Villa with Pool and Territorial Views, 4 minute walk to a wonderful hill town

The villa sits on approximately two acres of land with over 50 olive trees, various fruit trees, and spice gardens. The property is laid out in three levels; villa, pool, olive grove/fruit orchard. Il Mulino looks out to many small hill towns, rural farm land, hills of Umbria , and night views of many small towns, plus Perugia to the north. The hill town in which it is located has a small walled village, many shops for daily needs, a few restaurants, a weekly market, and many places to run, bike and hike. An excellent fitness center is 14 minutes away. Within 10-15 km are several wineries and olive oil presses. Perugia and Assisi are 30 minutes away; Deruta with world famous hand-painted pottery is 15 minutes; Orvieto is 40 minutes; Todi and Montefalco are 15 minutes; Rome, Florence and Siena are about 1.5-2 hours. Our housebook describes many half and full day excursions. Our pool with a view, is opened from June 1- Sept. 15!

Il Mulino is the perfect location for exploring Umbria. We did day trips to Assisi, Montefalco & Bevagna, Marmore Falls, Orvieto, and Spoleto. The property is beautiful and historic. We absolutely loved our stay!

Peaceful, spacious house within walking distance of village

This house is lovely. Has lots of space, a big garden and amazing views. Short walk to a village with small shops, bars and a restaurant. The house is clean and comfortable. Alena, the manager, is friendly and solved any issues we had. She’s lovely.

Beautiful

This was a lovely VRBO. Pictures on listing were very accurate. First walking in we saw the beautiful view of the valley and the hills beyond. We stayed a week and did day trips. This was a place great to “come home” to. The owners were in residence and were wonderful people. They were very caring about our comfort. I would recommend to everyone.

Fantastic views and a wonderful house

Beautifully situated house with a view over the hills and the river valley below. We received a warm and friendly welcome by Alena and had a problem free stay in the house. A well-equipped kitchen and an exterior barbeque made cooking at home easy. The pool was clean and well looked after.

A rare find

My husband and I were delighted with il Mulino from the moment we drove through the gate. This is a beautiful property, thoughtfully appointed, and lovingly maintained. The vistas from the terraces are extraordinary, presenting as they do the magic of the Umbrian landscape. Another really fine feature of our stay was the warmth and charm of the owners, who treated us more like good friends than paying guests.

Great house, great place.

The house is beautiful and spacious, with a large and well maintained garden. Great views over the hills and the valleys below. The house, the garden and the pool are very well maintained and clean (an extra umbrella would be beneficial to provide more shade.., the single umbrella does not cater for more than two people). Alena, the property manager, was really helpful and hard working, always available to ensure we all had a good stay. The village is well located for visiting several major Umbria local towns. We would recommend il Mulino to anyone looking for a relaxing and peaceful holiday in a beautiful place

Wonderful break

We all fell in love with the house it was fabulous. Lots of different sitting areas and the shutters and thick walls kept the house cool The pool was lovely and we used it a lot. We enjoyed coming back to Umbria and a lot of the Umbrian towns are within distance to travel to. Patricia has been a wonderful host from booking the holiday endlessly answering questions and organizing a wheelchair for our mum IIona and her mum were always on hand and sorted out swiftly and efficiently water when there was a problem with supply in the town, much appreciated Would definitely recommend and would love to return

Best location for a fantastic week in Umbria

I am originally from Umbria and now live abroad. I wanted to visit Umbria with some friends: we were looking for comfort, privacy, space, convenient location and view. Well…this villa hits them all. First of all, the communication with the owners was fast and clear. The villa is a beautifully restored rural house, very private, with a pool overlooking the green hills to the west, perfect for sunsets. The room are spacious, spotless clean, and the housekeepers went above and beyond to make our stay very special. We highly recommend this villa and hopefully we will be back soon.

A just wonderful house, stunning view in a very nice village

A great house with a stunning view. The house with great atmosphere and lovely details offered everything we could have asked for on our family trip. A great pool. A very well equipped kitchen to ensure that we enjoy the dolce vita. A very nice welcome by Marta, the house manager. Good contact to Patricia. Just wonderful holidays! Some information: Enjoy Montefalco and his winerys, Todi, Perugia, Assisi and his spirituality... and the village San Terenziano, his restaurant, bars, bakery, supermarkets and, of course, the barber....

Highly recommend!

We absolutely loved this place as soon as we arrived. The photos had looked good, but this was even better than we expected. We had a lovely friendly welcome from the cleaner’s daughter who spoke good English. Everything from the view, the pool, the terrace, the bedrooms and all the facilities did not disappoint. Everything is here that you need. The village was a five minute walk away and the locals were very friendly. We had a good coffee at the local cafe, there are two small supermarkets and a lovely ice cream place, as well as a great restaurant that we went to twice. Plus a market every Tuesday - great fish stall. Also interesting and beautiful villages to visit in the nearby area. We had a truly fabulous holiday!

Wir haben einen unvergesslichen Urlaub in dieser wunderschönen Villa verbracht. Die Lage des Hauses ist einfach magisch: ruhig, mit atemberaubenden Blick auf die traumhafte Landschaft. Da es während des Aufenthalts sehr heiß war, war die Lage ein absoluter Segen: durch die Anhöhe ging oft ein angenehmer Wind. Zusammen mit dem traumhaften, gepflegten Pool mit tollem Blick auf die die Landschaft war Abkühlung und Entspannung möglich. Das Haus hat sehr großzügige Räumlichkeiten, ist durchdacht und liebevoll eingerichtet und perfekt ausgestattet. Alles war sauber und perfekt für den Aufenthalt vorbereitet. Ein riesiges Dankeschön an die Gastgeber und die Betreuerin vor Ort für die herzliche Gastfreundschaft! Wir können diese Unterkunft wärmstens empfehlen!

Schönes Haus in einem netten Dorf

Das Haus ist sehr schön, groß und mit allem ausgestattet. Wir hatten immer über 35 Grad, so dass eine Klimaanlage gut getan hätte, aber es ging auch so. Das Haus liegt in einem kleinen Dorf, wo man ein gutes Restaurant fußläufig hat. Bäcker, Metzger und auch kleine Lebensmittelgeschäfte sowie eine Bar. Wir hatten das Glück, dass die ganze Woche Stadtfest war. Das war sehr nett. Der Ausblick ist wunderbar und der große Pool wurde täglich genutzt und brachte die nötige Abkühlung. Lediglich die Bestuhlung am Pool inkl. Auflagen könnte erneuert werden (es gab nur 2 Auflagen, wir waren zu dritt), aber das sind nur Kleinigkeiten. Alena war sehr nett und hilfsbereit. Wir hatten das Haus für uns allein. Die linke Hälfte gehört den Eigentümern, diese waren aber nicht vor Ort! Wir können das Haus uneingeschränkt weiterempfehlen.

Ein wunderbarer Ort!

Wir habe unseren Aufenthalt in diesem wunderschönen Haus sehr genossen. Besonders der weite Blick ins Land und die Sonnenuntergänge waren spektakulär. Die Einkäufe im Ort haben sehr zu einem lässigen Erholungsurlaub beigetragen. Perugia, Orvieto, Assisi, Todi und viele Orte mehr haben uns sehr gefallen. Wir würden jederzeit wieder nach San Terensiano kommen. Herzlichen Dank an Patricia und Paul!

Wundervolles Haus in besonderer Lage

Luxe, calme et volupté !

Très belle villa restaurée avec goût, entourée d'un magnifique jardin très bien entretenu qui ouvre sur une vue panoramique à couper le souffle: chaque coucher de soleil est unique! La piscine est installée dans cet écrin, elle est tres bien entretenue elle aussi. Le jardinier et la femme de ménage sont discrets, aimables et efficaces. Mention particulière pour la propreté de la villa. Les commerces du village fournissent l'essentiel (boulangerie, épicerie, pharmacie). Possibilité de belles visites à proximité. Des hôtes généreux et attentionnés au moindre détail : la corbeille d'accueil avec des produits locaux en est un exemple. Nous recommandons sans réserve cette location et nous y reviendrons! Wundervolles Haus Mit atemberaubenden Blick

Wir hatten 12 sehr schöner Tage in Umbrien. Das Haus bietet durch seine Hanglage einen wundervollen Blick. Das Haus selbst ist sehr geschmackvoll eingerichtet und wunderschön. Vom tollen Pool blickt man auf die Hügellandschaft Umbriens. Die Kommunikation mit unseren Gastgebern war sehr gut. Hilfsbereit und kompetent konnten wir auch Infos und Tips für den Urlaub erhalten. Man liest es heraus: wir sind von der Urlaubsregion und dem tollen Haus in San Terenziano begeistert.

Das perfekte Haus

Das Haus liegt wunderschön mit genialem Blick in den Sonnenuntergang. Es ist sehr großzügig und liebevoll eingerichtet. Der Pool ist von den Nachbarn nicht einzusehen und die vielen Liegemöglichkeiten lassen keine Wünsche übrig. Der Bäcker und alle wichtigen Geschäfte sind zu Fuß gut zu erreichen. Marta hat uns sehr freundlich empfangen und konnte allen Fragen wundervoll beantworten. Das Haus ist uneingeschränkt zu empfehlen! Wir wünschen allen einen tollen Aufenthalt.

Perfekter Urlaub für den der Ruhe, Natur und Entspannung sucht

Ein besonderes Erlebnis, in einer ehemaligen Mühle zu wohnen. Die Einrichtung und der Komfort lassen keine Wünsche offen. We are originally from Washington State, but have been international educators for over 30 years. We have lived in Berlin, Athens, Melbourne, Manila, New Delhi, Osaka, Amsterdam, Jakarta and Rabat. Throughout our travels, we have spent considerable time in Italy, and have developed a love for the country, particularly the small towns out in the countryside. As our relationship with Italy grew, so did our desire to find a place to call "home" after all our years of educating around the globe.

Why they chose this property

As noted above, we grew to love Italy and enjoy the life in the countryside while having access to the cultural riches of Rome, Florence, Siena and Assisi. We looked for several years for something that "sang" to us, and finally found that place in a small hill town called San Terenziano. When we drove up to il Mulino, still under renovation, we knew immediately that we had found our home. We visit as often as possible and look forward to retiring there. Given it's location and beauty, we find that our relatives are more than willing to come to us!

What makes this property unique

The house sits on a top of a hill at the edge of the village, and everything is accessible by walking. Rome, Florence and Siena are day trips, and Assisi, Montefalco, Todi and Orvieto are easy half day outings. At the same time, we can enjoy the peace and pace of the village. The area is largely agricultural and the sweeping views are ever changing because of it. Quite simply, it is "home", and our circle of Italian and international friends in the area continues to expand.
