Summary: Mutts, Mountainbikes and Mudpools is a character 4-bedroom bungalow plus sleep-out, situated in a popular and central suburb of Rotorua. The house is a bit rough around the edges but its central location makes it a great base when coming to Rotorua to explore the attractions or get out into the forest and ride the trails. The house is pet friendly so you can bring your pet along for your getaway also.
The Space: The house is older with some quirks, so this is a great budget option for those wanting to stay with lots of guests and their pets in a great central location. It has an open plan Kitchen / Dining / Living area with three double rooms and a bunk room. Heating is provided by a heat pump in the lounge and sleep out plus a gas fire in the living room
The sleep out is a studio style set up with a queen bed, a set of single bunk beds and a lounge suite. The sleep out has its own toilet and shower and separate heat pump / air con unit. It's pretty basic out there but a great extra space to have :-)
Wifi available in both the main home and sleep out.
Plenty of on site parking, room for a small boat and cars. You will have a double garage with separate bike storage and a bike workshop area at the rear.

The Neighborhood: Enjoy the convenience of being just a 5-minute walk from local shops. You'll find a dairy/convenience store for your daily needs, a fantastic fish and chip shop for a classic meal, a cozy café for your morning coffee, a boutique bakery for fresh treats, an organic whole food store for healthy options, and a Chinese takeaway for a quick and delicious dinner.
Getting Around: The house is conveniently located for easy access to local attractions and transportation. The Redwoods Mountain Bike Trail (Long Mile entrance) is easily accessible by bike via Fenton Park. It's a quick 5-minute drive to the Waipa Mill Redwoods entrance and BMX track. Public bus routes are available nearby for convenient travel around Rotorua. The Rotorua CBD is a short drive away, and you'll find easy access to Blue Lake, Lake Okareka, and Lake Tarawera.

Older property. Pretty well equipped. Beds clean and fresh. Windows needed some cleaning and maintenance, bit drafty and damp. Good location. Overall enjoyed our stay and great communication with host.
We had a great stay with our 3 children and 2 children. We found the property very comfortable and the dogs loved having a secure large yard to play in. There were a few minor things that we noticed were needing attention/ repair- eg loose sink fittings
But we notified the property manager so hopefully these will be fixed.

Definitely not a 4 star! The inside needs a good paint and clean. A new toilet would help, as the current one does not function properly. The lounge/dining area is a great space for large groups.

Extremely poor condition property
Extremely disappointment with the condition of the property, holes in walls, dirty décor, property was extremely run down.
We had booked as a treat to spend time with family that were over from UK. The condition of the property was embarrassing and no-on wanted to stay upon arrival. I would not recommend the property to anyone and am disappointed that Bookabach offer such accomodation.
Home was comfortable, roomy and perfect for us (a family of 7). Great functioning kitchen. Also, a massive sleepout with its own bathroom & kitchenette. (Which we didn't use). It was close to town (not really walking distance), in a good area. Only negative was no lighting in the back yard.....when you arrive in the dark, looking for a lockbox that you don't really know where it is; is a little challenging when you've got tired children and no lights. All in all a wonderful place to stay.
The house was tidy, mainly clean as could be, as is an old house. Very comfortable, beds, looked newish, great bath, didn't need to use shower. Plenty of beds for big group/family, plus sleep out, we had no use for. Everything supplied that would need, though electric blankets would have been good, as was cold. Lovely garden surrounds and being dog friendly was what we wanted.
A little rough around the edges, but comfortable. Toilet cistern didn't flush properly, not totally clean kitchen but otherwise spacious, beds and linen clean & comfy, overall happy home.
