Our home, a three-bedroomed cottage, is in a secluded location nestled in a picturesque wooded valley overlooking the Dyfi estuary; the house is just a short distance from the beautiful harbour village of Aberdovey. The property offers extensive private gardens and woodland (over 4 acres) which allows privacy and social isolation. Situated directly adjacent to the estuary on one side, and hills on the other, you have easy access to the wider outdoors for walks, watersports and relaxation.
Panteidal Farmhouse provides spacious living accommodation sleeping up to 7 adults in modern quality accommodation whilst retaining the charm of a cottage. There are three double bedrooms with en-suite bathrooms upstairs; downstairs comprises a living room, dining room, a separate snug, conservatory and a well-equipped kitchen. There is underfloor heating in all rooms.
The lounge is furnished with luxurious leather sofas and a matching chair, coffee and side tables, a large TV with Freeview and surround sound and a CD/DVD player. A selection of DVDs, books, games and jigsaws are available for your use. Double patio doors lead into a sunny conservatory with access into the well-established garden.
The lounge and the adjoining dining room have beamed ceilings, in keeping with the cottage-like feel of the house. There is a large oak dining table with leather chairs and an oak bench so that ten guests can be seated. A door leads into the snug, which has a beamed ceiling and a large feature inglenook fireplace with a decorative log burner (not in use). The snug also has leather sofas. There is an internet-linked TV and DVD/Blueray player. The farmhouse is WIFI enabled.
The kitchen is situated at the rear of the property and enjoys a south westerly aspect with access to an outdoor dining terrace in the private garden, overlooking the hills at the rear and with views of the estuary through the trees - a superb area for al fresco meals. The kitchen is fitted with modern units and has a double oven, induction hob, dishwasher, microwave, and a large American style fridge/freezer. A washing machine and a condenser dryer are provided in the utility area of the hall.
A downstairs cloakroom is accessed from the internal hallway, from which a Welsh oak staircase leads to the first floor. The three double bedrooms all overlook the front garden with side views of the estuary through the trees. Two of the bedrooms have en-suite facilities, having a bath with shower above. The third and largest bedroom has a small enclosed hallway leading to a third bathroom with a large walk-in shower. See floor plan.
The middle bedroom has a king-size bed which can be split and separated into two 2’6” single beds. The largest bedroom has a super king-size bed which can be split and made up as two 3’ single beds if preferred. The third bedroom has a king-size bed.
A portable (full size single) foldaway guest bed and two travel cots are also available.

Outside:
The grounds comprise well-established gardens with tropical plants and a private woodland. Most of the 4 acres of woodland is on a hillside which rises above the house at the rear. Following the pathway through the woodland, you will discover an elevated decked area that provides a wonderful secluded place to relax.
The patio outside the kitchen has an all-weather table and chair set, a gas BBQ and a wood fired pizza oven, accessed from the double doors in the kitchen. There is also a seating area to the front of the house, accessed via the conservatory, where you can enjoy a cuppa in the morning sun. Please note that the front garden has an ornamental pond where children must be supervised.
A decked terrace (above the kitchen), with sun loungers and other outdoor seating, is accessed from the landing upstairs. This offers views of the estuary to the south and the neighbouring fishing lake to the left.
The property is adjacent to the Dyfi estuary. The sands of the estuary have recently shifted (March 2020), exposing acres of accessible golden sands as the tide goes out (please be mindful of the tides at all times). The estuary can be accessed by foot under a bridge underneath the railway line, just across the road from the house. It is also possible to access the estuary waters at the boatyard, 200m along the road. Here, there is a slipway for boats, canoes etc.
There is a huge sandy beach that stretches several miles from Aberdovey to Tywyn; the area offers plenty of opportunity for sports of all kinds!

Panteidal Farmhouse provides the ideal retreat to get away from it all but it also provides the perfect base for the full range of outdoor activities available locally. In addition to the beach and water sport activities, such as sailing, yachting, rowing, canoeing and fishing, there is a championship golf course in Aberdovey and all manner of inland activities such as walking, hiking, cycling and climbing and many more associated with Snowdonia National Park.
