Fabulous French farmhouse, complete peace, privacy and pool.
Our delightful French farmhouse is restored to a high standard and is exceptionally well equipped. It is cool in summer with a large wisteria-covered outdoor dining terrace. It offers complete peace and is only a seven minute drive to the village of St Cyprien with its colourful Sunday market, boulangeries, patisseries, charcuterie et al. Gourmet restaurants, châteaux, caves, rivers, gardens, golf courses, prehistoric sites and villages are all close by.
We are ideally situated on a tranquil hillside in the central valley of the Dordogne. Our home is in 6 acres of meadow and woodland with stunning views across the central valley of the Dordogne to Chateaux Milande which is illuminated at night. The large pool (12 x 6m x 2m deep) is completely private and secluded, with beautiful vistas, new metal furniture, parasol, and lighting under the trees and around the terrace as well as in the pool. The Roman ended pool meets all safety requirements and will be maintained for you during your stay, twice a week. The garden is partly landscaped; there is a large courtyard with table tennis and petanque, a walnut and apple orchard, a shrubbery, lavender hedges, and parking for several cars.
Our light filled salon has two sets of French windows leading onto a spacious south facing terrace, a private setting, with BBQ and lighting, for outdoor dining and trying regional specialities. A perfect place to relax with a glass of wine and watch the hot air balloons float by (a daily occurrence in the sunshine). The salon has wicker sofas and chairs from Heals, cherrywood occasional tables, and two further windows, one with a seat for curling up with a good book, a cup of coffee and a croissant.
The salon and kitchen are both large (approx 24 x 26 and 24 x 18) and open plan with exposed beams, high ceilings and fireplaces. We like to cook so the kitchen is well equipped, with plenty of decent white china and glassware for every occasion and cooking utensils. The kitchen has a heavy wooden dining table and seats eight, a cooker, huge fridge/freezer, washing machine, tumble dryer, microwave, dishwasher and water filter. The house, which has wifi, is on three levels, the kitchen and salon are on the mid-level, with the terrace outside.
We have four bedrooms, all with views, three with their own ensuite and one with its family bathroom/ shower room next door.
Bedroom 1: Master bedroom upstairs with king size bed, dual aspect, views across the valley and of the countryside. Ensuite bath,shower , double sinks and WC.
Bedroom 2: Ground floor with king sized bed,views over the courtyard. Large Italian walk in shower, sink and WC.
Bedroom 3: Upstairs with twin beds, dual aspect, fabulous views across the valley and of the countryside. Ensuite shower and WC.
Bedroom 4: Mid-level with twin beds, views across the garden. Shower and WC next door.
Our home is full of light, with high ceilings and beams throughout and windows both sides with lovely views. We enjoy peace and privacy, yet are only 7 minutes from the village with restaurants and shops and less from the river with canoeing, horse riding and a high ropes course.
In essence, ours is a superb summer home for a relaxing holiday.

We are a family of six who live in East Sussex. Teresa is a University Professor, Mark is retired from University life. Four 'children' are grown up and live away from home. Mark came from Wiltshire, and went to boarding school in Sussex and Bedford, before working in Africa and later going into education. Teresa comes from Surrey where she went to school followed by Bristol University, Cambridge University for her PGCE, The Institute of Education for her Masters and the University of Kent for her PhD. She taught in primary schools, then did advisory work and now does university teaching and research. We enjoy the 'good things of life', like family, friends, food and wine but both of us need a good menu of culture to keep us engaged. There is plenty of all of this in the Dordogne!
Why they chose this property
We realised the house was just what we were looking for the moment we walked up the patio steps and through the French doors into the south facing salon as this resonates with light and warmth. The whole house does, with high ceilings, large windows and spacious rooms and now it’s well-appointed too! The general decor and lighting is contemporary, though we have a few antique chairs.
We were holidaying in France and Mark had retired, so somehow the idea of a second home began to raise its head. We loved the area - had been many times before with the children and began looking… We saw 6 properties and as soon as we arrived at Le Roudet we knew this was it!
Its peace and privacy and the stunning views, which are hard to capture on our camera, just help one relax, though it’s only seven minutes away from the typical French provincial village of St Cyprien with its bakeries, butchers, supermarket, and restaurants. We are also near four other Chateau and the delightful medieval town of Sarlat. The area has a rich gastronomic history and excellent local wines which we also enjoy!

What makes this property unique
It is uniquely placed: utter peace and quiet and privacy, but with a good sized village, with all we need locally and Sarlat a beautiful medieval town with restaurants, hotels, cinema, fashionable shops just 15 minutes away. What we love are the views from the patio and pool, the peace and the sense of light and space in the house. It was just what we wanted in a family holiday home. It’s super too for two families to share and easy to keep clean, the kitchen has a traditional large stone tile floor as does the sitting room, (with big rugs), the rest of the house has wooden floors and rugs. We find the old stone of the building (built in 1732 ) very beautiful too and enjoy gathering walnuts, plums and figs from the orchard.
To summarise: the house is gracious, comfortable, has all the amenities we expect in a home, and is situated in perfect rural peace and quiet. Many guests remark upon this aspect. However this is also deceptive, because the region has plenty to do for all ages: including for example visiting chateaux, caves, churches and gardens, and going canoeing, to air parks, zoos, walking, biking, and so on! We love the combination of heat, culture, activities and peace.
