Luxurious property in Tuscany, in the province of Grosseto, Monte Argentario in the town of Porto. St. Stephen, locations Calapiccola.
The apartment, which is called "I Tetti" despite being completely independent, is part of a larger villa that is below the property.
All 'apartment is accessed via a staircase that leads to the terraces and from there at the entrance of the house.
The roofs is surrounded by the Mediterranean, and in the silence and consists of 4 bedrooms: 1 bedroom with a bathroom en-suite with a shower, 2 bedrooms with two single beds served by a bathroom with tub and a small single room with its bathroom with shower.
It can accommodate 7 people.
The Roof has a fitted kitchen with a small table for two.
Then there is a living room where there is an area that has a sofa with two comfortable armchairs and a beautiful fireplace and a dining area adjacent to where there is an extendable table where they can eat 6 people.
All rooms have a lovely view of the sea and the islands of Giglio and Giannutri.
The house is surrounded by three terraces, all with sea view.
The terrace on the right side there is a small table with 4 chairs and a cart.
In the left the terrace there is a large stone table where you can eat comfortably 8 people, a large umbrella sheltering from the sun, a sofa and two comfortable chairs where you can watch the stars at night.
Finally the terrace in front of the living room there are two comfortable chairs where you can relax watching the sea.
"The Roofs" is furnished with very good taste, with wooden furniture, wrought iron beds and spacious closets made to measure which creates a very warm.
The house is equipped with blades for cooling, air conditioning in every room and mosquito nets.
There is wi-fi, a television with DVD player and a small stereo.
Outside the house there is a small laundry room with washing machine.
Pertaining to the property there are also 2 comfortable parking places but sheltered by a canopy trellis.
By renting the house you can ask of a weekly maid service and a cook.
In the rent of the house is included the fee for access to the sea which entitles entry to the beach for 4 adults (children under 12 are free). These will have a parasol, 2 deck chairs and 2 mattresses. The sea can be reached on foot with a short walk of 10 minutes or by car in 3 minutes, or with a small shuttle bus included reaching the beach.
In the bathing establishment there is a bar where you will find everything from simple sandwiches to homemade cakes, ice creams and a restaurant pied dans l'eau which always offers fresh seafood and great wine. Since Easter is opened the restaurant inside.
Note that the sea is a sea of ​​very nice reef, maybe not suitable for small children although there is a small beach of pebbles.
Then there is a small play area for children with a ping-pong table, two swings and a slide. At the bar there is free wi-fi.
SURROUNDING
A 5-minute walk from the house, there is the hotel tower Calapiccola where to have a drink in the lovely garden or dine by candlelight on the beautiful terrace of the restaurant the Silver Tower.
The village of Porto S. Stefano is a 10-minute drive. Here you can find several supermarkets where grocery shopping, green grocers, bakeries, pastry shops and many shops along the promenade where you can go shopping.
The country has 3 pharmacies, which in turn are always open. There are many restaurants and pizzerias where you can dine.
From the port for ferries to the islands of Giglio and Giannutri. Or you can rent inflatable boats or a boat with a driver that allows you to make the tour of Monte Argentario or the islands (among other Elba, Pianosa and Capraia).
A short distance away, in about 20 minutes drive you reach the village of Orbetello very pretty and well preserved where the evening or afternoon is pleasant to walk within it's course. There are also various restaurants and pizzerias where guests can eat outdoors. Orbetello also has a cinema and a fun Saturday morning market. In Orbetello there is also the hospital.
Just near the pretty town of Porto Ercole where the evening the marina you can dine in one of its many restaurants.
In Porto Ercole it is also golf, immersed in a breathtaking setting with views that look the Orbetello lagoon.
In the clubhouse there is a good restaurant where you can eat inside or outside it. Golf is then provided with two beautiful pools- a coperta- and a wonderful wellness center.
Between Porto Santo Stefano and Porto Ercole are two lovely beaches, Giannella and Feniglia both with points equipped with beach or with stretches of beach.
Both in Giannella Feniglia that you can make nice walks on the waterfront or rent bicycles (to explore among other the beautiful Duna Feniglia) .Ottimi restaurants on the beach and then allow you to refresh.
From Calapiccola, when you are fed up with the sea, you can visit the Maremma inland villages such as Pitigliano, Sovana and Sorano and go to the famous Terme di Saturnia. Then there is an 'hour drive, the marvelous Parco dell'Uccellina that you can explore on foot, on horseback or by bicycle. The best times to do these excursions are spring and autumn.
Finally the wonderful famous art cities in the world: Rome is two hours by car, Florence 2 hours.
To reach Rome and Florence can also take the shuttle train from the Orbetello station from Calapiccola is reached by car in about 20 minutes. There is a large parking where you can leave the car.
You can arrange a day trip to Siena (which is around a couple of hours) with its oval piazza and its Palio charms every year many visitors, Pisa, San Gimignano, a small Tuscan gem.
E 'can then organize excursions in the Chianti region (north of Monte Argentario) where wine cellars offer guided tours and tastings.
To the south you can go visit the Tarot Garden created in 1979 by the artist Niki de Saint Phaelle and the magical village of Capalbio.
Always in the direction of Rome it is the city of Tarquinia with its Etruscan tombs and its necropolis allows you to spend another wonderful day.

"The Roofs" is the perfect place to start an excursion in Tuscany, the italian region famous all over the world.
The house will be your very own private house and it gives you the Possibility to spend wonderful days in a magnificent location surrounded by privacy, silence and green plants.
You arrive at the roofs and you park the car in a private parking area.
You reach this luxurious property through two comfortable stairs (one of the two is really short) and you arrive directly at one of the two terraces. From there you enter in the house.
Opening the door you immediately find a cozy living room where there are one sofa and two armchairs. The living-room has a chimney That Also during autumn or winter can be turned on.
Besides the armchairs there is a little table with 4 chairs where you can have your meals.
Next to the dining-room there is an equipped kitchen (with washing machine, a big oven, a big fridge and a toaster) with a small table and two chairs.
Then there is the comfortable master bedroom with its private bathroom (with shower) and two blackberries bedrooms (both with twin beds) served by one bathroom (with bath).
All the house is designed with an exquisite italian taste, with wood furniture, colored iron beds, wonderful textures and beautiful hand made lamps. The 2 luxurious bathrooms are refined with Vietri stones. On the floor of the house (both inside and outside) there is the typical tuscan cotto.
Inside the house there is air conditioning in all the rooms, ventilation blades, mosquito nets and heaters.
There is a tv, dvd, a small stereo and wi-fi connection.
Outside of the house there is a little laundry.
The terraces are 3 and all of them looks at the sea and at the two magnificent islands of Giglio and Giannutri.
The first one, out of the living room is equipped with 2 armchairs. From there you can admire the sunset and you relax from the day.
The second one, out of the master bedroom, has a big stone table equipped with 8 chairs. Plus there is a big umbrella, a sofa and two big armchairs where you can rest Regarding stars.
The third one, is quite big and is equipped with a small table with 4 chairs.
For 4 people (children under 12 do not pay) .There you will find an umbrella, two chairs and two mattresses.
You can reach the beach either by walk or 15 minutes by car (and you will find a parking area) or by a little bus included in the rental.
You arrive at the beach trough a stair.
At the beach there are a very nice bar where you can eat delicious italian homemade food and a restaurant pied dans l'eau That serves daily fresh fish and wine. Also the restaurant is opened for dinner.
There is a little playing area for the children with a ping-pong table, a slide and two swings. Also here there is wi-fi connection.
Renting the house you can ask, as an extra service, a weekly cleaning service and a cook who can organize any meal you desire.
You reach Porto S. Stefano at 10 mn by car and there you find everything you need (3 chemists, supermarkets, bakery, fish markets restaurants, pizzerias and many shops).
Facilities: two beaches, golf, diving centers, Giglio and Giannutri islands, many villages to visit like Orbetello, Capalbio and Porto Ercole, historic cities like Rome, Florence and Siena, Chianti area.
You can also rent a boat in Porto S. Stefano.

Great view... But..
Ok, the view is very nice. That is what you pay for. Second to none. The beach is also nice. Not for kids however and you only get 2 beach chairs and 2 foam maddrasses so if you are a larger party you will have to share. The house is ok. Likely built in the 80ties and not renovated since. But everything is clean and in working condition. Electrical is not great. Power goes off regularly and you need to reset it at the gate to the driveway. And forget to use AC and any other appliance such as dishwasher at the same time. If you do not like heights, or driving on roads with no or limited barriers (with a cliff next to you) aviod this place. While short distances, because you drive so slow on these roads (at least if you are not Italian) this also means you avoid going in to town for the morning loaf or just to get something so make sure you do your groceries for several days. The directions to the place could also have been better. An old fashion map instead of Google would be good. But the big issue for us was that we damaged 2 cars (fiat and alfa romeos so normal cars) on the driveway. When you enter there is a big hill/bump, with potholes in the gravel on one side. At the top there used to be a gate with a metal pole at the middle. When entering/exiting the undercarrage of the cars scraped the post (as the wheels are on either side on the bump, to the extent that the plastic panel under the cars came off. One of which required a towing truck. Naturally the owner says “it has never happened to us with our subaru” and then came up with a big lie about the cleaning lady could see us speed up the driveway causing it. It is not what i expect from someone renting out a premium house. Took me 3 days of aggravation to deal with rental cars etc and lost vacation. But rent a higher car and you will be just fine and you will enjoy this place. But i simply cant give it more than 1 star not because 2 damaged cars but simply because of how the owner acted and completely left us out when she knew this was an issue..

Very pleasant and quiet place
Very pleasant and quiet place to stay on vacation. Although all approaches are more difficult due to local terrain, there is no problem to get around everywhere comfortably. The whole area is exceptionally well maintained and passable. You can access the sea by road in 15 minutes, or you can use the minibus, which runs several times per hour and stops close to the house. Calla Picola with its private beach and very clean water is equipped with parasols and deck chairs, which are fully available to you as you are a local guest. The beach also has a nice bar with good snacks, changing rooms and bathroom facilities. Porto Santo Stefano with all tourist facilities and boat rental (you need only driver's license to drive it) is 15 minutes by car, extensive sandy beach (Feniglia) with gradual access to the water and with the possibility of renting a bike and other activities is 30 minutes by a car. We stayed in the house for 14 days with two little children. House equipment, spacious bedrooms, two bathrooms, kitchen, two terraces and loggia (it is impossible to take your eyes off the beach and the sea) are excellent for a longer stay. The beds have very comfortable mattresses. Housekeeper Antonella took us through the house and prepared everything perfectly for our arrival. Communication with the owner, housekeeper and staff at the beach (in english) has always been very pleasant and personal. The owner answered all our questions before and during our stay willingly and readily. The house is cozy and beautifully furnished in country style, quality materials are used everywhere. Air conditioning, wifi, mosquito nets and anti-mosquito treatments in the garden worked above our expectations (usually we suffer very much from mosquito bites). The garden is discreetly treated by local gardeners, who also keep the terraces clean and without leaves. The house is double house, but it is built in the way, that you know about other residents only due to the shared parkplace. The only little inconvenience was the ants, who had been stubbornly spreading through the kitchen especially after one week long stay. But if you follow the rules of proper food handling, it is just a cosmetic problem.

Breathtaking view and charming house in a secluded and top notch location
The house is located in a very private and protected resort with private and free access to the beach club (no sand but comfortable place with direct acces to the sea in a small typical mediterranean “crique”). The house itself is a family vacation house that consists of 2 large appartments split over 3 or 4 floors. The top floor appartment that we rented from Mariolina is exactly what we needed: 3 bed rooms (the 4th bedroom is a maid room and we decided not to use it), AC in all the rooms including living room, beautiful views to the sea and the surrounding landscape (very few houses in this resort: you can enjoy unspoiled nature). Although it is an appartment, you feel like living in a house. There are pine trees, pink lauriers, and all types of mediterranean trees and flowers in the garden. You can walk to the beach or use the shuttle. Very convenient. The house is located 15 min away from Porto San Stefano. You’d better expect very small roads and a lot of curves. But it is worth it! Mariolina had prepared the house for us, with a bottle of proseco in the fridge (thank you!). Her maid was waiting for us at the entrance of the resort to open the bareer and guide us to the house. Very clean, tastefully decorated. The house offers all devices and kitchen devices you may need.
