Covid 19 Update Our apartments are now open again and we are ready to welcome our guests back. Spittal Street is ideally located within a few minutes walk of the historic Grassmarket and Princes Street/Gardens. Enjoy the large culturally diverse variety of restaurants in the area or eat in. Our kitchen has everything that you would need and the separate dining room has ample space to sit and relax. There are two double beds and a double sofabed for extra guests. Both bedrooms have TV's along with the dining room. Netflix is also included free of charge. All bedding and towels are supplied along with an iron, ironing table and hairdryer. We even supply a welcome pack with a few things that you may be forgotten to bring!
Entry is anytime after 1pm. Check out is by 10am. All bookings are based on sharing. Early arrival and late check out can be arranged with additional cost will be determined by circumstance. Bookings are based on sharing.

Spacious clean property in a very good location. Just 10 min walk from Royal Mile but very close to local shops, cafes and pubs. Communication from landlord excellent
Easy check in and check out, great communication, nice location, close to several bus lines, nice view of the castle, several stores and restaurants close to flat.
This 2 bedroom flat was the perfect size and ideal distance for our family of 5. It was clean and having a washing machine was a great help in our travels. Highly recommend!
We had just three nights, but the apartment worked well as our home base - 2 couples and a six-year-old. Grocery store nearby allowed us to make use of the kitchen for light breakfasts (coffee, tea & sugar provided.) and the washer and drying rack were very helpful since we packed light. The street and neighborhood are relatively quiet. All in all, perfect for our group.
Amazing apartment, spotless and had extras such as tea, coffee, and shampoo etc. Very close to the Grassmarket, could even see the castle out of the window. My only negative was the stairs which weren’t mentioned before booking. This wouldn’t stop me staying here again but would have been nice to know.
My husband and I, along with our three children (14,12,9) stayed here for four nights as we exlpored Ediburgh. It's a lot of walking and up-hill to the castle (Royal Mile) but you can't beat the location.
Flat offered a warm place to sleep with comfy beds and hot water. It was nothing fancy but just what we needed.
Five nights at this flat. Good communication with Barry. Flat is walkable to many neighborhoods which is an asset. Entryway to building needs a facelift, but the flat is well maintained and comfortable. We would stay here again.

Great Location, with quirks
The location of this flat is fantastic - cannot be beat. It is quiet and easy to reach.
The flat itself is fine. It could be cleaner (e.g., hairs on the ironing board under the bed) and the shower cycled from hot to cold on its own.
Overall, the flat is a good place to stay due to the location.
Super clean like a hotel. really comfortable and well maintained. really good location with a nice little pub right next door that plays live music. Not a good place if you can't do stairs though as there are a couple of narrow flights that are challenging with a suitcase and no lift up. But otherwise we loved our stay there and would definitely book again
We were going to be in Edinburgh for 3 days with no car. This place was close enough to walk from the train station , to the castle, royal mile, old town, new town, Deans Village, Arthur’s seat All of it was in easy reach! There was a full kitchen and a convenience store type market just on opposite side of block.
This apartment is located conveniently in the city center, walking distance to all major attractions, great restaurants and walking distance to both train stations (Haymarket and Waverley). The owners of this apartment run a very organized and professional operation. They were excellent with communication and quickly responsive to questions, needs and or concerns. The beds were comfortable and the apartment had all of the necessary amenities.
It was a good value all around.
Very clean and very nice. Didn’t like being threatened with extra charges about everything. A lot of rules. Great if you like to climb stairs.

Inaccurate/misleading listing & lack of cleanliness detracted from our stay.Positives -Barry was always quick to respond, including arranging repairs to the gas boiler (so we had hot water) on a Sunday.Apartment is within easy walking distance to most POI.The area is nice & quiet with very little street noise.Negatives -Listing inaccuracyParking; there is no On-site parking as listed at the time of our stay (I note this has been updated since our stay). The street parking is a Max. 4 hours during the day, or for Permit Holders (the spaces were full most of the time by Permit Holders) so this is not really a genuine option. The Castle Terrace Carpark is only a few hundred meters away (cost 36GBP/day).Living Area; the Photo Gallery has two separate photos titled "Living Area" as well as other photos of the bedrooms suggesting a separate living area. The reality is that the living area is the sofa bed & low table in one of the bedrooms (I guess if I had studied the photos more closely, I would have worked out that the "Living Area" photos were just close ups of the sofa bed).As four adults travelling around the UK by car for several weeks, onsite parking & living space were important factors in choosing where to stay. To find that neither of these were there was very disappointing.Cleanliness;The entry into the building is quite run down & dark.We had to clean inside the washing machine before using.The bathroom had several areas of mould & an unpleasant odour.
