beach are close by. They have a gym and steam room. The chef option was good. Everything in this villa was recently updated, great family areas, fridge, water dispenser, plenty of bathrooms, and the bedrooms were spacious with lots of comfy beds. The host family and their on-site manager made huge efforts to help us enjoy everything and plan cool adventures to other towns and cenotes, highly recommend those! We are planning to go back as a family unit again. This was the perfect set up for us to create a new state of mind, VirgIndia, where we first combined our two families from Virginia and India. It's a great place, a palace actually, but the kind people made it wonderful. Thanks so much John and Pri & family

I live in North Missouri, and travel to Cancun frequently. It has always been a dream to own my own home in the Cancun area. The Villa is not set up like a typical rental property, it is more like our second home.

Why they chose this property

This property is located right on the beach. There are many choices in the Cancun area. I think this property stands out because of its central location and beautiful views. Very close to many walking distance restaurants. Convenient grocery store 1 mile down the road on the bus route. Our manager speaks excellent Spanish and English and has lived in Cancun for many years and is very helpful to our guest.

What makes this property unique

We can arrange private transportation to and from the airport. We can also arrange for a private chef, if you would like someone else to do the cooking. Our manager can arrange any excursion you might be interested in. Maid service is included 6 days a week.
