A superb 7 bedroomed detached property sleeping up to 16 guests within superior quality king size ‘zip and link' double beds (which can separate to create 2 singles if requested), plus additional single beds, made up with crisp white cotton linen and fresh white towels. Two of the bedrooms also have fold out bed chairs and another 2 bedrooms have futon style bed cubes, plus the lounge has 3 sofa beds to accommodate up to 20 guests, if required. (Additional guests over the party size of 16 are charged at £25 per head per week/part week).
The 5 high spec bathrooms all have quality fitted showers and the main 1st floor bathroom is also fitted with a large corner bath, with all towelling provided.
The kitchen comes fitted with all essential mod cons and is fully equipped for self catering with a large range style gas cooker, washing machine, dishwasher, an American style fridge freezer, etc and there is even a second fridge freezer if required.
The lounge also seats 20 on three sofas and pouffes, with binoculars in front of the large picture window to view the goings on in the harbour and across to Portsdown Hill beyond with the 3 sofas converting to bed settees if required.
The dining room is next to the kitchen and is home to a splendid large oak 16 seater dining table with 16 dining chairs, plus a smaller overspill table and 4 chairs to allow dining for 20 with French doors leading out onto the patio.
The conservatory is off the dining and games room and is east facing with small bistro tables and chairs and occasional wicker armchairs where it is lovely to escape with your morning tea and toast and enjoy the first of the morning sun.
In addition the property boasts a super fun games room with a pool table/table tennis table, a 50″ TV and Wii, plus plenty of games to keep young and old amused with more French doors leading out onto the patio.
Finally there are the gardens, the front laid mainly to a drive for up to 5 vehicles and the rear being accessed from French doors from the dining room, games room and conservatory with a raised flagstone patio, plus an all weather artificial lawn area and a large hard standing. You can also hire in a Hot Tub, if desired (Conditions apply-please contact us for further details).
The Dairy House only accepts 'family groups' consisting of both adults and children during April - September and over New Year Period. However if you are an all adult group during April - September we can recommend our other properties which do not have the same level of constraints.
All bedding and towelling is provided, with a mid term maid cleaning service available on request. Additional linen is available at £25 per set to include 1 medium bath towel. Child cots, highchairs and stairgates are also available at no extra cost. (Guests are requested to bring their own child's bedding please)

All our properties are located within residential areas so we do have neighbours whom we need to consider. If you feel you could comfortably monitor noise levels (in particular out in the gardens and outside areas into the evenings) then we would love to have you stay and have had countless group gatherings who have had a great time with us at our properties. If however you feel that it would not be possible to monitor noise levels, then you may wish to consider something more rural, without neighbours.
In addition to the rental cost we ask our guests for a security deposit, pre-authorised against your credit card. This is in case there is any damage to the property during your stay. The money is simply reserved and then released afterwards if there is no damage.

Lovely well eqipped accommodation which was ideal for our family of 14. Rooms were spacious and there was lots to do including a games room. Good location right near the sea.
The Dairy House is beautiful, in a lovely location, a beautiful sea view from the lounge which we all loved, Ken the property manager was very helpful, communication was brilliant both over the phone and by email, we all loved staying here .
The Dairy House provided great accommodation for our family birthday celebration - 13 adults and children ages 71 to 4. Rooms big enough for us to gather together whilst still having spaces to break out - such as the games room; large bedroom and garden with seating and BBQ. Very well appointed house. Lovely view from the lounge and a short coastal walk within a few hundred metres. The property is in a residential area so we were mindful of noise. The Managing team were efficient and helpful before, during and after our stay. We would certainly consider staying again.
The property met all our needs. There were downstairs bedrooms for grandparents, an excellent games room for the children and adults, an extra long dining table so we could all eat together an lovely garden. It was very clean. The kitchen was very well equipped and had everything we needed. Location was good, very close to supermarkets and walking distance to harbour. Parking for 4 cars. We had good communication and were clear of the process. We were met by Steve at the property who showed us around. A very enjoyable stayeverythingneededeverythneeded.
Wir verbrachten eine schöne Woche mit 10 Erwachsenen und 6 Kindern im Dairy House.Check- in war problemlos .Das Haus ist ansprechend eingerichtet, sehr sauber und bietet genügend Platz für alle - drinnen und draußen. Die Kinder fanden ausreichend Spielmöglichkeiten.Die Küche ist super ausgestattet.Es gibt fußläufig eine kleine Bademöglichkeit bei Flut, bei Ebbe hatten die Kinder viel Spaß beim Krebs- und Muschelsuchen.
House was very clean and suited our group well with how many bedrooms they had . Shop and pubs within walking distance and the ferry over to Portsmouth.
We really enjoyed this property and had a fantastic weekend despite the weather. The property is very comfortable and really well equipped with everything you could need. The facilties are fantastic, layout of the property is great and the pool table was a real bonus for the kids!
Communication with the owner and management company was really straightforward and reassuring. This property has a real feel of quality and we found it perfect for a weekends stay.
very well laid out for large groups with enough room for everyone to spread out. we made full use of the dining room and games room, and lovely view from the upstairs sitting room. All the bedrooms are spacious, and plenty of bathrooms and showers to go round.
Our stay included 11 adults (2 with mobility issues) and 6 children (including 2 babies). The house was perfect, spacious inside and out with all the facilities we needed and more. Ken and his team were excellent in ensuring our booking and check in/out was all managed well and provided advice on nearby services we needed. The cleanliness of the home was excellent it’s clear the home has been well looked after.
We walked to the local pub Jolly Rodger which was nice and on our last day learned about more bars etc we could have visited within a short walking distance. One evening we ate at Fratellis which we absolutely recommend and really enjoyed. We took a day trip to Portsmouth and another day trip to the Isle of Wight which was beautiful.
The only concern we had was the rude next door neighbour. The description on vrbo didn’t provide details about the house being in residential area and their being a noise policy. Being on holiday and weather beautiful we would sit outside in the garden. On our first evening the neighbour shouted at us to go to bed (at10pm)complaining about the noise (us sitting in the garden talking) telling us we were going to be “kicked out the following morning”. He then phoned Ken. Given the reminders around the house about noise levels and warnings of charges payable should Ken be called out due to noise, we have no doubt this neighbour is most likely unhappy living next to a holiday home and complains frequently. He certainly made us feel like naughty school kids not grown adults on a family holiday. The issue was dealt with and no more complaints made (as far as we were aware) but it did put a dampener on first evening.
Overall we would certainly recommend for a family holiday but we won’t be staying at this property again due to the neighbour and noise policy.

Thank you for your feedback and kind words.
With regards to our neighbours this was the first complaint we have received regarding The Dairy House within the last 3 years. I believe the main issue was your dog barking within the garden and I did receive a distressed call from the neighbours just after 10.30pm asking if I could possibly do something about it. This was possibly compounded by the fact that The Dairy House is not pet friendly and is advertised as such but as we did reluctantly agree to your dog being allowed to join you then I think we are partly to blame and I am truly sorry about this.
With regards to noise levels all the 20 odd properties we have on our books are within residential areas, opposed to somewhere more rural that possibly do not have neighbours, and we do ask our guests to be aware of this, which we feel is only fair to both our neighbours and guests alike.

Gosport
We recently stayed Mon-Fri at this property in Gosport. It is a large seven bedroom, 5 bathroom house. The house has 2 bedrooms on the first floor with a separate shower room, 4 bedrooms on the middle floor, of which 2 are ensuite, and also separate shower room and bathroom. Then a large attic room with two beds. We stayed as two families as a party of 8, all over 18. It was so lovely for the kids (young adults) to have a room each and a perfect space. The games room was an amazing space with a pool table, which converted into a table tennis table. There was also a nintendo wii, which we hadn't played for years, but was a nice touch! Lots of fun had by everyone. The large sitting room was on the first floor and was a lovely room, very light and airy with a view over the boats in the harbour. Also a large garden with two separate seating areas to catch the sun at different times of the day. The kitchen was slightly smaller in respect of the size of the house, but had everything that we needed. There was a large american style fridge freezer in the kitchen and also another freezer out in the shed area, so more than enough room to store all food/drinks that we needed. Amazingly clean all the way through, no concerns at all about hygiene. The location in Gosport was great, just a few minutes walk from two local pubs. The Jolly Roger was great, we attended a quiz night there, and won! and also had a meal there another evening, it's a perfect local pub. Would thoroughly recommend for families of all ages.

Lovely property, very homely feel, extremely well equipped. Loved the games room and all of the games provided. Lots of fridge/freezer space and a real bonus having the shed with extra cold storage. Nice walk down to the sea front. The ferry to GunWharf was great and quick also easy to get to. The staff and communication was brilliant, from the initial booking, confirmation of bed arrangements to meeting Ken at the house.
We rented this property for our Golden Wedding weekend celebration with friends and family. It was spacious, comfortable and well maintained. The games room meant that the younger members of the family were well entertained whilst the more ‘sedate’ friends and family could enjoy conversations without interruption! A most enjoyable weekend.
Extremely well-equipped, versatile & comfortable large house in a good location. Plenty of room & spacious enough to keep our group (ages 3 to 91) entertained even in winter. On a quiet street but just a few steps to waterfront & pubs. Easy access to Portsmouth on the ferry & numerous attractions within a short drive. Kitchen incredibly well-equipped with plenty of fridge/freezer space. Would definitely recommend.
The whole rental process was very simple and organised. Met by Ken at the property and shown the facilities and security. Absolutely spotless, very well furnished, the games room was well used! All of the beds and baths were very clean and comfortable with all mod cons. Wouldn’t hesitate to recommend this property to family and friends.

We was a Company of 6 adults and we was very pleased with Our visit in Gosport and in The Dairy House, good position, close to Pubs and Restaurants a little bit away from "Supermarkets", It was very clean and nice house, with all You can whish for. Good communications before we arrived and than we been welcomed by Ken and he take good care of us, take us to a supermarket, so we cold buy what we need for Our first breakfast. So overall we was very pleased with Our stay in Gosport.
we hired the Dairy House for 18 of us for a family birthday celebration, weather was great so we utilised the outdoor BBQ a lot and ate outdoors mostly. Lovely clean rooms and great for the kids with the games room and conservatory. None of them could beat me at wi tennis which I was rather pleased with! Plenty of crockery and cutlery and cooking pots and pans etc and everything has been thought about. I'd say you would have to be very well organised to knock out a lot of meals as the kitchen is not huge but theres plenty of fridge capacity for food and drink. Overall everyone loved it and for a large group the location is good close to pubs and short ferry ride to Portsmouth harbour
We had a fantastic family holiday. This property was perfect for our party of 5 week old to 86 year old. There was plenty of space for everyone and it is very well equipped. We thoroughly enjoyed the games room, the garden, the BBQ and strolls along the sea front. We will be recommending it to anyone considering a similar gathering. Thank you for the perfect holiday!

Excellent House for large groups
The property was great, perfect for large groups. The only thing that felt cramped at times was the kitchen, everything else was spacious and never felt crowded for our 17 strong group. Good provision of pots/pans, cooking implements and plenty of drinking implements!
The actual area felt a little run down but it was lovely to be walking distance to the coast and close to amenities. Providing the local walking maps was great and information in the folder was great. Fabulous to have the table tennis and pool table as well as a few board games for younger ones too was a bonus. Saved on car space to be offered a travel cot and an amazingly clean highchair too.
A little frustrating that HomeAway didn’t have the correct price, despite the owners telling them repeatedly. Very easy to book and great communication, all very easy. Easy form to fill out providing information on our stay.
