Bemridge
The house is in a poor state, which is such a shame. Good points. The kitchen and 2 double bedrooms comfortable enough to pass. The kitchen, though old was well equipped and functional. Good response from Letting agents. The area was fabulous. Beach 1 minute away, one big doggy playground. we walked there all hours of the day abd evening. Bembridge is a lovely cosy loved village, great cafe and bakery. Now the bad points:
The smell of damp hits you on entering. There were cobwebs everywhere - the conservatory was the worst. The heating seemed to come on/off when it felt like it and we had to call out the Letting agents. The lounge was always cold and uninviting with the painted over brick fireplace and very ancient sofa. We sat mainly upstairs in the main bedroom. Filthy garage. Holes in the plaster of walls.
We enjoyed our stay on the IOW - along time family bucket-list visit, and just tried to ignore the bad points We will be back, but not to this unloved house.

The Gate House
This house is in a lovely location, but with the local pub being just behind you need to be prepared for a lot of foot and vehicle traffic.
We have dogs and whilst the conservatory has hard flooring, the rest is carpet, we found it difficult to manage wet, sandy dogs and keep this clean.
The house has everything you need for a successful holiday, if you have kids its so close to the beach it would be perfect.

A very enjoyable week spent on the Isle of Wight- lots to see and in superb weather. The property was clean, light and spacious with everything we needed for an enjoyable holiday. Close to the sea and easy to get to all parts of the island.

Another lovely stay at The Gate House.

This house would be lovely if updated.
The shower cubicle and tray are past their use by date. I got the corners of the tray cleaner in the en suite but the tray is not in a cleanable state. The basin in the en suite has no fitting at its exit point for drainage, just a hole to the u bend. It drains very slowly. The fridge is icing up in the right back corner. This had a repair man in but he did not fix it. The duvet covers in the twin room were too big for the duvets. Not comfortable. One of the pillows in the main bedroom was very dirty.

Lovely house and location
Lovely house and location. Loved the beach just down the track.
Clean but decor was tired and could do with freshening up and minor property maintenance. Conservatory windows unusable and could do with a good clean.

Holiday at Gatehouse
We have stayed at this property before and it’s a lovely place to stay and spacious. It’s dog friendly aswell so it is ideal for us. The double bed in the back room could do with being a bit higher as anyone with mobility issues would struggle to get on and off it. The location of the property is a short walk to the beach and it was lovely to take our dog on there (tide permitting) and have a walk up to the lifeboat station. It was a good base for ventures around the island. Would definitely come back to the Gatehouse.

Abounded house
When we first arrived the house seemed abandoned, the bushes and weeds were overgrown, covered in spiderwebs and smelt dusty and dirty inside. The house was neglected and dirty, we even found hair in the bedding.
The house has potential, a large space and a great location however.

Gatehouse
I think all necessary areas have been covered. We enjoyed our stay in this spacious, comfortable, well equipped and well situated property. I have already completed a questionnaire for Feefo. I usually avoid these reviews because they are too pushy - trying to force responses where one one has nothing relevant to say. Making answers compulsory is ridiculous. I should be able to submit as many or as few as I wish.

Great location, close to the sea.
This was our 3rd stay at the Gate House.
We love the location and the property.
It’s a great place to stay to visit the island or for a beach holiday as it’s only a two minute walk to the sea. Bembridge is situated between Sandown and Ryde which for us are the 2 best beaches on the island for dog walking.
The property was really clean inside, and the gardeners came while we were there which made the outside space welcoming.
The property is very well equipped and spacious. All the rooms are large and very comfortable.
The master bedroom has a balcony which from the left side you can see the sea through the trees. It has a really large conservatory which is nice to sit and read, or to just have some quiet time.
The property would benefit from aesthetically pleasing garden furniture as it’s a real sun trap which would be nice to enjoy in more comfort.
The property isn’t a show home, it’s a house to have a great relaxing holiday in. We purchased a small kettle Bbq while we were there and left it for the next visitors to enjoy. Every time we leave we just want to come back. We can’t wait to have our 4th stay at the property next year.

Welcome break
We had a very welcome short break in this lovely, well equipped house. The key safe entry meant we didn’t have to worry about any potential ferry delays (there were none as it happens). Great for a stress free start to our stay. It was however rather cold when we arrived as the thermostat was on 10C and, once we had adjusted it, the house took a little while to warm up. Once that was sorted we found everything we needed and there was loads of space and ample seating in the lounge, conservatory and dining room, something some properties lack in our experience. So very comfortable. The toilet seat in the family bathroom needs some attention but this was the only negative. Great Wi-Fi and really good having the usb sockets available for charging phones etc.
The local shop was very near with the ones in Bembridge village just a little further away, including a fish & chip shop. A pub and cafe within walking distance and others a short drive away (or reasonable walk if you are fit). Beach also very close down a flight of steps. It is within reasonable distance of many attractions and facilities so we were able to get to all the places we had planned to go to very easily.
Gate House is now on our list for future trips.

Fantastic Location
Pro's:
What a wonderful location in Bembridge. Parking for two cars, though you could easily fit three. Secure rear paved garden with shrubs. Excellent security all round with gates, if you have dogs.
Comfortable Conservatory, lovely when sunny but still a little chilly outside. Dining room good size for up to six people. Kitchen has everything you could want. A dishwasher, full size fridge freezer being the optimum for convenience. No one wants to keep going shopping simply because the freezer is too small, or wash up manually.. The beds were all very comfortable and lovely hotel quality cotton bed linen.
My friend used the washing machine , located in garage, door from inside to access it. Washing line in garden.
Nice living room and TV. Maybe a a squeeze if you had six people staying, but still very nice.
Sally's Riding School 5 mins walk away, literally out of the property and walk down their drive, offering beach rides for all levels, never ridden beginner to experienced, a horse for everyone. This was an unexpected bonus to find them so close by and I was lucky to get a cancellation and enjoy a beach ride on a nice forward going Cob.
Mini supermarket a few minutes by car, or about 15 minutes walk away, that had everything we wanted.
The week of our stay was glorious blue skies and sunshine more or less every day, still needing a jumper, but perfect for being out and about. There is so much to see and do on the island.
The beach was amazing, especially late afternoon when the tide was really far out, lots of pools of water to paddle around in and the dogs loved splashing through the water. This was just five minutes walk from the house and there was a fabulous cafe on the beach , open 11- 4. All dog friendly.
I am so pleased with my choice of location and property.
Oh and I must mention the " Crab and Lobster " , again a few minutes walk away, overlooking the sea. The food was outstanding, but booking is essential every day of the week as it's so popular. So nice to walk home, no driving so able to enjoy a drink. Also dog friendly.
Suggestions :
There is no fire in the living room. It would perhaps be cosy to have an oil heater or something to warm the room in the evening. We didn't want to put the main heating on too high.
My friend has booked for next year for herself and other family members.
I have luckily managed to find another property about 15 mins walk away, for myself and dog, so it will all work out well. Though I will miss the 5 mins to beach in my water shoes. Hey ho

What a wonderful surprise
I was worried about booking this property after reading many bad reviews , what a wonderful surprise. I shall start room by room
The garden is a little over grown but clean and had a nice bench and table to use in the back garden and ample parking for two cars in the front garden, you can see the sea from standing in the front garden such a wonderful surprise and a huge hit with our labradoodle who loves the sea
You enter the property into a large hallway. Front room has a large soffa and two arm chairs a massive selection of books games DVDs and PlayStation games available, the room was clean if a little dated but this just added to the character, the chairs and soffa were very low down so a bit problematic for me to get out of as I have mobility issues but were very comfy. Also on the ground floor a garage housing the washing machine and tumble dryer a nice addition and a ground floor WC and sink. The dinning room had a large table and chairs that could seat 6 comfortably and a large Welsh dresser this had a door leading to the conservatory and the kitchen and the entrance hall so in a good position. The kitchen was large and was well equipped with pots pans cups plates glasses ect there was not one item I needed for the week that I could not find the dishwasher was an added bonus . The conservatory had plenty of furniture and sideboards although the furniture was very dated it was comfortable and a nice place to sit In the morning to read the papers with a nice cup of tea.upstairs were 3 large bedrooms one with a double bed and large built in wardrobe the second with two single beds and a very large built in wardrobe the third was enormous with a double bed a separate door leading to a walk in wardrobe dressing room and another leading to the on suite bathroom with shower sink and wc . The upstairs family bathroom was very large with his and hers sinks and large corner bath which was a firm favourite and a shower
The property was so much more than we were expecting and it was sad when it was time to leave. The location of the property a few minutes walk to the beach made for loverly evening walks with the our labradoodle. A few minutes walk away to the local pub serving nice food and local produced beverages that also allowed our labradoodle was also a nice addition.
A few negatives
After unpacking and settling in we were looking forward to our first meal of our holiday unfortunately we were not able to get the cooker to work, we contacted the out of hours team who I have to say were very helpful and easy to contact but unfortunately were not able to get anyone to come and look at the cooker until the next morning, this was very disappointing we had traveled along way and were ready to eat and relax but instead had to drive around trying to find somewhere to purchase food we could take home that did not need cooking which proved very difficult . The repair man came early the next morning and was able to fix the cooker in time for breakfast I feel things like the cooker working should definitely be part of the pre checks done in between each let
On our final morning we got ready early we had one more full day of holiday to enjoy and had planned a full day of activities, on leaving the property we were unable to lock the property so once again needed to call the repair team once again they were easy to contact but sadly explained that they would be unable to get anyone to the property to fix the door until late afternoon, this was very very disappointing this meant our last day of holiday was spent indoors unable to go out , the gentleman arrived just after 3 and had the door lock fixed in about 20minutes but it was to late for us to do anything as most places shut at 4 so I had a very disappointed family
The house is far more than I expected and the photos do not do it justice
If you requirements are homely then look no further you will not be disappointed

Lovely place for a holiday
Been here twice now, first time with friend and this time with family who all enjoyed the house, its location very near to a beach, the local pub and nowhere is further than an hours drive away.

Grear Large House by the Sea
We were very impressed with this house, we have been coming to the island for many years but first time at the Gate House and would definitely return.
House was very spacious, light with a nice homely feel to it.
With all the downstairs space you were never on top of each other and the size of the kitchen was fantastic!
Lots of nice useful touches, games, books washing lines and pegs etc.
The location is amazing, right by the sea, beach at bottom of the road down some steps.
Hope to stay again soon.

Great location, lovely little place
We had a brilliant two weeks at the Gate House, its such an ideal location with the beach a few hundred yards away for sandcastles and swimming. Then around to Lane end after a short 15 mins walk for rock pooling and the lifeboat pier.
The house itself is traditional in its decor and very typical of Island homes, lots of lovely photos and nick-nacks. The TV was excellent, nice to have such a clear picture at the end of a hot and sandy day and the games consoles would be great for those with older children.
The kitchen was well equipped and when we had an issue with the Toaster it was resolved immediately by Island holiday homes. The little courtyard was big enough for some throwing games and a few water gun fights.
We would definitely want to come back another year, we love the Island and Bembridge and this is the perfect little boat hole.

Great location
The gatehouse is in an ideal location with the beach at the end of the road. Unfortunately the house hadn’t been cleaned when we arrived, but this was quickly sorted and a couple of other maintenance issues were promptly resolved also. We knew from reading reviews before our stay that a hairdryer and oven gloves were not included so make sure you take them with you!
We would agree with other reviewers that the decor is a bit tired, but the house is spacious and makes an ideal base to explore the island. The beds were comfy too!

Very enjoyable stay
A lovely house, more spacious than it looked in the photos. The parking is through an open gate down a lane, which confused us initially and we ended up at the Crab and Lobster. Never mind, that's a great place to know about and we recommend the breakfasts! The gate never seemed to be shut even though the notice on it says it is closed at 9pm.
I think our only quibbles were about some things we expected to be provided and weren't - tea towel, oven gloves and some kind of washing up sponge in the kitchen, and a hairdryer. I took dishwasher tablets. There were cafetieres - so we could have taken proper coffee. Plenty of cutlery and crockery.
Loo seat in the ensuite needs fixing and a towel rail would be a good idea.
Also, no hand soap in the bathrooms was a surprise.
First holiday away with our grandson, so will remember it as a lovely return to the Isle of Wight.

Unsatisfactory
The property is very neglected. The inside area of the conservatory is dirty it's windows are so unclean it's difficult to see through them. There were dead flys on the conservatory window seals
Shower doors in the ensuite do not close properly, the paintwork on the radiators are peeling off . The kitchen is a mish mosh of crockery .Broken window by front door.
Will not return which is a shame as the house location is the best in Bembridge

Ideal house in a great Location ---BUT
The location for the beach, The Crab & Lobster and Bembridge Village cannot be beaten, everything including the coastal path is on your doorstep. The house is well equipped, generally clean - if a little bit musty on entering (had to but an air freshener) and ideal for a family or couple. The kitchen is large, well equipped albeit someone needs to reorganise the draws and cupboards , double bed was very comfortable and location cannot be beaten.
The thing that lets this property down is that it has been neglected. It needs a total redecoration and updating. Paint on the radiators are peeling the conservatory and its furniture need cleaning / updating and the garden needs attention. The property is so well appointed and located it just needs some TLC to bring it back to its greatness.
We would return to this property as a couple largely due to its location and in the hope that next time some redecoration, maintenance etc will have been undertaken. We would recommend the property but with the caviats of its neglect

Do not recommend
Sadly we can not recommend this property at all. Run down and in desperate need of maintenance. Broken window, broken sink in ensuite, paint peeling on radiators, shower split all just in one room. Garden overgrown with broken furniture. Overpriced and not in any way worth the high rental amount.
