Step inside to an expansive open-plan living area where natural timbers and a striking circular fireplace create a warm, inviting atmosphere. This main lounge features comfortable seating and a Smart TVperfect for relaxing after a day exploring. Down a few steps, a second sunken mezzanine lounge adjoins the bedroom wing. This cosy space offers another Smart TV, along with a DVD player and a curated collection of films, making it a great retreat for kids or a quiet movie night.
The large dining area comfortably seats a group and flows into a fully equipped kitchen, complete with a gas cooktop, oven, microwave, fridge, and dishwasherideal for cooking and entertaining with ease.
The retreat features four generously sized bedrooms and a total of nine beds, comfortably sleeping up to 12 guests (maximum 10 adults). The master bedroom includes a queen bed and private ensuite, while the other rooms offer a mix of double and single beds to suit families or groups. There are 2.5 bathrooms, including walk-in showers, a full-sized bath, and a separate toilet for added convenience.

ACCESSIBILITY LAYOUT Ground Level: Off-street undercover parking in the carport. First Floor: Secondary lounge, Bedrooms 14, main bathroom (Bathroom 1), ensuite (Bathroom 2), and access to the back deck and outdoor firepit. Second Floor: Entry via the front deck with elevated bushland views, main lounge with circular fireplace, open-plan dining and kitchen, Bathroom 3, and laundry.
FEES The base tariff includes 6 people, with extra guests charged an additional fee per person, per night. Electric car charging is $20 per use, payable separately after booking.
ELECTRIC CAR CHARGING FEE Please advise if you intend to use the house electricity for charging your electric car. There is a fee of $20 per charge, which is charged separately. Kindly inform us of the number of times you plan to charge your car during your stay. There is no dedicated EV port at the property. Guests will need to bring their own extension lead and EV-compatible charging cable to connect to the propertys electricity supply.
CLEANING FEE The cleaning fee reflects the actual cost of professional cleaning and linen hire for each booking.
FIREWOOD SEASON 1st May - 30th September. A starter pack of firewood, kindling, firelighters, and matches is provided for your first night during firewood season. More firewood and supplies can be purchased locally from petrol stations.
TELEVISION Please note that poor weather conditions may affect live free-to-air channels. We cannot guarantee a consistent television signal. On-demand channels and streaming apps are available through the Smart TV using your accounts.
9PM OUTDOOR NOISE RESTRICTION CURFEW For the comfort of our neighbours, please adhere to a noise curfew from 9pm to 8am in all outdoor areas. We appreciate your cooperation in maintaining a quiet environment during these hours.
IN-HOUSE GUESTS ONLY This property is exclusively for registered guests. It cannot be used for gatherings or events, and no additional visitors are allowed without permission.
NO PARTY OR NOISE DISRUPTION POLICY We enforce a strict no-party and no-noise disruption policy. As this is a quiet residential area, any breach will result in immediate eviction without a refund.
PAYMENT POLICY Deposit: A minimum 50% deposit is required to confirm bookings made more than 30 days before the arrival date. Balance Security Bond: The remaining balance and the refundable security bond must be paid 30 days before the arrival date. Full Payment: For bookings made within 30 days of the arrival date, full payment and the refundable security bond are required at the time of booking. Transaction Fee: A non-refundable 2.9% Stripe transaction fee applies to all payments, including the bond. Statement: Payments will appear as ACCOMMODATE BLUE MOUNT LENNOX HEAD on your bank statement. Agreement: By making payments, you agree to our terms and conditions. Bond Refund: Bond refunds are processed 7 business days after check-out and may take 5-10 days to appear in your bank account.
CANCELLATION POLICY Standard Cancellations: Cancellations made within 30 days before arrival are non-refundable. Cancellations made 31 days or more before arrival incur a non-refundable AU$5.00 channel manager fee. Date Transfers: Changes to booking dates are not permitted within 30 days of the arrival date. Event Cancellations: Accommodated is not responsible for the cancellation of events, functions, or activities, which are subject to our standard cancellation policy. COVID-19 Lockdown: If travel is prohibited due to a COVID-19 lockdown, bookings can be transferred up to one year in advance with one free date change.

All round great stay!
Everything was perfect! We had 6 adults and 4 kids and it was such a big open space for them to play - so close to everything and the view was amazing. We will defiantly be back

Fantastic property
Hello Eric, We truly enjoyed our stay at your lovely home. It exceeded our expectation. We had 12 years old little girl from China, she absolutely loved your home. The central heating was a great comfort for us and we enjoyed the log fire in the evening. Well done!!!

Very Relaxing
Stayed with 2 families and it was very enjoyable. A very convenient location with great views out towards the escartment. The fireplace was great and combined with the ducted heating was very toasty. The place was very clean and well organised and the kids loved the books and board games they found. The beds were all very comfy.
Some small recommendations:
- access to a vacuum would have been useful as with 4 kids staying, it would have assisted to keep the place clean.
- a queen bed in the 2nd room (instead of a double) would make it perfect for 2 families.
Overall it was a fantastic stay and we will definitely look to return next year.

Overall we had a good stay there were a few small matters that would have been better. The oven didn't work and weren't advised prior to arrival, BBQ rusty plates couldn't use. A few other small things uncomfortable bed, fan not working. However lovely lushious towels, views were lovely - just need more chairs for balcony. Home was a pleasant stay and a lovely spot to unwind.

Amazing and perfect place for a holdiday
The place is amazing. outside it looks simple but when I opened the door my whole family and me are amazed how this place looked. my heart melted when I got inside straight away I felt so comfortable and relaxed everyone got the vibes and everyone loved their own rooms clean and perfect for family and friends. They provided kitchen utensils which is great and other house stuff that's made everyone felt at home. Best part is the balcony oh my at night everyone just laid outside and looked at the stars its sooo perfect I will surely come back for another holiday stay. 20 mins walk going to bus station is a trek but worth is coz beside the bus stop is Katoomba falls which is great gave us a great time.

We had a wonderful stay here. The kitchen was well equipped, the home was very clean and the bed configuration was perfect for groups of friends with kids to stay together. And the views were amazing!
Perfect place to base for a holiday exploring everything the Blue Mountains has to offer. Super spacious, gorgeous views, easy access to sites and walks, very comfy beds. I definitely recommend Treetops Retreat
All around amazing. Veranda is large, safe for toddlers, and showcases an amazing view, sunrise, and sunset. The kitchen is well accessorised making meals a pleasure. There is a fireplace making cold mornings and afternoons incredibly cozy. Unlike some accomodations they provided a high chair, travel cot, more than enough tea towels, garbage bags, and toilet paper. I was thrilled to arrive, sad to leave, and had a most peaceful and pleasurable experience. Highly recommend.
Amazing house for families, young kids, or large groups. Large safe balcony with an incredible view, sunrise and sunset. Very large house, indoor fireplace and outdoor fire pit. There is heating and cooling available. A high chair, travel cot, and even a cupboard full of toys. The kitchen is well accessorised making cooking a pleasure. Short drive to town. Pleasurable, peaceful....highly recommend.

The property was everything I was looking for and suited our family needs perfectly. Plently of space and a short drive from the attractions and walks. Clean and tidy.
A great place to get away for a week or weekend. The house is well kept and feels inviting the moment you come in the door. For a spacious place, it feels cosy and comfortable. The view from the balcony was great too!
This was our second stay at Treetops and we’ll be back in 2020.
House is super clean! Kitchen stocked with all essentials to make a brekky on stove, oven trays avail to use the oven.
Beds are comfy and spare. Landers are readily available.
Two TVs allowed us to chill with a movie on the lounge and also watch movie on upstairs tv while crafting at the dining table.
The owner Eric is so lovely! I’ve actually met him as last year I left my Apple Watch in the bathroom.. I called him and he told me he’d licked it away. We organized a meeting point for me to collect it from him at later date. What honesty!!
There is Katoomba Marketplace only 5 mins drive away with Big W, Woolworths and ALDI available.
We don’t want to leave but will be back in 2020!

Lovely comfortable and great family home, close to the Hydro where we enjoyed a delicious high tea, horse riding at Blackheath and shopping in Leura
Unfortunately it isn’t as clean as it should be, l had to clean the bath tub before we used it, and when l opened a chest for an extra pillow there was a stale biscuit!!
I suspect the sheets in one of the bedrooms had not been changed so we didn’t use that room. The kitchen is well stocked with cooking utensils but effective cleaning is required!
Eric is great, access was easy and internet was good!
