This amazing newly decorated apartment is located in a traditional Edinburgh building on a quiet street in the very heart of the city. Edinburgh Castle and Edinburgh International Conference Centre are just a stone’s throw away and all major sights are within walking distance as well as some of the city’s finest restaurants. The flat has 2 bedrooms, a living room with a dining area, a fully equipped kitchen and 2 bathrooms. Sleeps up to 6 guests.

The space
Enjoy perfect tranquility and great comfort in the very centre of Edinburgh in this amazing 2-storey apartment. Spacious, colourful and stylishly decorated, it will be the perfect place for your trip to Edinburgh. The flat has 2 bedrooms, a living room with a dining area, a fully equipped kitchen and 2 bathrooms. The bedrooms and bathrooms are on the ground floor while the living room and kitchen are on the first floor. There are 12-15 stairs inside the property. Sleeps up to 6 guests. Essentials such as linen, towels & Wi-Fi are provided alongside a hairdryer.

LIVING ROOM, DINING & KITCHEN
The spacious living room with a ceiling window has two comfortable leather sofas one of which can be turned into a sofa bed, a coffee table and a large flat screen TV. There is also an elegant dining area that can seat up to 6 guests. The modern open plan kitchen has all the amenities including an induction stove, an oven, a microwave, a fridge, a toaster, a kettle, a french press and a dishwasher.

BEDROOMS & BATHROOM
Each of the two elegant bedrooms has a comfortable double bed, a large cabinet and a flat screen TV. There is a glass shower cabin in each of the bathrooms. Bathroom essentials are provided.

- Strictly no smoking, no parties, no pets
- Dispose of rubbish appropriately
- Keep the property clean and tidy
- Whilst washing up and stripping the beds at check out would be appreciated, it is by no means expected
- Quiet hours are between 10:00 PM and 9:00 AM. Please keep the noise down and respect other neighbours in the building
- Please remember to close all windows and doors when leaving the space
- Careful attention to the keys is extremely important. Guests are responsible for any additional costs resulting from misplaced keys or locksmith call-outs.
To ensure the safety of our current and future guests, we ask all guests to complete our online check-in form and to provide a valid form of identification.

Guests will have full unrestricted access to the property including high speed Virgin Fibre.

Please note - if the sofa bed is used there is an additional fee of £20 for linen. Sofa bed linen is not provided by default so please let us know if it is required.

Host recommendation: The cafe just on the corner below serves lovely breakfast and nice coffee and is open from 7:30am!

Good location- accommodation nice but not luxurious. Only negative- washing machine was not working and e-mail was not answered. We were forced to go and have laundry done, which was a major reason why we booked the flat for the week. Other than that the accessibility was fine and the accommodations clean. However definitely not luxury. On balance we’d stay again if we were satisfied everything would be on working order.

Good Edinburgh Experience
Overall, good location and well tended. A few suggestions: add some washcloths for the bath. More than one kitchen towel, please. Add a few blankets. Update the info on the thermostat in the front bdrm. Recommend restaurants.

Great Location, Good Value
Pros: This flat was an ideal location to walk anywhere downtown, or to easily call an Uber. The price was reasonable, the unit itself was very clean, with no odors, the common area was bright and comfortable for four adults to hang out. The beds and bedding were comfortable, the wifi worked great, we appreciated the hair dryers and floor heat in the hallway/bedrooms. The flat was just down the street from the NHS site where they were giving COVID boosters and distributing lateral flow test kits, which turned out to be very convenient as well. Lots of places to go for food, though sadly, the cafe below was closed the entire 17 days we were there. The instructions from the property manager were good (but could use additional detail on how to use the dryer portion of the washer/dryer). The beds are actually twins that are pushed together, which worked great for us in the second bedroom where we pulled them apart and allowed each adult woman to have their own bed. Not quite "Pros": Nothing that we felt would rise to the level of causing someone to choose to NOT stay here, just minor things that future guests may appreciate knowing ahead of time. The listing tends to oversell the unit a bit - while it was nice and sufficiently comfortable, I wouldn't describe the flat as "elegant" or the kitchen as "fully-equipped" - it has basics (We shared info with the prop mgr separately). It didn't bother us since we ate all our meals out other than using the toaster and microwave. We had four adults and while it technically may be able to sleep 6, the common area really doesn't seat more than 4 comfortably (each couch seats 2). Would not want to make 2 ppl sleep on one couch. The stairs can be noisy, both in the hallway and in the unit, as are the keypads, which may not be ideal for someone with sleeping children. The master bedroom could be surprisingly noisy (street noise) at night but nothing a little white noise app on my phone didn't take care of. The second bedroom was much quieter. The master bath also faces the street with tile and a large uncovered frosted window so the bathroom was always really cold (note: it was December), so bring warm socks. We could not get any heat there so we had to leave the bathroom door open at night to keep it from being freezing, but there is a bright light outside the large window, so also bring eye covers :). We had a wonderful vacation, the unit worked well for us, and we would rent here again. Cheers!

Really great location at the West End and a nice flat that was comfortable and nicely set out. Definitely recommend!

Schöne Wohnung mit kleinen Mängeln
Mit vier erwachsenen Personen ist diese Wohnung an ihre Grenze angekommen. Mit sechs Personen wie in der Beschreibung würde ich dieses Appartement nicht mieten. Possitiv ist die Sauberkeit, die Lage und der Wasserdruck in den Duschen hervorzuheben. Heißes Wasser gab es zur genüge. Was uns missviel war die defekte Heizung in der ensuite Dusche die auch trotz versprechens während unseres Aufenthaltes nicht repariert wurde. Die Temperatur war zeitweise gleich der Außentemperatur von weniger als 5 Grad. Das Versprechen einer ruhigen Lage hat auch nicht wirklich funktioniert. Das eine Schlafzimmer ist direkt über einem Kaffee das morgens um sieben die Musik startet. Das andere Schlafzimmer befindet sich an einer größeren Straße die in der früh auch sehr frequentiert wurde. Die Einglasfenster tun ihres dazu bei. Von der Austattung der Küche waren wir am meisten enttäuscht. Zwei Pfannen, die irgendwann mal neu waren und zwei Töpfe . Der größte Topf fasste eineinhalb Liter. Mit vier Erwachsenen waren also Spagetti nur in Etappen möglich. Eine Bitte um einen größeren Topf und einer neuen Pfanne wurde schlichtweg ignoriert. Fazit : schöne Wohnung die um einiges besser gemacht werden könnte.
