Kinness Cottage is a stunning, renovated modern home, that still maintains a cosy, traditional feel, just a few minutes' walk to South Street, one of the main streets in St Andrews.
You enter the property through a beautiful mature, walled front garden with a manicured lawn, equipped with a fire pit/BBQ, outdoor dining area and Croquet.
Found on the ground floor, within the original boundaries of the cottage, are two bedrooms; one double with an en-suite shower room, and another twin bedroom. There is also a master shower room.
Just along the hall, in an impressive bright and spacious extension consisting of an open plan living, diner and kitchen. The original exterior wall has been impeccably maintained. Despite the stone walls, floors and high ceiling, this room is very toasty in the colder months, equipped with underfloor heating throughout and a log burning stove nestled in the corner. The floor to ceiling doors spanning almost the entire length of the lounge open entirely on to the patio dining area.
The first-floor compromises of another two bedrooms; one twin and one double and another bathroom, equipped with a shower over the bath.
Kinness Cottage also benefits from a private parking space in front of the garage - something highly saught after in St Andrews! There are also free parking spaces opposite the garage if required, also.

Wonderful place
This is a great place for couples, friends and families. Very spacious and everything we needed. The people at Kingask (Molly) were very helpful and quick to make a decision. The beds were comfortable and the bathrooms spacious. Loved the shower. We walked everywhere and only took a taxi the days we golfed.

Stayed here for four nights with family. The house is clean, bright, well laid out and well equipped. I’ve given four rather than five stars for dealing with management because, although consistently friendly polite and available we were not able to access the house until 4.30pm because the previous tenants had left a mess and cleaning took longer than usual. This made things a bit difficult for us. However the company did waive our late checkout fee. I would definitely use Kingask Properties again.

This was an ideal location with everything in walking distance. The house was beautiful especially the sitting, dining area. It was so cosy and comfortable.

Easy to like property with everything you'd need for making St. Andrews your base camp for a holiday. Close to the town's nerve centers, modernized bathrooms, kitchens, and heating. It was great.
Lovely property centrally located in St Andrews. Worked very well for 6 golfing adults. Unusual to have easy parking in this city too. Would definitely stay again.

Fantastic Flat in Heart of St Andrews; Pictures Don't do it Justice!
The Kinness Cottage really exceeded expectations for our group: spacious, in the heart of St. Andrews, and great little outdoor space! Communication with host was seamless and property easy to find. Would recommend and hope to return!!
