If the only noise you like to hear as you go to sleep at night is the waves washing up on the shore, this is the place for you.
Our house looks out into the bush covered dunes. Total area is 152 square metres plus garage space for two cars.
There are no roads between us and beautiful Broulee beach which is accessed by a short, sandy track.
Birds frequently seen from our balcony include the spectacular King Parrots, Crimson Rosellas, Rainbow Lorikeets, pink and grey Galahs, Black Cockatoos, Yellow Crested Cockatoos, Gang Gang parrots, Kookaburras, Wattle Birds, Wrens, Silver Eyes, the occasional Satin Bower Bird and Sea Eagles far overhead. There are also a range of sea birds on the beach and surrounding rocks.
The top floor is the living area. The ceiling rises to the front, with a wall of glass 3.5 metres (nearly 12 feet) high to take advantage of the view. The living area has comfortable leather lounges, widescreen smart TV, wifi, DVD player and a small hi fi unit. There is a modern kitchen with all conveniences including microwave, oven, hotplates, refrigerator, dishwasher etc. A balcony off the kitchen looks over the landscaped courtyard below, exclusive to our townhouse. There is a dining area next to the kitchen with a table that will seat up to eight people.
The bedroom level comprises three bedrooms and two bathrooms. The main bedroom has a Queen bed, with a walk in wardrobe leading to a luxurious bathroom comprising spa bath, twin vanities, separate shower and separate toilet. There is a balcony off this bedroom which looks out into the tree covered (mainly native Banksias) sand dunes. One of the other bedrooms also has a double bed and the third bedroom a bunk with double bed on bottom and single bed on top. The second bathroom has shower, toilet and basin. The laundry has a washing machine, dryer and tub. There is internal access from garage with two car spaces.
We ask people not to smoke in the house, but there are 3 balconies and a large courtyard garden all suitable for smokers.
Please note that the body corporate doesn't allow pets. Sheets and towels provided.
Our Neighbourhood
Broulee is surrounded by beautiful, natural beaches. There are crystal clear swimming areas and surfing spots and good fishing from the rocks and beach. The beach we look out on is around 5 kilometres long and is completely undeveloped. Deep sea fishing charters are available from surrounding towns including Batemans Bay and Moruya.
A few kms away is the wonderful Mogo zoo with attractions which include White Lions, Snow Leopards and Sumatran Tigers.
Adjoining the headland is an island (nature reserve) which can be reached by a permanent sand spit and takes around an hour to walk around. With luck, you can see some wallabies if you climb to the top of the island.
Nearby facilities include a general store, hamburger/pizza cafe, petrol station, newsagent, chemist, surf shop and tennis courts.
The larger towns of Batemans Bay and Moruya with all facilities including supermarkets, restaurants, cinemas etc are about 15 minutes away by car or bus. The nearest international airport is Sydney, around four hours by car. The local commuter airport (Moruya), is five kilometres away. Every Saturday mornings there are markets on the river at Moruya where you can buy local produce.
While Broulee has just the one fast food outlet, within 10-20 minutes drive there are a wide range of cafes, restaurants, and clubs providing everything from cheap and cheerful fish and chips to the very best modern Australian food.
There are tennis courts in walking distance and numerous golf courses open to the public within 15-30 minutes drive.
Broulee is four hours drive south of Sydney or 45 minutes by plane, and two hours from Canberra via the traditional Australian country towns of Bungendore and Braidwood.

Our townhouse is perfect for anyone who is looking for a beach holiday in a great climate away from the crowds. Broulee is in one of Australia's most beautiful natural beach areas. It is a laid back Australian sea side village with wonderful beaches, swimming, fishing and beach walks. Short and long walks are also well marked in nearby national parks and nature reserves.
The beautiful environment has attracted a community of painters, sculptors, craftspeople and photographers, and galleries and private studios can be found throughout the whole area.
Broulee has a fairly mild climate, but it can get cool during winter with average temperatures in winter of 5-18 degrees C . The best time of the year for a beach holiday is October to May.

Such a fabulous spot! Stayed on a rainy March weekend. Loved the townhouse, loved the location! So close to beach and walking distance to shops and surf club. Comfortably accommodated six adults. Great communication with host. Would stay again!
House is well equipped although a bit dated. Unfortunately no BBQ.Great location and owner was very easy and prompt to communicate with..Overall, good value for money.

Lovely location
Older, 3 storey apartment within easy walking distance to the beach. Wonderful bushland out front. Kitchen was well provisioned. There were some maintenance/ age issues raised with owner. Seemed dusty, not great for my allergies.

The townhouse was finished in 1990. The style was advanced at the time and has held up well as can be seen in the photos on the Stayz site. It is a family beach house, rented to offset costs, not a commercial hotel.
The cleaner is conscientious and I am always happy to pay her extra to maintain the cleanliness of the property. I have drawn her attention to the guest's comments about the property "seeming dusty", but no one else has made similar comments.
Spacious accommodation close to everything that Broulee and surrounds has to offer. Short walk to the beach. Very comfortable house and easy communication with host Wayne. Highly recommended.
We enjoyed a very relaxing stay, ‘the Dunes’ is perfectly positioned for privacy, easy access to the beach and sounds of the surf. The dwelling was well presented, very clean and the kitchen had everything required. We loved our stay and would hope to return one day.
Great to be so close to the beach and to have a pretty walkway from the accommodation to the sand. Accommodation is comfortable and pleasant, with enjoyable bird sounds coming from the adjacent bush. Security box with key worked really well for our trip.
Spacious, clean and comfortable townhouse. The only disturbance is the noise of the surf and all the birds feeding in the nearby banksias. Short bush walk to the deserted and lengthy beach. Very well equipped kitchen and comfortable bed. Delightful.

I slept so very peacefully, may have also been being able to hear waves from the bedroom:) Broulee beach is on doorstep & Barlings a 4 minute drive away & also gorgeous. Clean, well equipped, in an incredible position so you can sleep listening to the ocean, and during the day watch the birds in the trees that are level with the balcony. Furniture is plain, accurately shown in the photos and comfortable. Really well equipped kitchen and we would definitely stay again.
It was a lovely property in a great location. The 4 sets of stairs were a bit difficult for my 80 year old friend but she coped. Most people would not find them a problem. We enjoyed the top balcony overlooking the coastal shrubbery and the different birds. It was also lovely to hear the waves at night.

Toilet is very slightly loose at the base, has been that way for 34 years when we bought the house and is perfectly.stable. But thanks for for drawing it to my attention.
A coffee machine.is worth considering. There are coffee plungers the house.
Like everything at the moment holiday accommodation prices have gone up to ridiculous levels especially in places like the South Coast. This private townhouse at Broulee is an outstanding quality listing that is amazing value. Wayne the owner is a real gentleman always ready to answer questions comprehensively.
It is a real treat to walk out the door along the short path to a beautiful beach where all we ran into were local surfers.
So many features to list. For us being able to lock our car safely downstairs and walk up the internal staircase was convenient. Lovely coastal bush surrounds around the townhouse and total privacy from neighbours. A deck outside the main bedroom plus another off the living area are luxury features. All day the non stop chatter a d calls of the local birds mixed with the sounds of surf will blow any cobwebs in your mind away. The windows and doors are all meshed and a gorgeous big spa off the main bedroom. Very secure and safe environment. It's such a roomy house we were pleasantly surprised at the extra bathroom, beds etc. For two of us in our later years there was plenty of room to dump out bags and enjoy our own bathroom twin basins.
Great being able to access tv channels and even a washer and dryer should you need it.
Beautifully clean but if I was to choose the best thing about Wayne's house it's probably the location with a minutes walk to the beach and set in amongst coastal bush and birds, all this away from the beach crowds.
